Hampshire · Air handling unit cleaning
Air handling unit cleaning in Woodlands, Hampshire
AHU cleaning across Woodlands and nearby, booked around your opening hours and finished with a written report and photos.
- Coils clogged with dust and debris
- Units that have only ever had filter changes
- Blocked condensate drains and slimy trays
What your team can do, and what needs us
In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.
Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but the parts you can’t see still need a specialist at the right interval.
About our AHU cleaning in Woodlands
We clean air handling units for buildings in Woodlands and across Hampshire, working to TR19® Air, in buildings such as offices, schools, healthcare sites and shops. Units are cleaned when the site can spare them, often evenings, overnight or weekends. The work covers heating and cooling coils, internal panels and dampers and louvres, and the jobs we see most are units needing a clean before a new tenant or handover and dirty coils holding back the airflow.
In rural areas, ventilation units are often in roof voids or outbuildings, where filters and drain trays get forgotten.
We have been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

How it works
A visit follows the same order every time: protect the area, isolate whatever needs isolating, do the work, tidy up and hand over the paperwork. On site, the work takes one overnight shift for many single units, with bigger plant phased. If the van will struggle with a lane or gateway near Woodlands, let us know and we will plan around it.
- We start with a survey of the unit and a fixed quote for the work.
- We arrange the shutdown with your staff and sheet the area.
- We clean or change the filters as agreed, then clean the coils, fan and internal panels.
- We clean out the drain tray and make sure it drains.
- We close up the unit and send the certificate and before and after photos.
Preparing for the visit
- Find the previous report, if there is one
- Tell us the best time to work, such as after service or at a weekend
- Allow time for equipment near the work to be turned off and cool down
Get a fixed quote
Some systems can be priced from photos; others need a survey. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, you get a fixed price before work begins.

What the work involves, part by part
Filters
Dirty filters cut airflow and let dirt slip past their frames. The filter section is cleaned so new or cleaned filters sit properly.
Rooftop and plant room units
Units on roofs and in plant rooms can be awkward to reach. We plan safe access as part of the survey so the quote reflects it.
Woodlands: your questions answered
Can you work in Woodlands outside opening hours?
Yes, evening, overnight and weekend work is normal for us. The work in Woodlands can fit around your hours. Tell us your opening hours when you ask for a quote.
Can you clean school ventilation in Woodlands during the holidays?
Yes, and it’s the easiest time to do it. With about 4 schools and colleges on the FSA’s register within roughly a mile and a half of Woodlands, it pays to plan holiday dates ahead. Just phone us on 0345 646 2711, or send details by email with your term dates and we will plan around them.
What about areas you cannot get to?
They’re listed in the report, never skipped quietly. The report says which parts couldn’t be reached and why, along with a quote to put access in.
Which kinds of sites do you work on?
We work for restaurants, pubs, hotels, schools, colleges, hospitals, care homes, offices and shops, plus food production and leisure sites.
Do you do ventilation duct cleaning too?
Yes. We reach the ducts through access panels, with anything inaccessible recorded, with new panels fitted where needed.
What does TR19 mean?
It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It covers how systems are inspected, cleaned and checked, and it takes a risk-based approach.
Can you quote from pictures?
Yes, if we can see what we need. Otherwise, we book a survey at a time that suits the site, and the quote follows that.
What do you do with what you remove?
We contain it and take it with us. Grease, debris and waste water are collected as the work goes on rather than letting it spread.

Managing agents and facilities teams in Woodlands
Whether it’s one building or many, the standard is the same: the system surveyed, the price fixed, the visit fitted around trading and everything written up afterwards.
Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we can quote for the whole system.

Common problems we fix in Woodlands
Cooling coils create condensation, and that water has to go somewhere. If the drain tray outlet blocks or the tray doesn’t fall properly, water stands in it, and that is where slime and odours start.
Signs it’s time to call us include:
- Condensate trays that won’t empty
- Dirty filters cutting the airflow
- Dirty fans and fan housings
- Leaves and litter drawn into the unit
Workplaces around Ashurst New Forest station with an air handling unit need the filters, coils and drain tray looked at, as well as the ducts.

- How areas they can’t reach will be recorded
- Whether VAT is included

Leave it or put it right?
Facilities teams are often asked for evidence that the ventilation is looked after. Our certificate and photo report give you clear evidence, ready to show anyone who asks. Rural sites can’t always move to another kitchen or room when something fails.
When the work has to happen, how we reach it and how big the site is all affect the cost. Each of those is built into the quote, and the price is fixed before we start.
