Looking after it afterwards

Aftercare is simple, and it makes the next visit easier:

  • Consider fitting panels where the report shows gaps
  • Store the certificate with the fire risk assessment
  • Keep grease filters clean and fitted whenever you cook
  • Keep the fan on while anything is cooking

File the paperwork in the maintenance log. An insurer, fire officer or EHO may ask to see it, and the photos make the duct’s condition easy to see.

Extra access panels mean more of the duct gets cleaned each time. Grease you can reach is grease that gets removed.

About our ductwork cleaning in Lynsted

The ductwork is where an extract clean is won or lost. Sections with no way in can go uncleaned for years. Each section we can reach is cleaned, and any we cannot is written down, so you know exactly where you stand. If you’re dealing with gaps where access panels were never fitted and readings above 200 microns from a grease thickness test, we can put it right.

In a small place like Lynsted, kitchens are often in older or extended buildings, with long single-storey duct runs, and those horizontal sections are where grease settles. We agree access and timings in advance.

Think of the report as the system’s health record: a dated account with photos of everything we did. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal, ready for your insurer.

In-house cleaning or a specialist?

In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. Leave those to us.

For landlords and multi-site operators

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we’re happy to quote for all of it.

When the building owner and the occupier are different, the lease normally sets out who maintains what. We’re happy to deal with either side and send the paperwork to whoever needs it.

What we do, step by step

Your trading hours come first. We book the visit for a time the area is closed, whether that’s an evening, overnight or a weekend. When the team arrives, the work area is protected and the relevant equipment is switched off to cool, and the work takes a shift or more, depending on the length of the runs and the number of access points. Somewhere as small as Lynsted, the date and timings are agreed with you well before the day.

  1. Diagnosis: a survey of the duct’s route, size and access.
  2. A fixed quote follows, based on what we found.
  3. We clean section by section, working from panel to panel.
  4. We take extra care at bends and at the foot of risers.
  5. Readings, photos and a recommended next clean date complete the job.

How to prepare

  • Dig out any earlier paperwork for the system
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
  • Make sure equipment near the work can be switched off and left to cool

How to get a quote

The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and many jobs can be priced from that alone.

Lynsted kitchens: local notes

The FSA’s data shows about 4 pubs, bars and clubs registered within roughly a mile and a half of the centre of Lynsted. Where they serve hot food, their kitchen extracts need cleaning to TR19® like any restaurant’s. The fire and rescue service for Lynsted is Kent Fire and Rescue Service. In most workplaces, including commercial kitchens, it’s the fire and rescue authority that enforces the Fire Safety Order. Environmental health officers from Swale council inspect food businesses in Lynsted. They look at how clean the premises and equipment are, and the kitchen extract is part of that. A TR19® certificate and photo report after each clean gives you a record to show an inspector.

Belmont House and Gardens, about 3.8 miles south-east, is one of the historic houses near Lynsted; if you run event catering at a venue like that, cleans can be booked between functions. Volunteers running a hall kitchen near Church of St Peter and St Paul, or anywhere in Lynsted, may not know when the extract was last cleaned, and a grease test settles it. For schools such as Lynsted and Norton Primary School, kitchen extract cleaning is typically booked for the holidays, when the canteen is closed.

Leave it or put it right?

Old grease in a duct for a kitchen in Lynsted does not stay soft. It bakes into a hard layer that takes far longer to remove, which makes each delayed clean a bigger one. Systems in rural buildings are often out of sight and out of mind.

A single site or a whole portfolio, we price it on the same basis: the work involved, the access and the timing. The price is fixed before work begins.

What the work involves, part by part

Horizontal duct runs

Grease settles on the floor of a flat duct run. Thick deposits are scraped out by hand before degreasing, then the walls and roof are cleaned too.

Vertical risers

Risers carry the extract up through the building to the roof. Grease collects on the walls and at the foot of the riser, which is one of the points we test.

Common questions in Lynsted

Can you clean school kitchen extracts in Lynsted during the holidays?

Yes, and it’s the easiest time to do it. With about 2 schools and colleges on the FSA’s register within roughly a mile and a half of Lynsted, it pays to plan holiday dates ahead. You can ring 0345 646 2711, or email photos with the dates the site is empty.

Do you work at weekends in Lynsted?

Yes, evening, overnight and weekend work is normal for us. Your customers, staff or residents in Lynsted needn’t be disturbed. Your opening times are the first thing we ask for.

Who has the legal duty for fire safety?

The law calls them the responsible person. It’s normally the employer, or whoever controls the building, and where several people have control, each can have duties. If you’re not sure, check your lease and fire risk assessment.

What’s the cleaning interval for extract ductwork?

It follows the same interval as the whole extract, ranging from 3-monthly to 12-monthly. Grease thickness testing shows whether that’s often enough.

Do you work in Lynsted?

Yes. We work in Lynsted and the rest of Kent, as part of our work across South East England and London. For a fixed quote, call 0345 646 2711, or email photos.

What if part of the duct cannot be reached?

Ductwork needs access to be cleaned. We record those sections on the report and can fit access panels.

How do you clean inside the ductwork?

After a survey and grease readings, the duct is opened up through its access panels. Each run and riser is scraped and degreased, and test again when we are done.

Does the law say we must follow TR19?

No, not in itself. Insurers, fire officers and EHOs look to TR19® as the benchmark, and many insurance policies ask for proof of TR19® cleaning. The legal duty sits in the Regulatory Reform (Fire Safety) Order 2005 in England and Wales.

When it’s something else

It’s worth knowing the limits before booking:

  • Ductwork that is corroded, split or holed (that needs a ductwork contractor)
  • Parts of the duct with no way in
  • Ductwork that was poorly designed

Not sure which it is? You can give us a ring on 0345 646 2711 or send us an email and we will tell you honestly.
