AHU cleaning in Seaview

A cooling coil drips condensate into a tray that should drain away. If the outlet blocks, standing water and slime build up, right in the path of the air going into the building. Cleaning and clearing it is a key part of the job. If you have fan sections that haven’t been cleaned in years and stale or musty smells from the ventilation, we can put it right.

In rural areas, ventilation units are often in roof voids or outbuildings, which makes them easy to overlook.

The report is your system’s health record: dated, with photos, and showing what was done. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal and sits alongside the report.

Managing agents often deal with us directly. Send the address, what’s needed and how access works, and we will send a fixed quote.

We also work for facilities teams across offices, schools and healthcare in Seaview and across the Isle of Wight. Work can be phased by floor, building or site to keep disruption down.

Seaview: your questions answered

Can the work in Seaview be done at night or at weekends?

Yes, out-of-hours work is a big part of what we do. Your customers, staff or residents in Seaview needn’t be disturbed. Just give us a ring on 0345 646 2711 or send us an email with your opening times and we will plan around them.

Can you clean school ventilation in Seaview during the holidays?

Yes. The holidays are the usual time for school work. There are about 6 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Seaview. Just ring 0345 646 2711, or send details by email with your term dates and we’ll plan around them.

What information do you need?

Some pictures and a quick description of the system plus the address and your hours. If we need more, we will ask.

Do you work with multi-site operators?

Yes. Tell us the addresses and what each needs and we’ll quote them together.

Do you look at the system first?

Yes. For many sites, photos and a few details are enough, while bigger or harder-to-see systems are surveyed on site.

How long does it take to clean an air handling unit?

The work takes anything from half a day for one small unit to several shifts for a plant room full of them. Bigger units can be phased, and you can call us on 0345 646 2711 or email us to plan it.

Do you need to switch the unit off?

Yes. The fan must be stopped and the unit isolated, so we plan it for a time that suits the building.

What does TR19 mean?

BESA’s ventilation hygiene specification, with two parts that matter most here: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It isn’t law, but it’s the benchmark.

What AHU cleaning looks like in Seaview

There are about 6 schools, colleges and universities and about 5 hotels and B&Bs on the FSA’s food hygiene register within about 1.5 miles of central Seaview. Classrooms, bedrooms and care spaces are often served by ducted air, and that ductwork collects dust over time. The nearest hospital to Seaview is Gosport War Memorial Hospital, about 5.3 miles north. Healthcare ventilation is a good example of why supply ducts need inspecting: the air goes straight to patients.

Wherever a school like Nettlestone Primary School has ducted ventilation, a half-term visit keeps the work out of lesson time.

When to call us in Seaview

It matters for two reasons: air quality, since the unit feeds occupied rooms, and performance, since dirt makes it strain. For anyone working, learning or staying in a building in Seaview, that is air they breathe for hours at a time.

These are the problems we see most often:

  • Odours coming through the supply air
  • Units needing a clean before a new tenant or handover
  • Dirty coils holding back the airflow
  • Leaves and litter drawn into the unit

Hospitals such as Gosport War Memorial Hospital (about 5.3 miles north) show how much a building can rely on clean ventilation, and smaller healthcare sites near Seaview are no different.

What to look for in a quote

  • Whether the quote shows VAT
  • Whether the work can be done while the site is closed
  • What happens if part of the system cannot be accessed
  • Whether the figure could change on the day

Choosing a duct cleaning contractor

Why it’s worth doing now in Seaview

Standing water in a drain tray does not clear itself. Leave it and you risk overflows, leaks into the space below and odours carried round the building. Dealing with it early keeps the clean straightforward. It’s simpler to plan the work at Seaview now than to arrange it in a hurry later.

We don’t list prices on the website, because the cost depends on the site in front of us. For a fixed quote, call us on 0345 646 2711 or email us, and we’ll talk you through it.

In-house cleaning or a specialist?

For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.

Staff cleaning and specialist work are not the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they do not reach the grease that builds up further in. That part needs specialist access and equipment.

When something else is needed

We’d rather tell you now than book work that will not help, so here are the limits:

  • Coils that are corroded or leaking and need replacing
  • A system that is undersized for the building
  • Mechanical faults with motors, belts or bearings

Not sure which it is? You can call us on 0345 646 2711 or email us and we will tell you honestly.

Parts of the system we cover

  • Internal panels
  • Drain trays
  • Filter sections
  • Dampers and louvres
  • Supply and extract fans
  • Heating and cooling coils

What happens on the day

Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so the site can open as normal afterwards. On site, the work takes a single shift for a typical unit, longer for large or heavily soiled ones. If the van will struggle with a lane or gateway near Seaview, let us know and we’ll plan around it.

  1. First the unit is surveyed, from photos or a visit, and the scope agreed.
  2. We arrange the shutdown with your staff and sheet the area.
  3. Filters, coils, fan section and casing are cleaned in turn.
  4. We clean out the drain tray and make sure it drains.
  5. We close up the unit and send the certificate and before and after pictures.

Preparing for the visit

  • Let us know how we reach the system, including roofs, risers and plant rooms
  • Tell us where we can park and unload
  • Tell us about site rules, permits or sign-in

Advice

Part by part

Heating and cooling coils

Coil fins are close together and catch the dust the filters miss. We clean them with care so the fins are not damaged.

Internal casing and panels

Dust settles on every internal surface of the unit. We clean each section from intake to discharge.
