AHU cleaning in West End

AHU cleaning in West End, done properly

Drain trays under cooling coils are meant to empty. If the outlet blocks, standing water and slime build up, in the airstream that feeds the building. Clearing and cleaning the tray is central to every AHU clean. The work covers dampers and louvres, filter sections and internal panels, and common reasons people get in touch are condensate trays that won’t empty and dirty fans and fan housings.

In a place like West End, air handling units are often tucked into roof spaces or small plant rooms, out of sight and easy to overlook. Filters, coils and drain trays need attention whatever the size of the unit.

We are CHAS and SafeContractor accredited, we hold ISO 9001 and we’re fully insured. On top of that, we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we have been trading since 2009.

What we’re called out for in West End

Most units live out of sight on roofs, in plant rooms or in ceiling voids, so they’re easy to forget about. It’s easy for a long time to go by without anyone opening the panels.

If you notice any of these, it’s worth a diagnosis:

  • Units needing a clean before a new tenant or handover
  • Odours coming through the supply air
  • Blocked condensate drains and slimy trays
  • Debris and leaves in the fresh air intake

Healthcare ventilation, from large hospitals like Moorgreen Hospital (about 0.7 miles east) to small clinics, depends on clean filters, coils and ducts.

Questions to ask before you book

  • Whether a written report and pictures are included
  • Proof of accreditation you can verify
  • Whether they recommend a next date
  • If the quote is a fixed price or an estimate

Questions to ask before booking

Why deal with it now?

Facilities teams are often asked for evidence that the ventilation is looked after. Our certificate and photo report give you clear evidence, for audits, tenants or your own peace of mind. Booking now means the visit to West End is planned around you, not forced by a breakdown.

What you pay reflects the actual work. That’s why every job is surveyed first, and why the quote is fixed before any work starts.

West End buildings and their air

Food Standards Agency records list about 20 schools, colleges and universities and about 20 hospitals, care homes and childcare premises registered as food businesses in and around West End, up to about a mile and a half out. Many buildings of this kind have supply and extract ductwork that gathers dust and needs inspecting. The nearest hospital to West End is Moorgreen Hospital, about 0.7 miles east. Hospitals show how much a building can rely on its ventilation, and smaller healthcare sites rely on theirs too.

Classrooms and halls at schools such as Saint James' Church of England Primary School are easiest to work in when pupils are away.

West End is about 2 miles east of Southampton, in Hampshire. Whether your site is in the middle of West End or further out, AHU cleaning is available to all kinds of commercial premises, from a single unit to a large public building. Our Hampshire coverage runs to 683 places, and West End is one of them.

Every address in SO30 and SO18 is covered for AHU cleaning, from busy streets to back roads. That includes premises on High Street, Hatch Mead and Glenlea Close and nearby roads. We also cover the places around West End: Chartwell Green (1 mile west), Harefield (1 mile south), Townhill Park (1 mile west), Midanbury (1 mile west) and Mansbridge (1 mile north-west). Larger places within reach include Winchester (9 miles north), Gosport (12 miles south-east), Eastleigh (3 miles north), Fareham (8 miles south-east), Horndean (14 miles east) and Totton (7 miles west).

Staff cleaning versus specialist work

Staff cleaning and specialist work aren’t the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

Day-to-day cleaning is something your team can do: wiping canopies, washing grease filters and recording it in a log. Inside the ducts, risers and fan is specialist work, which is where we come in.

Common questions in West End

Can you come to West End after we close?

Yes, out-of-hours work is a big part of what we do. It means the site in West End keeps running as normal. Your opening times are the first thing we ask for.

Can you get to a site in West End?

Yes, smaller places are covered as well as towns. Just mention lanes, gates or anything else about the site when you book.

How long does it take to clean an air handling unit?

The work takes half a day to a full day per unit, with large plant planned over several shifts. Large plant can be split over several shifts, so ring 0345 646 2711 or use the quote form to talk it through.

How far ahead should we book?

It depends on the time you need and how big the job is. Tell us your preferred dates when you ask for a quote, and if it’s an emergency, call us any time.

Can you fix a faulty AHU?

Motors, belts, controls and coils that need repair are a job for your maintenance contractor. We’ll flag anything we notice during the clean.

Do you survey before quoting?

Yes. Every job is surveyed first, either from pictures and details you send or on a site visit. Then you get a fixed quote.

Can you clean the ducts connected to the AHU?

Yes. Ductwork is cleaned through access panels, and any sections we cannot reach are noted in the report, and new panels can be fitted.

Will we get paperwork for the AHU clean?

Yes. Every clean comes with a TR19® certificate and a photo report. They’re worth keeping with the plant records.

How the visit works

We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Anything that needs to be off for the work is switched off and left to cool first, and floors and nearby surfaces are sheeted. The work itself takes from a few hours for a compact unit to a day or more for a large one. We plan the journey to West End and bring what the job is likely to need.

  1. We look at the unit and the plant area during the survey.
  2. We sheet the area and the unit is isolated.
  3. Each section is cleaned of dust, debris and slime.
  4. Coils and trays are cleaned and the condensate drain cleared.
  5. The unit is closed up and handed back, with a report to follow.

How to prepare

  • Mention any locked doors, roof access or ceiling voids
  • Have your last certificate or report to hand
  • Agree a time when the area can be out of use

How to get a quote

Getting a quote doesn’t take long. Call or email with a few details and you’ll typically have a fixed price within one working day. Where a survey is needed, we arrange a time that suits the site.

Advice

For landlords and multi-site operators

Running several sites is easier with one contractor. We work across London and the South East, so visits at different addresses can be planned together and kept on a regular cycle.

We regularly work with managing agents. Tell us the site, the work and the access arrangements, and we’ll send a fixed quote.

Part by part

Filters

Every AHU relies on its filters to catch dust before it reaches the coils. As part of the clean, filters are checked and cleaned or replaced as agreed, and clean the filter housing.

Fans and fan sections

The fan section is cleaned with the unit switched off and isolated with your site team.

When something else is needed

Some problems need a different service or another trade:

  • Ventilation that was badly designed in the first place
  • Coils that are corroded or leaking and need replacing
  • The supply and extract ducts, quoted separately

If in doubt, call 0345 646 2711, or email photos and we’ll say what we think.
