Water Oakley AHU cleaning
Air handling unit cleaning in Water Oakley, surveyed first and signed off with a written report and pictures. Ask us for a fixed quote.
- Coils clogged with dust and debris
- Plant that has been serviced but not cleaned
- Odours coming through the supply air
How we price AHU cleaning
We do not publish a price list, because sites vary so much. What we look at:
- How many systems or sites are involved
- One-off work versus a regular cycle
- What state the system is in
- How big the system is
Combining work into one visit or one programme often makes better use of the time. Tell us about everything you’d like looked at and we will price it together.
What we need to know
What to send for a quote:
- Any access panels or hatches you can see
- Photos showing the whole system and its surroundings
- How we’d reach plant on a roof or in a plant room
- Any previous report or certificate
Every quote begins with a look at the system, either from photos and details you send or from a site visit. Then we send a fixed price so you know the cost before work begins.
AHU cleaning in Water Oakley, done properly
Heating and cooling coils trap dust that gets past the filters. Dirt on the fins holds back air and makes the unit work harder to do the same job. We clean coils with methods suited to their condition, taking care not to damage the fins. The work covers heating and cooling coils, filter sections and dampers and louvres, and the jobs we see most are stale or musty smells from the ventilation and blocked condensate drains and slimy trays.
For a building in or near Water Oakley, access is agreed in advance and the visit is planned around the journey, and the ventilation is inspected, cleaned and recorded the same as anywhere.
We are CHAS and SafeContractor accredited, we hold ISO 9001 and we’re fully insured. We are also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’ve been trading since 2009.

Water Oakley: your questions answered
Can you work in Water Oakley outside opening hours?
Yes. We work evenings, overnight and at weekends. The site is handed back ready to open. Your opening times are the first thing we ask for.
Can ventilation in schools around Water Oakley be cleaned out of term?
Yes. Half-terms and the summer break are the natural time for school work. Around Water Oakley, the Food Standards Agency lists about 16 schools and colleges with registered kitchens within a mile and a half or so. Tell us your holiday dates and we will book the visit for when the site is empty.
What happens to the waste?
It’s contained and taken away. We collect grease, debris and waste water as we go, so it does not spread.
What does AHU cleaning cost?
The cost depends on the size of the system, its condition, access and timing. Call for a fixed quote and we will usually reply within one working day.
What information do you need?
Only a few details: where it is, what kind of site, when it’s open and the access. Photos and the last report help too. Then call 0345 646 2711 or use the quote form.
How long does an AHU clean take?
Expect it to take half a day to a full day per unit, with large plant planned over several shifts. Size, layout and how dirty it is decide the rest, and we’ll confirm the time when we quote.
Which accreditations do you hold?
Our accreditations are CHAS, SafeContractor and ISO 9001, alongside BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.
Do you have insurance?
Yes. Full insurance covers our work and have been trading since 2009.
What we do, step by step
We start by comparing what we find with the survey or your photos. Anything unexpected is raised with you before we go further. From there, it takes a single shift for a typical unit, longer for large or heavily soiled ones. We agree a date with you, plan the drive to Water Oakley and turn up when the site is quiet.
- The survey covers the unit, its access and how it can be shut down.
- The area is protected and the unit made safe.
- Dirt and debris are removed from each section.
- We clean the coils and clear the tray and drain.
- We close every panel, hand the unit back and send the report and certificate.
Before we arrive
- Find the previous report, if there is one
- Allow time for equipment near the work to be turned off and cool down
- Tell us about site rules, permits or sign-in
How to get a quote
For a fixed quote, ring 0345 646 2711 or use the quote form and tell us the type of site, your opening hours and roughly what the system looks like. Photos and the last report, if you have one, make the quote quicker. You will usually have a quote within one working day.
Advice
Looking after it afterwards
Aftercare is simple, and it helps at the next visit:
- Note any water around the unit or leaks below it
- Plan the next inspection before the last report gets filed away
- Look at the condensate drain whenever the unit is serviced
- Keep inspection doors on the unit in good order
When we’ve closed the unit up, it can be restarted with your site team. Keep an eye on the condensate drain over the next few days to make sure it stays clear.
Make sure access doors and panels on the unit open easily. If a section is hard to get into, it tends not to get checked.
When something else is needed
AHU cleaning can’t fix everything, and we’d rather say so up front. It does not solve:
- Airflow problems caused by the system’s design
- Damaged coils beyond cleaning
- The supply and extract ducts, quoted separately
Not sure which it is? You can call us on 0345 646 2711, or email photos and we’ll tell you honestly before you book.
Parts of the system we cover
- Supply and extract fans
- Drain trays
- Dampers and louvres
- Filter sections

- Internal panels
What your team can do, and what needs us
Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. What they cannot safely do is clean inside the ductwork, the fan or the risers, and that’s where we come in.
A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. That’s our job.

Part by part
Drain trays
Older trays can corrode and start leaking. We record their condition with pictures so you can decide on any repairs.
Rooftop and plant room units
Ceiling-mounted and compact units are cleaned too. The space underneath is protected with sheeting first.
Multi-site and managed buildings
We work for landlords, managing agents and facilities managers as well as the people running the site. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we’re happy to quote for all of it.
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.
