Honest limits
Not every problem is solved by extract fan cleaning, and we will tell you before work begins. It won’t put right:
- A fan that won’t start
- Wiring faults to the fan
- Grease in the duct and canopy before the fan (those need a full TR19 clean)
Not sure which it is? You can call us on 0345 646 2711 or use the quote form and we will tell you honestly.

About our extract fan cleaning in Buxted
The fan is cleaned as part of every full TR19® Grease clean, but a fan can also need attention on its own, for example when it’s noisy or vibrating. Where only the fan is cleaned, the report says so. The work covers axial fans, centrifugal fans and roof-mounted fans, and the jobs we see most are hot, greasy smells near the fan and grease stains around the discharge.
Rural kitchens often have long, low duct runs through a roof space or along an outside wall, where grease settles in the flat sections. We agree access and timings in advance.
The paperwork matters as much as the work. Each visit is written up with pictures, listing what was done, anything we couldn’t reach and when the next visit is due. Keep it with your fire safety records so it’s to hand when an insurer or inspector asks.

Part by part
Roof-mounted fans
Roof fans sit at the top of the riser. They’re cleaned where safe access allows, and anything we can’t reach is recorded.
Kitchens with long cooking hours
Long cooking hours mean more grease reaches the fan. Under BESA guidance, heavy use means cleaning at least every 3 months, fan included.
Kitchen extracts in Buxted
Buxted sits within the area of East Sussex Fire and Rescue Service. Grease in a kitchen extract is a recognised fire risk, and the fire authority enforces the law on managing it in most commercial premises. Buxted is about 36 miles from central London, well within the area we cover across London and the South East. The visit is fixed around your opening hours, not ours.
If you run a café or takeaway near Buxted station, early starts and late finishes leave little time to clean, so overnight extract cleaning suits. For schools such as Buxted CofE Primary School, kitchen extract cleaning is usually booked for the holidays, when the canteen is closed. Healthcare kitchens can’t easily close, so their extracts are cleaned overnight or between meal services; the nearest hospital to Buxted is Uckfield Community Hospital, about 2.3 miles south-west.

Multi-site and managed buildings
Records are where multi-site compliance often slips. Each visit ends with a dated report and photos, ready to show insurers, fire officers or EHOs.
The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. With shared responsibility, good records help everyone.
What happens on the day
Protection comes first: floors, worktops and anything near the work are covered. After that, the system is made safe and the work begins. The work on site takes a few hours where there are several fans or heavy deposits, and we clear up before we go. Somewhere as small as Buxted, the date and timings are agreed with you well before the day.
- Diagnosis first: we look for grease, noise and vibration.
- With the fan isolated, the housing is opened.
- The impeller is cleaned blade by blade so it runs balanced.
- Housing, outlet and the area around the motor are cleaned.
- The fan goes back into service with a report on its condition.
Preparing for the visit
- Clear loose items from the work area
- Mention any locked doors, roof access or ceiling voids
- Tell us where we can park and unload
How to get a quote
Getting a quote does not take long. Call or email with a few details and you’ll typically have a fixed price within one working day. If we need to see the system first, we book a survey around your hours.

Aftercare tips
Once we have finished, these simple steps help:
- Report grease escaping from the fan
- Keep each photo report with the maintenance log
- Tell us if the extract feels weaker
- Keep the grease filters clean and in place
The area around the fan is left clean, with waste grease removed. On a roof or outside wall, we leave the surrounding area tidy.
Stick to the interval for the full extract. Regular full cleans keep the fan from building up heavy deposits, in line with BESA guidance.
What affects the cost of extract fan cleaning
Sites vary more than people expect. What affects the quote:
- The condition we find in the survey
- How many systems or sites are involved
- Whether it’s a one-off visit or part of a schedule
- The size of the system
Leaving it longer rarely makes the work cheaper. Build-up, wear and faults tend to get worse, not better, which can make the next visit longer. If you’re unsure, give us a ring on 0345 646 2711, or email photos and we will give you an honest view and a fixed quote.
What we need to know
To speed up the quote, please include:
- Where the site is and what kind of site it is
- Any symptoms, from odd noises to smells or leaks
- Your opening hours and when the area is out of use
- A few general shots of the system
Need a price for extract fan cleaning? Please call us on 0345 646 2711, or email photos and tell us about the site. We will talk you through the work and give you a fixed quote before you commit to anything.
What staff can safely do
Staff cleaning and specialist work are not the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.
Good housekeeping makes our visits easier, not unnecessary. Clean filters and tidy surfaces slow the build-up, but the parts you cannot see still need a specialist at the right interval.
Questions from Buxted
Will you come out to Buxted?
Yes, Buxted is part of our area, however small the site. The journey is planned ahead, so a few details about the route help.
Can you work in Buxted outside opening hours?
Yes. We work evenings, overnight and at weekends. Your customers, staff or residents in Buxted needn’t be disturbed. Let us know the hours you are closed and we will book within them.
What’s TR19?
It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It covers how systems are inspected, cleaned and checked, and it takes a risk-based approach.
How much notice should we give?
It depends on the time you need and how big the job is. Tell us your preferred dates when you ask for a quote, and for anything urgent, ring our 24/7 emergency line.
Do you provide a report after cleaning the fan?
Every clean has a photo report, along with notes on the fan’s condition. For a full TR19 clean, you also get a certificate through the BESCA Vent Hygiene Elite portal.
What about areas you can’t get to?
We record them on the report, with pictures where possible, and we tell you what would make it reachable, such as extra access panels in ductwork.
Should the extract fan be cleaned as part of TR19?
Yes, a full TR19 clean includes the fan. If a fan can’t be reached, the report says so, so the record is accurate.
Will we have to shut during the visit?
Not normally. We work when the area is out of use, such as evenings, overnight, early mornings or weekends, so you keep your normal hours.
