Extract fan cleaning in Minley
Duct Doctor has been cleaning kitchen extract fans since 2009. As a BESCA Vent Hygiene Elite member, we clean to BESA TR19® Grease, and we are fully insured, with CHAS, SafeContractor and ISO 9001. Common call-outs are for fat spreading onto the roof or wall by the fan and a fan that has never been cleaned, on discharge points, axial fans and centrifugal fans.
Somewhere as small as Minley, commercial kitchens are few: perhaps a pub, a school or care home kitchen, or a hall used for events. Every one of them still needs its extract kept clear of grease.
The report is your system’s health record: a dated account with pictures of everything we did. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal and sits alongside the report.

What we do, step by step
Everything the job needs comes with us, including protection sheets, the right tools and access kit. All we need from you is clear access and the right equipment switched off. On site, the work takes an hour or two for most single fans. In a small place like Minley, the journey is planned ahead and the visit arranged around the site’s hours.
- Diagnosis first: we look for grease, noise and vibration.
- With the fan isolated, the housing is opened.
- Each blade is cleaned so the impeller runs evenly.
- We clean the casing, the outlet and around the motor.
- The fan goes back into service with a report on its condition.
Preparing for the visit
- Tell us the best time to work, such as after service or at a weekend
- Plan for cooking equipment or plant to be off before we arrive
- Mention any sign-in, permit or induction we need
Getting a quote
Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Tell us what kind of site it is and when it’s open, and we can price many jobs without a visit.
Advice
Part by part
Impellers and blades
Grease on the leading edges of the blades cuts the fan’s efficiency. We clean each blade back to its surface, so the fan can run as intended.
Wall fans
A wall fan pushes the air straight outside. We isolate it, then clean the blades and housing.

How we price extract fan cleaning
The survey tells us what the work involves. We look at:
- The scale of the work
- Access, including roofs, risers and ceiling voids
- One-off work versus a regular cycle
- Working hours and out-of-hours timing
The cost depends on how big the system is, the condition it’s in and access to every part of it. We give you a fixed price before any work starts, so you know where you stand.
Asking for a quote
When you contact us, these details help:
- The site address and the type of premises
- When the site is open and when it’s quiet
- Any symptoms, from odd noises to smells or leaks
- The paperwork from the last visit, if you have it
Here’s what helps us quote: the address, the type of site and when it’s open, a few pictures and any previous report or certificate. Once you have those, give us a ring on 0345 646 2711 or use the quote form.
Minley questions
Can you come to Minley after we close?
Yes. We work evenings, overnight and at weekends. The work in Minley can fit around your hours. When you call us on 0345 646 2711 or email us, mention when the site is quiet.
Will you come out to Minley?
Yes. Minley is within the area we cover across London and the South East. A survey first, from pictures or a visit, means we arrive with the right kit.
Is the fan isolated during cleaning?
We always isolate the fan first, so it cannot run during the clean. That means the extract is off, so we clean while the kitchen is closed.
Will I get pictures of the cleaned fan?
Every clean has a photo report, along with notes on the fan’s condition. For a full TR19 clean, you also get a certificate through the BESCA Vent Hygiene Elite portal.
Do you offer emergency callouts?
Yes. There’s a 24/7 emergency line for anything that can’t wait until a planned visit. Call us any time and explain what’s happened.
What is TR19?
TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
How often should the extract fan be cleaned?
The fan follows the full system’s interval at BESA’s minimum intervals for your cooking hours. Readings may show it needs cleaning more often.
How far ahead should we book?
The more notice, the better, particularly for night and weekend visits. We normally quote within one working day, and emergencies are covered by our 24/7 line.
Honest limits
Before you book, it helps to know what’s not included:
- Grease in the canopy and ductwork
- A cracked or broken impeller (it needs replacing)
- A fan that was never right for the kitchen
Not sure which it is? You can phone us on 0345 646 2711, or email photos and we’ll tell you honestly.
Parts of the system we cover
- Roof-mounted fans
- In-line fans
- Centrifugal fans
- Discharge points
- Fan housings
- Axial fans
Do you need extract fan cleaning in Minley?
Poor filters mean a greasier fan. When filters do not seal, grease goes straight through to the fan, so the fan takes far more than it should.
Look out for these warning signs:
- Rough running from the extract fan
- Weak extraction at the canopy
- A fan coated in grease inside its housing
- Vibration from an unbalanced impeller
Where a hall near Church of St Andrew, or anywhere in Minley, hosts lunch clubs or events, its extract gathers grease just as a café’s does.
Before you book anyone
- Proof of accreditation you can verify
- Whether the price is fixed
- How they set the interval to the next visit
- Whether VAT is included
Aftercare tips
To keep the system working properly between visits:
- Notice when the fan starts to sound different
- Keep the grease filters clean and in place
- Flag smoke lingering at the canopy
- Make sure the fan is included each time
Once it’s clean, the fan is closed up and run to check it’s working smoothly. Anything we notice, like noise, vibration or a worn part, goes on the report, so you can plan any repair.
Fewer grease particles reaching the fan means less build-up. Clean, well-seated filters are the fan’s first protection, and replace any that are damaged.

From a single site to a large estate, you get the same standard: the system surveyed, the price fixed, the visit fitted around trading and everything written up afterwards.
Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We can quote either party, and the report can go to both.
