For landlords and multi-site operators
Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We can quote either party, and the report can go to both.
We also work for facilities teams across offices, schools and healthcare in Sandown and across the Isle of Wight. Work can be phased by floor, building or site to keep disruption down.
Ductwork cleaning in Sandown
The ductwork is where an extract clean is won or lost. Without enough access panels, long stretches can go years without being touched. Each section we can reach is cleaned, and any we cannot is written down, so you know exactly where you stand. Typical jobs include a grease test showing the duct is overdue and a duct clean needed for an insurer, on attenuators, horizontal duct runs and multi-storey ducts.
For a smaller kitchen near Sandown, a TR19® clean is the same job as anywhere: canopy, filters, plenum, duct, fan and discharge. The visit is booked around your opening hours, and the journey is planned ahead.
For insurers and inspectors, the record counts. So every job comes with a written report and photos, plus a TR19® certificate through the BESCA VHE portal where the work is a TR19® Grease clean.

It’s worth knowing the limits before booking:

- Undersized or badly laid-out ducts
If you’re not sure, just ring 0345 646 2711 or use the quote form and we’ll give you a straight answer before you book.

Why act early in Sandown
There’s no law that names TR19. The Fire Safety Order 2005 makes the responsible person assess and reduce fire risk, and grease in the duct is part of that. Booking ahead lets us plan the trip to Sandown at a time that suits you.
No two sites are the same, so each one gets its own fixed quote. The size of the job, how we reach it, its condition and the working hours all play a part.

Part by part
Vertical risers
Cleaning a riser needs access along its height. Any part that cannot be safely reached is recorded.
Horizontal duct runs
Grease settles on the floor of a flat duct run. Thick deposits are scraped out by hand before degreasing, then the walls and roof are cleaned too.
Questions from Sandown
Do you clean school canteen extracts around Sandown out of term?
Yes, and it’s the easiest time to do it. There are about 3 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Sandown. Booking early in the term gives the best choice of holiday dates.
Can you get to a site in Sandown?
Yes, Sandown is part of our area, however small the site. Just mention lanes, gates or anything else about the site when you book.
Are you fully insured?
Yes. Full insurance covers our work, and we have been trading since 2009.
Do you work with multi-site operators?
Yes. Tell us the addresses and what each needs and you will get one fixed quote.
Which accreditations do you hold?
We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.
How much notice do you need?
That depends on the slot you want and the size of the job. Mention your preferred dates with your enquiry, and for anything urgent, ring our 24/7 emergency line.
How much does ductwork cleaning cost?
It depends on the site, so we quote each one individually. For a quote, call us on 0345 646 2711 or email us and tell us about the site and its opening hours.
Do you look at the system first?
Yes, every time. We diagnose before we treat: the survey shows what needs doing and what access we need and the fixed quote is built on it.
The process
There are three stages on the day: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, while signing off means the written report and pictures. Most of the time goes on the work itself, which takes from a few hours to more than one visit, depending on duct length and access. Your opening hours decide when we come to Sandown, not ours.
- We trace the duct and find every way in.
- We take grease readings along the route.
- Once the kitchen has closed, we protect the area and open the panels.
- Heavy deposits come out by hand, then each section is degreased.
- Panels are closed, readings and pictures repeated, and unreachable sections recorded.
How to prepare
- Agree a time when the area can be out of use
- Find the previous report, if there is one
- Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas

Keeping the system healthy
No system stays clean for ever, but care slows the build-up. A few tips:
- File each certificate and photo report in the maintenance log
- Ask us about extra access panels where sections cannot be reached
- Don’t switch the extract off early
- Never cook with a filter missing
The report names every part of the duct that couldn’t be reached and why. You can then decide whether to have access panels fitted.
Book the next duct clean before the date passes. If the kitchen starts cooking longer hours, the interval may need to shorten, and grease thickness testing will show it.
Ductwork cleaning around Sandown
Sandown lies within about 1 mile of the sea. Salt air speeds up corrosion of roof-level fans, discharge cowls and their fixings. Food Standards Agency records include about 18 pubs, bars and clubs and about 30 hotels and B&Bs across Sandown and its immediate surroundings (about a mile and a half). A pub or hotel kitchen that cooks every day builds up grease in its extract like any other. It’s Isle of Wight council that sends environmental health officers to food businesses in Sandown. An officer looking round a kitchen will see the canopy, and grease there is hard to miss. Before-and-after pictures from each clean are a simple way to show the extract is in hand.
Bursars and site managers at schools such as The Bay Church of England School tend to book extract cleaning for when the kitchen is empty. A kitchen near Sandown station that serves breakfast and dinner can run its extract twelve hours or more, which shortens the cleaning interval.

When to call us in Sandown
Many ducts don’t have enough access panels. Stretches with no way in may never have been touched, and grease there keeps thickening unseen.
Any of these means the system needs a check-up:
- Heavy grease at the base of a riser
- Stale grease odours from the duct
- Duct runs that can’t be reached
- Readings above 200 microns from a grease thickness test
Church and community hall kitchens, near Christ Church or anywhere around Sandown, are easy to forget, but their extracts collect grease like any other.
