Ductwork cleaning in Four Ashes

For landlords and multi-site operators

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we can quote for the whole system.

Records are where multi-site compliance often slips. Every visit ends with a dated report and photos, so you can show an insurer or inspector what was done at each site.

How we handle ductwork cleaning in Four Ashes

Not sure when the ductwork was last cleaned? A few details about the system are a good start when you phone us on 0345 646 2711, or send details by email, and a fixed price will follow, typically within one working day. If you are dealing with duct runs with no cleaning record and a grease test showing the duct is overdue, we can put it right, from access panels, bends and junctions and horizontal duct runs onwards.

For a kitchen in or near Four Ashes, the visit is planned around opening hours and the journey, and the clean itself is the same full TR19® job as in any town: canopy to discharge, then a TR19® certificate and a photo report.

Insurers, fire officers and environmental health officers all look at records. So every job comes with a written report and photos, and grease extract cleans come with a TR19® certificate issued through the BESCA Vent Hygiene Elite portal.

Looking after it afterwards

Here’s the after-treatment advice, short and simple:

  • File each certificate and photo report in the maintenance log
  • Consider fitting panels where the report shows gaps
  • Tell us if grease leaks from the ductwork
  • Run the extract fan throughout service

You’ll have a recommended date for the next clean, worked out from the grease we found and how long you cook each day, in line with BESA guidance.

Run the extract the whole time the kitchen is cooking. Moving air carries vapour through rather than letting it settle, so switching off early adds to the build-up.

Four Ashes kitchens: local notes

Food Standards Agency records list about 17 cafés, restaurants and staff canteens and about 11 takeaways within 1.5 miles or so of the middle of Four Ashes. Each kitchen that cooks under a canopy sends grease-laden air into a duct, where it cools and settles. Environmental health officers from Buckinghamshire council inspect food businesses in Four Ashes. Extraction counts as kitchen equipment, so its condition can come up on the day. Our report lists what was cleaned and when, which is useful to have ready. Four Ashes is covered by Buckinghamshire Fire and Rescue Service. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and in a kitchen that fire risk includes the grease in the extract.

Where a hall near St Michael and All Angels Church, or anywhere in Four Ashes, hosts lunch clubs or events, its extract gathers grease just as a café’s does. Healthcare kitchens can’t easily close, so their extracts are cleaned overnight or between meal services; the nearest hospital to Four Ashes is Hospital of St John the Baptist, about 1.9 miles south.

Common questions in Four Ashes

Do you do school kitchen extract cleaning in Four Ashes in the summer holidays?

Yes. Half-terms and the summer break are the natural time for school work. The FSA’s register shows about 9 schools and colleges with food registrations within roughly a mile and a half of Four Ashes. Just call us on 0345 646 2711 or drop us a line with your term dates and we will plan around them.

Do you cover smaller places like Four Ashes?

Yes, Four Ashes is part of our area, however small the site. Photos of the system and directions to the site help us plan the visit.

What accreditations do you have?

CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We’re fully insured and have been trading since 2009.

How long does it take to clean extract ducts?

Allow from a few hours to more than one visit, depending on duct length and access. We will confirm the time when we quote.

What types of premises do you cover?

We work for restaurants, pubs, hotels, schools, colleges, hospitals, care homes, offices and shops, as well as food production and leisure sites.

How often should kitchen ducts be cleaned?

It depends mostly on daily cooking hours. Kitchens cooking 12 to 16 hours a day need it at least every 3 months, while lighter use can go longer.

What does TR19 mean?

TR19® is the BESA specification for keeping ventilation systems clean. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

Will I get a report after the ducts are cleaned?

When the duct is cleaned as part of a full TR19 clean, you get a TR19 certificate and a photo report. The report shows readings, photos and any sections we couldn’t reach.

Why it’s worth doing now in Four Ashes

Under BESA guidance, the mean grease level should stay at or below 200 microns between cleans. A reading of 500 microns or more at any point means a spot clean right away. Leaving the duct makes those limits harder to keep to. In a place like Four Ashes, ductwork and fans are easy to forget until something goes wrong.

Putting the work off seldom saves money. Build-up, wear and faults tend to get worse, not better, which can make the next visit longer. If you are not sure what’s needed, give us a ring on 0345 646 2711 or drop us a line for straight advice and a fixed quote.

What we work on in Four Ashes

  • Multi-storey ducts
  • Horizontal duct runs
  • Vertical risers
  • Attenuators
  • Bends and junctions
  • Access panels

The process

A visit follows the same order every time: protect the area, isolate whatever needs isolating, do the work, tidy up and hand over the paperwork. The visit itself takes anything from a few hours to several visits, depending on the length of duct. A few photos of the system help us make the most of a visit to a place like Four Ashes.

  1. We start by working out how the duct runs and where it can be opened.
  2. Grease readings are taken at set points along the duct.
  3. Access panels are opened and heavy deposits scraped out by hand.
  4. The duct is degreased with the method that suits the grease, from degreasers to hot water or steam.
  5. Readings and photos are repeated and any section we couldn’t reach is recorded.

Before we arrive

  • Tell us the best time to work, such as after service or at a weekend
  • Clear loose items from the work area
  • Mention any locked doors, roof access or ceiling voids

Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, the quote is fixed before any work is booked.

Advice

What the work involves, part by part

Access panels

Every section of duct is cleaned through an access panel. Without them, parts of the duct cannot be reached and the report has to say so.

Horizontal duct runs

The underside of a horizontal duct collects the most grease. We scrape out the heavy layer first, then the walls and roof are cleaned too.

Common problems we fix in Four Ashes

Many ducts do not have enough access panels. Sections between panels go uncleaned, sometimes since the system was installed, and the grease there keeps building out of sight.

The symptoms we’re asked about most are:

  • Sections of duct with no access panels
  • Ductwork that has never been cleaned
  • Readings above 200 microns from a grease thickness test
  • Years of grease along the duct floor

Historic houses near Four Ashes, such as Hughenden Manor about 1 mile west, are a reminder that older buildings with event kitchens can have long, awkward duct routes.
