For landlords and multi-site operators

For anyone managing more than one site, we can plan visits across the whole estate and price them together. Every building has its own written report, so each one has its own record.

Multi-site operators often want one contractor and one number. We cover South East England and London, so visits at different addresses can be planned together and kept on a regular cycle.

How we handle extract fan cleaning in Kirby-le-Soken

Duct Doctor has been cleaning kitchen extract fans since 2009. As a BESCA Vent Hygiene Elite member, we clean to BESA TR19® Grease, and we are fully insured, with CHAS, SafeContractor and ISO 9001. Common call-outs are for vibration from an unbalanced impeller and grease stains around the discharge, on in-line fans, roof-mounted fans and discharge points.

Rural kitchens often have long, low duct runs through a roof space or along an outside wall, and those horizontal sections are where grease settles. Access, parking and timings are agreed before the day.

Nothing is signed off by word of mouth: a written report, dated and illustrated with pictures, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. It shows what was done and what, if anything, couldn’t be reached.

What a clean will not put right

To be straight with you, there are a few things this work won’t fix:

  • A dirty duct upstream of the fan
  • A fan that’s too small for the system (a design question)
  • A fan that won’t start

Not sure which it is? You can phone us on 0345 646 2711 or send us an email and we’ll tell you honestly before booking.

Where we work

  • Axial fans
  • Discharge points
  • Centrifugal fans
  • In-line fans
  • Fan housings
  • Roof-mounted fans

Common questions in Kirby-le-Soken

Does the sea air around Kirby-le-Soken make a difference to extract fan cleaning?

It can. Salt air reaches Kirby-le-Soken, which is within about 2 miles of the coast, and it speeds up rust. Rooftop fans, discharge cowls and fixings are checked for corrosion as well as grease.

Who is the fire and rescue service for Kirby-le-Soken?

It’s Essex County Fire and Rescue Service, which covers Kirby-le-Soken. If a fire safety officer visits a commercial kitchen, they may ask about the fire risk assessment and how the extract is kept clean.

Is it safe to clean the fan while the kitchen is open?

The fan is isolated before we open it, so it can’t run during the clean. With the extract off, the kitchen cannot cook, so we work out of hours.

Are you accredited?

BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001. We’re fully insured and have been trading since 2009.

Can you clean the fan on its own?

Yes. The report will make clear that only the fan was cleaned, so your TR19 records stay accurate. The full system still needs its regular TR19 clean.

Is Kirby-le-Soken in your area?

Yes. We work across Greater London, Surrey, Kent, Sussex, Hampshire, the Isle of Wight, Berkshire, Buckinghamshire, Oxfordshire, Hertfordshire and Essex, and that includes Kirby-le-Soken.

How much notice do you need?

That depends on the slot you want and the size of the job. Tell us your preferred dates when you ask for a quote, and if it’s an emergency, call us any time.

What do you need from me for a quote?

Where the site is, what it is and when it’s open, along with a few pictures and any previous report.

Do you need extract fan cleaning in Kirby-le-Soken?

The cooler the air, the more grease drops out, and on a roof or outside wall the fan can be in some of the coolest air in the system. So grease often settles heavily there.

Keep an eye out for these warning signs:

  • A noisy fan that has got louder over time
  • A fan motor running hot under a coat of grease
  • Burning smells from the fan area
  • Weak extraction at the canopy

A hall kitchen that only cooks for events, whether near Church of St Michael or elsewhere in Kirby-le-Soken, still needs its extract cleaned, just less often.

What to look for in a quote

  • Exactly which parts of the system are covered
  • Whether the figure could change on the day
  • How areas they can’t reach will be recorded
  • Whether they’re fully insured

Our hiring checklist

Leave it or put it right?

A fan that sounds rough in Kirby-le-Soken is often telling you the extract needs a clean. Grease on the fan means grease in the duct before it, so it’s worth checking the whole system. Equipment tucked in a roof space or outbuilding near Kirby-le-Soken rarely gets looked at unless someone books it.

Combining work into one visit or one programme often makes better use of the time. Tell us about everything you’d like looked at and we’ll price it together.

What happens on the day

We turn up at the time agreed with you, which is often after service, overnight or at a weekend. Anything that needs to be off for the work is switched off and left to cool before any work starts, and floors and nearby surfaces are sheeted. The work itself takes an hour or two for most single fans. Somewhere as small as Kirby-le-Soken, the date and timings are agreed with you well before the day.

  1. First we check the fan’s condition and how it sounds.
  2. Once isolated, we open the fan up.
  3. The impeller is cleaned blade by blade so it runs balanced.
  4. We clean the casing, the outlet and around the motor.
  5. The fan goes back into service with a report on its condition.

Preparing for the visit

  • Make sure someone can let us in and lock up afterwards
  • Tell us about site rules, permits or sign-in
  • Clear the space around the work

Ask for a quote

For a fixed quote, call 0345 646 2711 or email us and tell us the type of site, your opening hours and roughly what the system looks like. A few photos and your last certificate or report help a lot. You will usually have a quote within one working day.

Looking after it afterwards

So the system stays in good health:

  • Report rattles or humming early
  • Keep access to the fan clear
  • Tell us if the extract feels weaker
  • File the fan’s report with your other records

If the fan needs more than a clean, we will say so plainly. We also repair and replace extract fans, so you have one point of contact.

A change in how the fan sounds is worth noting. New noise or vibration often means grease is building on the impeller, and catching it early keeps it a cleaning job.

What the work involves, part by part

Inline duct fans

Hidden in a ceiling void, an inline fan is easily missed. The survey makes sure it’s part of the clean.

Roof-mounted fans

On a roof, the air is cooler and grease drops out faster. The impeller and housing are scraped and degreased.

Kirby-le-Soken is within about 2 miles of the coast. Salt air speeds up corrosion of roof-level fans, discharge cowls and their fixings. Breakfasts, bar meals and functions all put grease into the extract wherever they’re cooked. The fire and rescue service for Kirby-le-Soken is Essex County Fire and Rescue Service.
