AHU cleaning in Westcroft

AHU cleaning in Westcroft, done properly

Coils are where a lot of the dirt ends up. A coated coil restricts airflow and makes the unit work harder. Coils are cleaned carefully, with methods chosen so the fins aren’t flattened. If you are dealing with intake sections clogged with outdoor debris and odours coming through the supply air, we can help, from drain trays, filter sections and internal panels onwards.

For a building near Westcroft, the visit is planned around how it’s used, and the journey is planned ahead. The method does not change: inspect first, clean, then record what was done.

Think of the report as the system’s health record: dated, with pictures, and showing what was done. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal, ready for your insurer.

Managing agents and facilities teams in Westcroft

Multi-site operators often want one contractor and one number. We work across London and the South East, so a run of sites can go into one programme and kept on a regular cycle.

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.

Westcroft questions

Can ventilation in schools around Westcroft be cleaned out of term?

Yes. Half-terms and the summer break are the natural time for school work. With about 17 schools and colleges on the FSA’s register within roughly a mile and a half of Westcroft, it pays to plan holiday dates ahead. You can call us on 0345 646 2711 or email us with the dates the site is empty.

Do you work at weekends in Westcroft?

Yes. We work evenings, overnight and at weekends. It means the site in Westcroft keeps running as normal. Your opening times are the first thing we ask for.

What does TR19 mean?

BESA’s ventilation hygiene specification, with two parts that matter most here: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It is not law, but it’s the benchmark.

What do you clean inside the unit?

Everything inside the unit that air passes over, from the intake and filters through the coils and fan to the outlet. The photo report shows each section before and after.

How much does AHU cleaning cost?

It depends on the site, so we quote each one individually. For a quote, ring 0345 646 2711, or send details by email with the site type, opening hours and a few photos.

Will you repair the fan or motor?

Motors, belts, controls and coils that need repair are a job for your maintenance contractor. We clean the unit and report anything we see that needs attention.

What happens to the waste?

We contain it and take it with us. We collect grease, debris and waste water as we go, so it doesn’t spread.

Which accreditations do you hold?

We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

What the work involves, part by part

Rooftop and plant room units

Many AHUs sit on roofs or in plant rooms with limited access. Access is planned during the survey so the quote reflects it.

Fans and fan sections

The fan moves all of the unit’s air, so dirt on it gets spread around. The impeller, its housing and the fan chamber are cleaned.

The process

Each visit runs to the same pattern: sheeting and protection first, isolate whatever needs isolating, carry out the AHU cleaning, tidy up and leave you the report. The visit itself takes a single shift for a typical unit, longer for large or heavily soiled ones. In a place like Westcroft, we fit the visit around your hours.

  1. We start with a survey of the unit and a fixed quote for the work.
  2. The unit is shut down with your site team and the area protected.
  3. Filters, coils, fan section and casing are cleaned in turn.
  4. We clean out the drain tray and make sure it drains.
  5. You get a TR19® certificate and a photo report.

Preparing for the visit

Advice

Ventilation in Westcroft buildings

Food Standards Agency data includes about 17 schools, colleges and universities and about 20 care, childcare and hospital premises across Westcroft and its immediate surroundings (about a mile and a half). Where buildings like these have air handling units, filters, coils and drain trays need regular attention. Westcroft, about 46 miles from central London, is within our usual area. Evening, overnight and weekend visits are all possible. The nearest hospital to Westcroft is Bletchley Community Hospital, about 2.2 miles east. If you run a surgery, clinic or care home, your ventilation deserves the same care as a hospital’s, on a smaller scale.

If you manage a school such as Oxley Park Academy, ventilation cleaning is best booked for the holidays.

Westcroft is about 2 miles west of Bletchley, in Milton Keynes. From the centre of Westcroft to the outskirts, we cover AHU cleaning for every kind of premises, from a single unit to a large public building. Westcroft is one of 73 towns, villages and districts in Milton Keynes where we work for commercial clients.

Work in MK4 and MK5 is surveyed, quoted and booked the same way as anywhere else. We cover sites on Powis Lane, Rains Road and Niven Lane and nearby roads. If your site is just outside Westcroft, we cover Shenley Church End (1 mile north), Furzton (1 mile east), Loughton (2 miles north), Milton Keynes (3 miles north-east) and Denbigh (3 miles east). We also work in nearby towns such as Newport Pagnell (6 miles north-east), Bletchley and Fenny Stratford (3 miles east), Middleton (5 miles north-east), Fenny Stratford (4 miles east), Olney (11 miles north) and Broughton (5 miles north-east). Westcroft is one of the larger places we cover in Milton Keynes for AHU cleaning.

In-house cleaning or a specialist?

Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they don’t reach the grease that builds up further in. That part needs specialist access and equipment.

Logging matters as much as cleaning. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.

What we are called out for in Westcroft

Planned maintenance often covers belts, motors and filters but not cleaning. So a unit can be well maintained and still dirty.

Most sites get in touch when they notice one of these:

  • Units needing a clean before a new tenant or handover
  • Filters that are clogged or overdue
  • Fan sections that haven’t been cleaned in years
  • Leaves and litter drawn into the unit

If you run a surgery, dental practice or care home near Westcroft, clean ventilation matters as much to you as to a hospital like Bletchley Community Hospital (about 2.2 miles east).

Aftercare tips

Looking after the system between visits is straightforward, and it helps at the next visit:

  • Make sure the unit’s access doors open easily
  • Flag stale or damp smells in the supply air
  • Clear leaves and litter away from the intake
  • Report water on the plant room floor

You receive a TR19® certificate and a photo report after the clean. They belong in the plant or maintenance log.

Keep the area around the intake clear. What’s near the intake ends up in the unit.

When it’s something else

Not every problem is solved by AHU cleaning, and we’d rather say so up front. It will not put right:

  • Damaged coils beyond cleaning
  • The supply and extract ducts, quoted separately
  • Problems with the unit’s controls or sensors

If in doubt, phone us on 0345 646 2711 or send us an email and we will say what we think.
