Ductwork cleaning across Charing

About our ductwork cleaning in Charing

No two duct runs are the same, in Charing or anywhere else. A few metres to an outside wall, or a riser up through the building to a roof fan. The survey traces the route, so we know where to get in and how long it will take. The work covers access panels, horizontal duct runs and multi-storey ducts, and the jobs we see most are fat dripping from the ductwork and a duct nobody has opened in years.

In a smaller place like Charing, many kitchens sit in older buildings or later extensions, where the duct may cross a roof void or climb an outside wall. Long horizontal runs like that hold grease and need access panels to reach.

Nothing is signed off by word of mouth: a written report, dated and illustrated with pictures, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. Any parts we couldn’t reach are recorded on it too.

What we are called out for in Charing

Grease filters that don’t seal let fat straight through. More grease reaches the ductwork than it should, and build-up speeds up.

Keep an eye out for these warning signs:

  • A rancid smell from the extract duct
  • Sections of duct with no access panels
  • Grease pooling at the foot of the riser
  • A duct clean needed for an insurer

Where a hall near Church of St Peter and St Paul, or anywhere in Charing, hosts lunch clubs or events, its extract gathers grease just as a café’s does.

Questions to ask before you book

  • When the next visit should be, and why
  • Whether the quote is based on a survey or photos
  • When they can work, and whether that is outside your opening hours
  • Proof of accreditation you can verify

Our hiring checklist

Multi-site and managed buildings

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we can quote for the whole system.

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.

Staff cleaning versus specialist work

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. Leave those to us.

If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, it’s best reported rather than tackled in-house. We will take a look and give you a fixed quote.

How we price ductwork cleaning

Every site gets its own quote. These are the things that affect it:

  • Parking and loading at the site
  • Access, including roofs, risers and ceiling voids
  • One-off work versus a regular cycle
  • How many systems or sites are involved

When the work has to happen, how we reach it and how big the site is can all change the price. We take each of them into account, and the price is fixed before work begins.

Asking for a quote

Many jobs can be priced from photos and some basics. Useful things to send:

  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • Close-ups of filters, grilles, hatches or access panels
  • How we’d reach plant on a roof or in a plant room
  • The paperwork from the last visit, if you have it

The quickest way to a quote is to send pictures: the system from a couple of angles, plus any access panels or hatches. Tell us what kind of site it is and when it’s open, and we can price many jobs without a visit.

Grease, kitchens and Charing

Look up Charing on the FSA’s food hygiene register and you will find about 6 restaurants, cafés and works canteens in Charing and the streets around it, up to about 1.5 miles out. Wherever those kitchens cook under a canopy, the horizontal runs and risers need cleaning as well as the hood. It’s Ashford council that sends environmental health officers to food businesses in Charing. The cleanliness of the kitchen and its equipment, extraction included, is part of what they check. A TR19® certificate and photo report after each clean gives you a record to show an inspector. Charing is covered by Kent Fire and Rescue Service. Grease in a kitchen extract is a recognised fire risk, and the fire authority enforces the law on managing it in most commercial premises.

Term dates shape school work: for a school like Charing Church of England Primary School, an extract clean fits neatly into a half-term or summer break. If you cook for passing trade around Charing station, the extract can be cleaned between your last and first customer.

Why deal with it now?

A fire in a greasy duct is hard to reach and hard to stop. It can travel through the ductwork to other parts of the building, which is why the duct matters as much as the canopy. In a smaller place like Charing, a site that has to close is felt quickly.

Several systems or sites on one quote can make for a more efficient booking. Mention every system or site you need covered, and you’ll get one fixed quote.

What ductwork cleaning can’t fix

It’s worth knowing the limits before booking:

  • Duct sealed behind fixed ceilings or walls
  • A duct that is too small or badly routed for the kitchen (a design issue)
  • Faulty fire dampers

Charing: your questions answered

Who would carry out a food hygiene inspection at a kitchen in Charing?

That’s Ashford council, whose environmental health officers carry out food hygiene inspections in Charing. Ratings are published by the Food Standards Agency, so a clean extract and good records are worth keeping up.

Do you work at weekends in Charing?

Yes, evening, overnight and weekend work is normal for us. Your customers, staff or residents in Charing needn’t be disturbed. Tell us your opening hours when you ask for a quote.

How do you know if the ductwork needs cleaning?

Signs include grease dripping from joints, smells and a fan working harder, but measuring is the reliable way to know. A WFTT or DTT reading gives a clear answer.

Is a quote from pictures possible?

Often, yes. With good photos, the site type and your last report, we can price many jobs. Larger or hidden systems need a survey on site first.

How far ahead should we book?

It depends on the time you need and how big the job is. Mention your preferred dates with your enquiry, and if it’s an emergency, call us any time.

What is TR19?

BESA’s ventilation hygiene specification in two main parts: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It isn’t legislation, but it’s the standard people check against.

Do you look at the system first?

Yes. For many sites, pictures and a few details are enough, and larger or hidden systems get a visit.

Can you look after several sites?

Yes. One number covers all your sites in our area, and visits can be set on a regular cycle.

How it works

We work around your opening hours, not the other way round. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. Once we are in, the area is sheeted and anything that has to be off is turned off and cooled, and the work takes a few hours for a short run, longer for long runs and tall risers. Because the survey comes first, a visit to Charing can usually be finished without a second trip.

  1. We start by working out how the duct runs and where it can be opened.
  2. Set points along the runs are tested for grease.
  3. Through the access panels, thick grease is removed by hand first.
  4. Next the ducts and risers are degreased, using whatever suits the deposit.
  5. Post-clean readings and photos go into the report, with any unreachable section listed.

Before we arrive

  • Dig out any earlier paperwork for the system
  • Make sure equipment near the work can be switched off and left to cool
  • Make sure someone can let us in and lock up afterwards
