Rainham questions
Do you do school kitchen extract cleaning in Rainham in the summer holidays?
Yes, and it’s the easiest time to do it. There are about 11 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Rainham. Booking early in the term gives the best choice of holiday dates.
Which fire authority looks after Rainham?
Rainham is in the area of London Fire Brigade. TR19® is not law, but it’s the benchmark many fire officers and insurers look to when they ask how often the extract is cleaned.
How do you keep the site clean during the work?
With sheeting and covers, before anything else happens. We keep the work contained and leave the area clean.
How often does extract ductwork need cleaning?
The duct is cleaned as part of the whole system, at intervals set by BESA guidance, ranging from 3-monthly to 12-monthly. Readings tell you if it needs to be more often.
How much does ductwork cleaning cost?
We do not publish prices, because the cost depends on the job: the size of the system, its condition, access and when we can work. You get a fixed price before we start.
Is Rainham in your area?
Yes. We cover Rainham and across Greater London, as part of our work across South East England and London. For a fixed quote, call 0345 646 2711, or email photos.
What should I send you?
Some photos and a quick description of the system, with the address and opening hours. We’ll ask for anything else we need.
How is kitchen extract ductwork cleaned?
Each section is cleaned through its own panel. Heavy grease comes out by hand, and what’s left is degreased, with readings taken before and after.
How we handle ductwork cleaning in Rainham
We have been trading since 2009, working across London and the South East. As a BESCA Vent Hygiene Elite member, our duct cleaning is done to BESA TR19® Grease, with each certificate issued through the BESCA portal. If you’re dealing with grease pooling at the foot of the riser and thick crusts of old grease along the duct, we can help.
London kitchens tend to trade late and open early, so work in Rainham is normally booked for the night or the early hours. Before the clean, we agree loading, parking and roof access with whoever manages the building.
Our accreditations include CHAS, SafeContractor and ISO 9001, and we’re fully insured. We are also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

The process
We work around your opening hours, not the other way round. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. Once we are in, the area is sheeted and anything that has to be off is turned off and cooled, and the work takes a few hours for a short run, longer for long runs and tall risers. Many London buildings have a managing agent, a security desk or a permit-to-work system, so tell us who to contact in Rainham.
- First we diagnose: the route, the access and the grease levels.
- You get a fixed price before work starts.
- Each section is cleaned in turn through its access panel.
- Bends, risers and the base of each riser get extra attention.
- Readings, photos and a recommended next clean date complete the job.
Preparing for the visit
- Dig out any earlier paperwork for the system
- Plan for cooking equipment or plant to be off before we arrive

Advice
Part by part
Vertical risers
Risers are cleaned through panels at different levels. Where it cannot be reached safely, the report says so.
Horizontal duct runs
A long flat run can’t be cleaned from one end. Any stretch out of reach is noted and can fit extra panels.
Common problems we fix in Rainham
A vertical riser can run up several floors. Grease collects on the riser walls and gathers at the bottom as liquid grease runs down. Access along its height is needed to clean it properly.
Most sites get in touch when they notice something like this:
- Heavy grease at the base of a riser
- Sections of duct with no access panels
- Ductwork that has never been cleaned
- Smells of old cooking grease from the ductwork
Church and community hall kitchens, near Church of St Helen and St Giles or anywhere around Rainham, are easy to forget, but their extracts collect grease like any other.
What your quote should include

Why act early in Rainham
Dealing with the ductwork in Rainham now beats dealing with it after a problem. The work takes a shift or more, depending on the length of the runs and the number of access points, and we work evenings, overnight and weekends. Leaving it on a busy London site only adds to the work.
Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we’ll explain each part.

Staff cleaning versus specialist work
Staff cleaning and specialist work aren’t the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but they don’t reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.
Logging matters as much as cleaning. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.
Keeping the system healthy
No system stays clean for ever, but care slows the build-up. Our tips:
- Get panels fitted where the duct couldn’t be cleaned
- Don’t block access panels with shelving or stock
- Have the grease measured if cooking hours go up
- Store the certificate with the fire risk assessment
Any section of duct we couldn’t reach is listed on the report and why. You can then decide whether to have access panels fitted.
The less grease gets past the canopy, the cleaner the duct stays. Clean, properly seated filters are the duct’s best protection.
What ductwork cleaning can’t fix
Not every problem is solved by ductwork cleaning, and we’d rather say so up front. It doesn’t solve:
- Fire dampers that don’t close (they need testing and remedials)
- Ductwork that is corroded, split or holed (that needs a ductwork contractor)
- Duct sealed behind fixed ceilings or walls
Not sure which it is? You can call us on 0345 646 2711 or drop us a line and we’ll tell you honestly before booking.
What the work covers

- Multi-storey ducts

Ductwork cleaning around Rainham
The FSA’s food hygiene register includes about 6 bars, pubs and nightclubs within about 1.5 miles of central Rainham. Breakfasts, bar meals and functions all put grease into the extract wherever they’re cooked. Overnight is the normal time to clean a London kitchen extract, so trading isn’t affected. Rainham is covered by London Fire Brigade. The Fire Safety Order puts the duty on whoever runs a kitchen to control its fire risk, and a greasy duct is fuel.
If you run a café or takeaway near Rainham (Essex) station, early starts and late finishes leave little time to clean, so overnight extract cleaning suits. Term dates shape school work: for a school like Rainham Village Primary School, an extract clean fits neatly into a half-term or summer break.
