Why act early in Bodicote

Dealing with the ductwork in Bodicote now beats dealing with it after a problem. It takes a few hours for a short run, longer for long runs and tall risers, and we work evenings, overnight and weekends. A site near Bodicote that has to close at short notice is hard to cover for.

Putting the work off seldom saves money. Build-up, wear and faults tend to get worse, not better, which can make the next visit longer. If you’re unsure, ring 0345 646 2711 or email us for straight advice and a fixed quote.

Ductwork cleaning in Bodicote

Between the canopy and the fan runs the ductwork, hidden above ceilings and inside walls. Every horizontal run and vertical riser collects grease along the way, and that is where a kitchen fire can travel. Our ductwork cleaning reaches inside the runs and risers through access panels, to BESA TR19® Grease. The work covers multi-storey ducts, vertical risers and attenuators, and common reasons people get in touch are grease leaking from duct joints and hardened, baked-on grease in long horizontal runs.

For a smaller kitchen near Bodicote, a TR19® clean is the same job as anywhere: canopy, filters, plenum, duct, fan and discharge. We plan the visit around your hours, with the journey sorted in advance.

Duct Doctor has been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

Common questions in Bodicote

Which fire and rescue service is responsible for Bodicote?

That’s Oxfordshire Fire and Rescue Service. A recent cleaning certificate and a note of the next clean date show that grease in the extract is being managed.

Do you cover smaller places like Bodicote?

Yes, smaller places are covered as well as towns. Let us know about access, parking and anything unusual about getting there when you book.

How often should kitchen ducts be cleaned?

The duct is cleaned as part of the whole system, at intervals set by BESA guidance, ranging from 3-monthly to 12-monthly. Readings tell you if it needs to be more often.

What happens to the waste?

Anything we remove is contained as we work and taken away with us, from grease and debris to used cleaning water. We don’t leave it behind.

What if part of the duct cannot be reached?

Ductwork needs access to be cleaned. We record those sections on the report and can fit access panels.

Do you have a 24/7 line?

Yes, day and night, every day of the year. Our office is open from 8am to 6pm on weekdays, with the emergency line covering every other hour.

Can you look after several sites?

Yes. You deal with one contact for every site in our area, and visits can be set on a regular cycle.

What’s TR19?

It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It covers how systems are inspected, cleaned and checked and expects a risk-based approach.

In-house cleaning or a specialist?

When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that won’t come clean, they should report it rather than try to fix it. We can diagnose it and quote.

Keep a record of what your team does. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.

How it works

We start by comparing what we find with the survey or your photos. If anything is different, we talk it through with the person on site before carrying on. After that, the work takes anything from a few hours to several visits, depending on the length of duct. For a place like Bodicote, we load the van from the survey notes so the work can be done in one visit where possible.

  1. We map the duct route and check where the access panels are.
  2. Grease readings are taken at set points along the duct.
  3. Access panels are opened and heavy deposits scraped out by hand.
  4. Next the ducts and risers are degreased, using whatever suits the deposit.
  5. We test again, take pictures and note any part that couldn’t be reached.

Preparing for the visit

  • Plan for cooking equipment or plant to be off before we arrive
  • Name a contact who can let us in at the agreed time
  • Let us know about parking and loading

Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, the quote is fixed before any work is booked.

Advice

Aftercare tips

Simple habits between visits make a real difference. We recommend:

  • File each certificate and photo report in the maintenance log
  • Keep access panels clear of stored items
  • Tell us if grease leaks from the ductwork
  • Keep to the interval on the report

The report names every part of the duct that couldn’t be reached, with the reason. We can fit access panels so those sections are cleaned next time.

Keep the fan on throughout service. When the air stops, grease settles in the duct, so switching off early adds to the build-up.

Common problems we fix in Bodicote

Many ducts don’t have enough access panels. Stretches with no way in may never have been touched, and the grease there keeps building out of sight.

Keep an eye out for any of the following:

  • A rancid smell from the extract duct
  • Gaps where access panels were never fitted
  • Thick deposits at the bottom of a vertical duct
  • High readings at a recent grease test

Healthcare kitchens can’t easily close, so their extracts are cleaned overnight or between meal services; the nearest hospital to Bodicote is Horton General Hospital, about 1.2 miles north-west.

Questions to ask before you book

Grease, kitchens and Bodicote

The FSA’s food hygiene register shows about 8 restaurants, cafés and canteens and about 8 takeaways within 1.5 miles or so of the middle of Bodicote. Each kitchen that cooks under a canopy sends grease-laden air into a duct, where it cools and settles. Kitchens in Bodicote get their food hygiene inspections from Cherwell council. They look at how clean the premises and equipment are, and the kitchen extract is part of that. A dated certificate in the maintenance file answers the question before it’s asked. Fire safety in Bodicote falls to Oxfordshire Fire and Rescue Service. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and in a kitchen that fire risk includes the grease in the extract.

If you run catering at a historic house or estate in the area (Broughton Castle is about 2.9 miles west), event kitchens in older buildings often have awkward duct runs that need planning. If you run a church or community hall kitchen, near Church of St John the Baptist or elsewhere in Bodicote, its extract still collects grease from every lunch and event.

Multi-site and managed buildings

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. With shared responsibility, good records help everyone.

Running several sites is easier with one contractor. We cover South East England and London, so visits at different addresses can be planned together and kept to a regular schedule.

Honest limits

Ductwork cleaning cannot fix everything, and we’d rather say so up front. It won’t put right:

  • Duct sealed behind fixed ceilings or walls
  • Faulty fire dampers
  • A duct that’s too small or badly routed for the kitchen (a design issue)

Not sure which it is? You can call us on 0345 646 2711, or email photos and we will tell you honestly.
