AHU cleaning in St Denys
Drain trays under cooling coils are meant to empty. When the drain blocks, water sits there and the tray turns slimy, right in the path of the air going into the building. Cleaning and clearing it is a key part of the job. The work covers drain trays, dampers and louvres and supply and extract fans, and the jobs we see most are plant that has been serviced but not cleaned and dust-coated heating and cooling coils.
Smaller buildings around St Denys often keep their ventilation units in a roof void or plant cupboard, where they’re easy to forget. Every unit, large or small, has filters, coils and a drain tray to keep clean.
We are CHAS and SafeContractor accredited, we hold ISO 9001 and we are fully insured. We’re also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

St Denys: your questions answered
Can the work in St Denys be done at night or at weekends?
Yes, out-of-hours work is a big part of what we do. The site is handed back ready to open. Your opening times are the first thing we ask for.
Do you do school ventilation cleaning in St Denys in the summer holidays?
Yes, and it’s the easiest time to do it. Around St Denys, the Food Standards Agency lists about 37 schools and colleges with registered kitchens within a mile and a half or so. Send us your term dates when you ring 0345 646 2711, or email photos, and we’ll fit the work in.
Do you repair air handling units?
Motors, belts, controls and coils that need repair are a job for your maintenance contractor. We clean the unit and report anything we see that needs attention.
Can one contract cover all our sites?
Yes. Send the list of sites and the work at each and you’ll get one fixed quote.
What about areas you cannot get to?
They’re marked on the report. Often the fix is extra access, such as new panels in ductwork, which we can install.
Is St Denys in your area?
Yes. We work across Greater London, Surrey, Kent, Sussex, Hampshire, the Isle of Wight, Berkshire, Buckinghamshire, Oxfordshire, Hertfordshire and Essex, St Denys included.
How much notice do you need?
The more notice, the better, particularly for night and weekend visits. Quotes usually come back within one working day, and there’s a 24/7 line for emergencies.
What is TR19?
TR19® is the BESA specification for keeping ventilation systems clean. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
Why act early in St Denys
When the unit is clean, less dirt reaches the ducts, so the ducts and grilles stay cleaner between cleans. It also means the next inspection has less to find. Booking now means the visit to St Denys is planned around you, not forced by a breakdown.
Working hours, access and the scale of the site can all change the price. We take each of them into account, and the price is fixed before work begins.
What you get with us
- Evenings, overnight and weekends, plus 24/7 emergency callout
- Fixed quotes, normally within one working day
- A single point of contact for sites across the South East and London
- Every job surveyed first
In-house cleaning or a specialist?
Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.
If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, they should report it rather than try to fix it. We will take a look and give you a fixed quote.
Different parts, different methods
Filters
What’s on the filters is a good clue to what’s further in. We photograph them for the report.
Drain trays
A tray that does not drain becomes a pool of stagnant water in the airstream. We clean it and report anything about the tray or drain that needs fixing.

Landlords, agents and facilities managers
If you look after several sites, we can plan visits across the whole estate and price them together. Each site gets its own report and photos, so records stay tidy.
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.
What affects the cost of AHU cleaning
Some jobs are bigger than they look, and some smaller. The main factors:
- Any permits to work or inductions
- What state the system is in
- Parking and loading at the site
- Access, including roofs, risers and ceiling voids
Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we will explain each part.
What to send for a quote
To help us quote quickly, please include:
- Anything you’ve noticed, such as smells, noise, drips or poor airflow
- Your last certificate, test record or report
- Where the site is and what kind of site it is
- Any access panels or hatches you can see
There’s no standard price list, because no two systems are the same. We look at your system first, from pictures or on a visit, and then send you a fixed quote. To start, call us on 0345 646 2711, or email photos.
Aftercare tips
A little care between visits keeps the system in better shape. Our advice:
- File each AHU report in the maintenance log
- Book the next check in line with the report
- Watch for drips or damp patches near the plant
- Clear leaves and litter away from the intake
Restart the unit with your site team or maintenance contractor once we’ve finished. Keep an eye on the condensate drain over the next few days to confirm water is draining away.
Regular inspection under TR19® Air shows when cleaning is due instead of leaving it to guesswork.
The process
There’s very little for your team to do on the day. A contact on site lets us in at the agreed time and points us to the system, and we take it from there. Afterwards, the area is left tidy and the written report follows. A site near St Denys typically has room to park, so the questions are about access to the system and your hours.
- We agree a shutdown window that suits the building.
- Before cleaning, each section is photographed.
- Filters, coils and internal surfaces are cleaned from intake to discharge.
- We finish with the fan section and the drain tray.
- After photos are taken and the certificate issued.
Before we arrive
- Tell us the best time to work, such as after service or at a weekend
- Move anything stored near the system
- Let us know how we reach the system, including roofs, risers and plant rooms
