AHU cleaning in The Folly

Aftercare tips

Good habits slow the build-up between visits. Our tips:

  • Look at the condensate drain whenever the unit is serviced
  • Watch for drips or damp patches near the plant
  • Diary the inspection date recommended in the report
  • Flag stale or damp smells in the supply air

We recommend when the unit should next be inspected or cleaned, based on what we found. TR19® Air is risk-based, so the interval depends on the unit and how the building is used.

Keep the area around the intake clear. Anything around the intake is likely to be drawn in.

AHU cleaning in The Folly

Our AHU cleans for sites in The Folly cover the parts that collect dirt: the filter section, heating and cooling coils, drain trays, fan and casing. You get a TR19® certificate and a photo report showing the unit before and after. Typical jobs include coils clogged with dust and debris and rooms that smell stuffy when the system runs, across heating and cooling coils, dampers and louvres and drain trays.

For a building in or near The Folly, access is agreed in advance and the visit is planned around the journey.

Accreditations are easy to claim and worth checking. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, and we’re fully insured.

What the work involves, part by part

Heating and cooling coils

Heating and cooling coils have tightly packed fins that trap fine dust. They’re cleaned using methods that will not bend or flatten the fins.

Filters

Filters are the first line of defence in the unit. As part of the clean, filters are checked and cleaned or replaced as agreed, and clean the filter housing.

The Folly questions

Do you work in villages like The Folly?

Yes, The Folly is part of our area, however small the site. Photos of the system and directions to the site help us plan the visit.

Do you clean school ventilation in The Folly in the holidays?

Yes. Half-terms and the summer break are the natural time for school work. With about 2 schools and colleges on the FSA’s register within roughly a mile and a half of The Folly, it pays to plan holiday dates ahead. You can ring 0345 646 2711 or drop us a line with the dates the site is empty.

What if parts of the system cannot be reached?

They’re listed in the report, never skipped quietly. You’ll know exactly which parts weren’t reached and why, and we can quote to improve the access.

What does AHU cleaning cost?

We don’t publish prices, because the cost depends on the job: the size of the system, its condition, access and when we can work. You get a fixed price before work begins.

How long does an AHU clean take?

The work takes a single shift for a typical unit, longer for large or heavily soiled ones. Bigger units can be phased, so call us on 0345 646 2711, or send details by email to talk it through.

Do you work with multi-site operators?

Yes. Tell us the addresses and what each needs and you will get one fixed quote.

What types of premises do you cover?

All kinds of commercial and public premises: kitchens, offices, schools, healthcare, retail, leisure and food production. Work is timed around how each site runs.

What do you do to protect the area?

Protection goes down first: floor sheeting and covers over nearby surfaces and equipment. We tidy up and take our waste away before we leave.

The process

There’s very little for your team to do on the day. A contact on site lets us in at the agreed time and points us to the system, and we take it from there. Afterwards, the area is left tidy and the written report follows. The timing of a visit to The Folly is set by you, and the travel is our side of the planning.

  1. First the unit is surveyed, from pictures or a visit, and the scope agreed.
  2. The unit is shut down with your site team and the area protected.
  3. Filters, coils, fan section and casing are cleaned in turn.
  4. We clean out the drain tray and make sure it drains.
  5. You get a TR19® certificate and a photo report.

Before we arrive

  • Mention any parking or loading restrictions
  • Find the previous report, if there is one
  • Tell us the best time to work, such as after service or at a weekend

How to get a quote

To help us quote: where the site is, what it is and its opening hours, photos of the system and the last certificate or report, if there is one. Once you have those, call 0345 646 2711, or email photos.

Advice

How we price AHU cleaning

Every site gets its own quote. This is what makes a difference:

  • Any permits to work or inductions
  • When the work can happen, such as evenings, overnight or weekends
  • The size of the system
  • What state the system is in

The cost depends on the size of the system, what state it’s in and how easy it is to reach. We give you a fixed price before we start, so there are no surprises.

What we need to know

A few details help us quote accurately. When you get in touch, it helps to send:

  • Close-ups of filters, grilles, hatches or access panels
  • How we’d reach plant on a roof or in a plant room
  • The site address and the type of premises
  • The times we could work without disrupting the site

Quotes are quick. Call or email with a few details and you’ll typically have a fixed price within one working day. If we need to see the system first, we book a survey around your hours.

Managing agents and facilities teams in The Folly

We regularly work with managing agents. Tell us the site, the work and the access arrangements and we will come back with a fixed quote.

Records are where multi-site compliance often slips. Each visit ends with a dated report and pictures, so you can show an insurer or inspector what was done at each site.

What staff can safely do

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.

Staff cleaning does not replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but hidden parts of the system still need specialist attention.

Why deal with it now?

Facilities teams are often asked for evidence that the ventilation is looked after. Our certificate and photo report give you clear evidence, for audits, tenants or your own peace of mind. In a place like The Folly, ductwork and fans are easy to forget until something goes wrong.

Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we’ll explain each part.
