How we handle ductwork cleaning in High Brooms
Not sure when the ductwork was last cleaned? Tell us about the system when you call 0345 646 2711 or send us an email, and a fixed price will follow, usually within one working day. We’re often asked to deal with thick deposits at the bottom of a vertical duct and readings above 200 microns from a grease thickness test, across vertical risers, bends and junctions and multi-storey ducts.
Size does not change the work: a kitchen in a place like High Brooms gets the whole system cleaned, canopy to discharge. The visit is booked around your opening hours, and the journey is planned ahead.
We’re CHAS and SafeContractor accredited, we hold ISO 9001 and we’re fully insured. We are also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’ve been trading since 2009.

Fixed quotes for ductwork cleaning in High Brooms
The price is fixed before any work begins. It takes into account:
- How big the system is
- What state the system is in
- Whether we need access equipment or extra panels
- A single visit or a regular plan
Working hours, access and the scale of the site can all change the price. We take each of them into account, and the price is fixed before we start.
What to send for a quote
What to send for a quote:
- Anything you’ve noticed, such as smells, noise, drips or poor airflow
- The postcode and the type of business
- Wide photos of the system and the area around it
- Your last certificate, test record or report
Quoting starts with a diagnosis, from your pictures and details or, where that isn’t enough, a survey on site. After that, you get a fixed price for the work, before work begins.
Managing agents and facilities teams in High Brooms
We regularly work with managing agents. Send the address, what’s needed and how access works and we will come back with a fixed quote.
Records are where multi-site compliance often slips. Every visit ends with a dated report and photos, so you can show an insurer or inspector what was done at each site.
Your questions about ductwork cleaning in High Brooms
Will you come out to High Brooms?
Yes, smaller places are covered as well as towns. Let us know about access, parking and anything unusual about getting there when you book.
Do you work at weekends in High Brooms?
Yes, evening, overnight and weekend work is normal for us. That way a site in High Brooms does not have to lose a day’s trading. Let us know the hours you are closed and we will book within them.
Which accreditations do you hold?
We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.
What about areas you cannot get to?
We never leave them off the paperwork. The report says which parts couldn’t be reached and why, and we can quote to improve the access.
What is TR19?
TR19® is the BESA specification for keeping ventilation systems clean. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
Do you install duct access panels?
Yes. We will point out where panels are needed, and fitting them means future cleans are more complete.
Does the law say we must follow TR19?
No. TR19® itself is not law; it’s a BESA specification. The legal duty comes from the Regulatory Reform (Fire Safety) Order 2005: the responsible person must assess and reduce fire risk, and cleaning to TR19® is the recognised way to show grease is under control.
Do you work with multi-site operators?
Yes. One number covers all your sites across London and the South East, and visits can be set on a regular cycle.
How it works
There are three stages on the day: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with photos. The middle part takes longest, which takes a few hours for a short run, longer for long runs and tall risers. Evenings, weekends or a closed day all work for a site in a place like High Brooms.
- We map the duct route and check where the access panels are.
- Set points along the runs are tested for grease.
- Through the access panels, thick grease is removed by hand first.
- Next the ducts and risers are degreased, using whatever suits the deposit.
- Readings and photos are repeated and any section we couldn’t reach is recorded.
Getting ready for the visit
- Let us know how we reach the system, including roofs, risers and plant rooms
- Name a contact who can let us in at the agreed time
- Agree a time when the area can be out of use
How to get a quote
We don’t publish a price list, because no two systems are the same. We look at your system first, from pictures or on a visit, then send a fixed quote. To start, give us a ring on 0345 646 2711, or send details by email.

How the job changes from site to site
Vertical risers
Risers are cleaned through panels at different levels. Any part that cannot be safely reached is recorded.
Horizontal duct runs
Horizontal runs carry the extract along ceilings and through voids. They collect grease as the air cools and slows, and we clean them section by section through access panels.
Kitchen extracts in High Brooms
The Food Standards Agency lists about 24 bars, pubs and nightclubs as registered food businesses within roughly a mile and a half of the centre of High Brooms. Any of them serving cooked food has an extract to keep clean, from canopy to discharge. Food hygiene inspections in High Brooms are the job of Tunbridge Wells council’s environmental health team. Extraction counts as kitchen equipment, so its condition can come up on the day. Before-and-after photos from each clean are a simple way to show the extract is in hand. Kent Fire and Rescue Service covers High Brooms. Grease in a kitchen extract is a recognised fire risk, and the fire authority enforces the law on managing it in most commercial premises.
Healthcare kitchens, like those at hospitals such as Kent and Sussex Hospital (about 1.2 miles south-west), often cook for long hours, which puts them in BESA’s heavier-use bands. A hall kitchen that only cooks for events, whether near St Matthew's Church or elsewhere in High Brooms, still needs its extract cleaned, just less often.

Signs you need ductwork cleaning in High Brooms
Air cools as it moves away from the canopy. Cooling air drops its grease onto the inside of the duct, so duct runs keep collecting grease long after the canopy.
If you notice any of these, it’s worth a diagnosis:
- Duct runs with no cleaning record
- Grease seeping out of the duct seams
- Duct runs that can’t be reached
- Years of grease along the duct floor
If you run a café or takeaway near High Brooms station, early starts and late finishes leave little time to clean, so overnight extract cleaning suits.

Aftercare tips
Good habits slow the build-up between visits. Our tips:
- Flag drips from the duct right away
- Leave a way through to the access panels
- File each certificate and photo report in the maintenance log
- Keep grease filters clean and fitted whenever you cook
The report names every part of the duct that couldn’t be reached and why. You can then decide whether to have access panels fitted.
Run the extract the whole time the kitchen is cooking. Moving air carries vapour through rather than letting it settle, so switching off early adds to the build-up.
Why deal with it now?
Grease narrows the duct and slows the air. The fan works harder, the kitchen gets hotter and smoke lingers at the canopy and grease can drip from duct joints. A visit arranged in advance is far less disruptive than a callout on a busy day.
Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Call for a fixed quote and we’ll explain each part.
