How we handle AHU cleaning in Simpson

Our AHU cleaning covers sites in Simpson and the rest of Milton Keynes, in buildings such as offices, schools, healthcare sites and shops. The work is timed around when the system can be switched off, including evenings, nights and weekends. The work covers internal panels, drain trays and filter sections, and common reasons people get in touch are plant that needs cleaning after a refit and stale or musty smells from the ventilation.

Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, where filters and drain trays get forgotten.

Accreditations are easy to claim and worth checking. We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001, with full insurance on top.

Leave it or put it right?

A clean unit feeds cleaner air into the ductwork, so the ducts and grilles stay cleaner between cleans. It also means the next inspection has less to find. Our emergency line runs 24/7, but a planned visit to Simpson is calmer for everyone.

Putting the work off seldom saves money. Problems in a system tend to grow, and a neglected system can mean more work. If you are unsure, phone us on 0345 646 2711 or use the quote form for straight advice and a fixed quote.

Different parts, different methods

Drain trays

Standing water in a tray sits right where the air passes. We clean it and report anything about the tray or drain that needs fixing.

Heating and cooling coils

Dirt on a coil slows the air and makes it harder for the coil to heat or cool. A clean gets air moving through the coil properly again.

Simpson: your questions answered

Do you work overnight in Simpson?

Yes, out-of-hours work is a big part of what we do. The site is handed back ready to open. When you phone us on 0345 646 2711, or email photos, mention when the site is quiet.

Can you get to a site in Simpson?

Yes. Simpson is within the area we cover across London and the South East. Just mention lanes, gates or anything else about the site when you book.

What does TR19 mean?

TR19® is the BESA specification for keeping ventilation systems clean. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.

How often should an air handling unit be cleaned?

That’s set by inspection, in line with TR19® Air. A hard-working unit, or one serving a hospital or care home, may need cleaning more often.

Can you price the work without visiting?

Yes, for many jobs. Send wide shots, close-ups of any access panels and anything that worries you, and we usually come back within one working day. Some sites still need a visit, and we’ll say so.

Which parts of an air handling unit do you clean?

Everything inside the unit that air passes over, from intake to discharge, including coils, fan and drain trays. You get a photo report showing each part before and after.

What accreditations do you have?

CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We’re fully insured and have been trading since 2009.

How far ahead should we book?

The more notice, the better, particularly for night and weekend visits. Quotes usually come back within one working day, and emergencies are covered by our 24/7 line.

What we do, step by step

There are three stages on the day: getting the area ready, doing the work and signing it off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with pictures. Most of the time goes on the work itself, which takes anything from half a day for one small unit to several shifts for a plant room full of them. In a small place like Simpson, the journey is planned ahead and the visit arranged around the site’s hours.

  1. The survey covers the unit, its access and how it can be shut down.
  2. The area is protected and the unit made safe.
  3. Each section is cleaned of dust, debris and slime.
  4. Coils and trays are cleaned and the condensate drain cleared.
  5. We close every panel, hand the unit back and send the report and certificate.

How to prepare

  • Allow time for equipment near the work to be turned off and cool down
  • Move anything stored near the system
  • Let us know about parking and loading

Advice

When to call us in Simpson

An overdue filter loads up with dirt, cutting airflow and sometimes letting dirty air bypass them altogether. Then the rest of the unit takes the load.

Signs it’s time to call us include:

  • Plant that has been serviced but not cleaned
  • Blocked condensate drains and slimy trays
  • Air handling units with blocked filters
  • Coils clogged with dust and debris

Wherever a school like Charles Warren Academy has ducted ventilation, a half-term visit keeps the work out of lesson time.

What affects the cost of AHU cleaning

The diagnosis comes before the price. We look at:

  • Site requirements such as sign-in and permits
  • The size of the system
  • Parking and loading at the site
  • Working hours and out-of-hours timing

Working hours, access and the scale of the site all affect the cost. We take each of them into account and give you a fixed price before work begins.

Helping us quote

When you call or email, it’s useful to have:

  • The roof, plant room or outside wall the system runs to
  • The paperwork from the last visit, if you have it
  • Close-ups of filters, grilles, hatches or access panels
  • Your opening hours and when the area is out of use

Here’s what helps us quote: where the site is, what it is and its opening hours, photos of the system and the last certificate or report, if there is one. Once you have those, phone us on 0345 646 2711, or send details by email.

What your team can do, and what needs us

When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that won’t come clean, they should report it rather than try to fix it. We can diagnose it and quote.

Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. What they can’t safely do is clean inside the ductwork, the fan or the risers, and that is where we come in.

What AHU cleaning cannot fix

We’d rather tell you now than book work that won’t help, so these are the things it won’t cover:

  • Ductwork downstream of the unit, which is a separate clean
  • Faulty motors, drives or bearings
  • Leaking heating or cooling coils

Not sure which it is? You can call 0345 646 2711 or drop us a line and we will tell you honestly.
