Ductwork cleaning across Angel

How we handle ductwork cleaning in Angel

Many ducts were installed with too few access doors. Where a section cannot be reached, TR19 expects it to be recorded on the report, and we can fit new access panels so it’s cleaned next time. An honest report beats a guess. Common call-outs are for years of grease along the duct floor and a rancid smell from the extract duct, across access panels, attenuators and horizontal duct runs.

In a London area like Angel, a kitchen extract often passes through shared space on its way out: a riser, a service void, the floors above. A duct fire there can reach parts of the building far from the range, so a regular TR19® clean protects everyone in it.

Our accreditations include CHAS, SafeContractor and ISO 9001, and we are fully insured. We’re also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’ve been trading since 2009.

The process

The visit has three parts: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with pictures. Most of the time goes on the work itself, and that takes anything from a few hours to several visits, depending on the length of duct. Security desks and permits-to-work are routine in London, so let us know what your building in Angel needs from us.

  1. First we diagnose: the route, the access and the grease levels.
  2. A fixed quote follows, based on what we found.
  3. Each section is cleaned in turn through its access panel.
  4. We take extra care at bends and at the foot of risers.
  5. The duct is signed off with readings, photos and a next clean date.

How to prepare

  • Dig out any earlier paperwork for the system
  • Clear the space around the work
  • Arrange a key holder or contact on site

How to get a quote

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.

Honest limits

In fairness, some problems need a different fix:

  • A failed fan motor at the end of the duct (a fan repair job)
  • Faulty fire dampers
  • Duct sections that need replacing

Not sure which it is? You can call 0345 646 2711, or email photos and we’ll tell you honestly before booking.

What the work covers

Ductwork cleaning in Angel: the local picture

Food Standards Agency records include about 357 pubs, bars and clubs and about 126 hotels and guest houses across Angel and its immediate surroundings (about a mile and a half). Any of them serving cooked food has an extract to keep clean, from canopy to discharge. Kitchens in Angel get their food hygiene inspections from Islington council. They look at how clean the premises and equipment are, and the kitchen extract is part of that. Keeping each certificate and photo report on file helps show the extract is looked after. Fire safety in Angel falls to London Fire Brigade. Its fire safety officers can audit commercial kitchens, and grease in the extract is part of a kitchen’s fire risk.

If you run catering at a healthcare site, such as a hospital like Finsbury Health Centre about 0.5 miles south, the extract may need cleaning more often than a part-time kitchen. If you look after a school kitchen, at a school such as St John Evangelist RC Primary School or anywhere near Angel, the holidays are the usual time for a TR19® clean.

Looking after it afterwards

To keep the system working properly between visits:

  • Ask for a grease thickness test if the kitchen gets busier
  • Tell us if grease leaks from the ductwork
  • Diarise the next duct clean
  • File each certificate and photo report in the maintenance log

The report names every part of the duct that couldn’t be reached, with the reason. You can then decide whether to have access panels fitted.

Grease that never reaches the duct never needs cleaning out of it. Keep the filters clean, well fitted and in place whenever you cook.

Different parts, different methods

Horizontal duct runs

A long flat run can’t be cleaned from one end. Where the gaps between panels are too long, we record what couldn’t be reached and can fit extra panels.

Multi-storey and shared buildings

Ducts in taller or shared buildings often run past other occupiers. Access is planned with the building’s managers, so the clean is done safely and quietly.

What affects the quote in Angel

You will get a fixed price before any work starts. It’s based on:

  • Whether we need access equipment or extra panels
  • The condition we find in the survey
  • Any permits to work or inductions
  • The size of the system

Kitchens, offices, schools and hospitals are all priced the same way: the size of the job, access, condition and working hours. Call for a fixed quote and we will explain each part.

Helping us quote

You do not need the technical terms. Just send:

  • The roof, plant room or outside wall the system runs to
  • Detail shots of panels, filters and grilles
  • The paperwork from the last visit, if you have it
  • The postcode and the type of business

The quickest way to a quote is to send photos: the system from a couple of angles, plus any access panels or hatches. Tell us what kind of site it is and when it’s open, and many jobs can be priced from that alone.

What happens if it’s left?

Under BESA guidance, the mean grease level should stay at or below 200 microns between cleans. A reading of 500 microns or more at any point means a spot clean right away. Putting off the clean only pushes readings higher. Leaving it on a busy London site only adds to the work.

Combining work into one visit or one programme can make for a more efficient booking. Tell us about everything you’d like looked at, and you’ll get one fixed quote.

What you get with us

  • We are fully insured
  • One number for every site across the South East and London
  • Work around your opening hours, with 24/7 emergency cover
  • Accredited under CHAS and SafeContractor, with ISO 9001

FAQs for Angel

Who carries out food hygiene inspections in Angel?

That is Islington council, whose environmental health officers carry out food hygiene inspections in Angel. How often a business is inspected depends on the risk rating the council gives it, so it’s worth staying ready all year.

Which fire service covers Angel?

It’s London Fire Brigade, which covers Angel. If a fire safety officer visits a commercial kitchen, they may ask about the fire risk assessment and how the extract is kept clean.

Do you have a 24/7 line?

Yes, any time. For anything urgent, such as a fan failure or damage after a fire, ring the 24/7 line and we’ll talk you through the next steps.

How do you know if the ductwork needs cleaning?

Start with the date of the last clean. If it’s overdue, or there isn’t one, a clean is due, and grease readings will confirm how urgent it is.

What should I send you?

Where the site is, what it is and when it’s open, along with a few pictures and any previous report.

What’s involved in cleaning extract ducts?

Through access panels along the duct. Heavy grease is scraped out by hand, then the surfaces are degreased with a method that suits the deposit, such as degreasers, hot water or steam.

Do you install duct access panels?

Yes, we do. The survey or clean shows where sections couldn’t be reached, and we can fit them so those sections are cleaned in future.

What do you do to protect the area?

We cover floors and nearby surfaces with sheeting before any work starts, and anything we remove is contained. Before we leave, we tidy up and clean down.

What we are called out for in Angel

A vertical riser can run up several floors. Grease clings to the walls and can run down to the base, where it can pool. Access along its height is needed to clean it properly.

It’s time to book a visit if you see:

  • Thick deposits at the bottom of a vertical duct
  • Thick crusts of old grease along the duct
  • A duct nobody has opened in years
  • Grease seeping out of the duct seams

Volunteers running a hall kitchen near St Mark's Church, or anywhere in Angel, may not know when the extract was last cleaned, and a grease test settles it.

What your quote should include

  • What paperwork you get at the end
  • What happens if part of the system can’t be accessed
  • What’s included in the scope, part by part
  • When they can work, and whether that is outside your opening hours
