Pimlico: your questions answered
Can the work in Pimlico be done at night or at weekends?
Yes, nights and weekends are routine for us. The work in Pimlico can fit around your hours. When you call us on 0345 646 2711 or drop us a line, mention when the site is quiet.
Do you work in villages like Pimlico?
Yes. Villages and rural sites across the South East are part of our work, Pimlico included. Photos of the system and directions to the site help us plan the visit.
Do you repair air handling units?
Mechanical repairs to the unit are for your HVAC maintenance contractor. We clean the unit and report anything we see that needs attention.
How often do AHUs need cleaning?
That is set by inspection, in line with TR19® Air. Units in heavy use or in sensitive buildings may need attention more often.
Do you work with multi-site operators?
Yes. One number covers all your sites across London and the South East, with visits on a regular schedule.
Do you survey before quoting?
Yes, every time. We diagnose before we treat: the survey shows what needs doing and what access we need, and the quote is based on that.
What does AHU cleaning cost?
The cost depends on the size of the system, its condition, access and timing. Ask us for a fixed quote, usually ready within one working day.
Are you accredited?
Duct Doctor is a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we’re fully insured.
How we handle AHU cleaning in Pimlico
Our AHU cleans for sites in Pimlico cover the parts that collect dirt: the filter section, heating and cooling coils, drain trays, fan and casing. You get a TR19® certificate and a photo report showing the unit before and after. Typical jobs include coils clogged with dust and debris and intake sections clogged with outdoor debris, across internal panels, supply and extract fans and dampers and louvres.
Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, where filters and drain trays get forgotten.
Each visit ends with a written report and photos, so you have a record of what was done and when. Kitchen extract cleaning to TR19® Grease is certificated through the BESCA Vent Hygiene Elite portal.

In-house cleaning or a specialist?
Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.
In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but they don’t reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.
What AHU cleaning cannot fix
In fairness, some problems need a different fix:
- Coils that are corroded or leaking and need replacing
- Mechanical faults with motors, belts or bearings
- Ventilation that was badly designed in the first place
If in doubt, call us on 0345 646 2711, or email photos and we’ll say what we think.

- Filter sections
- Dampers and louvres
- Internal panels
- Drain trays
- Supply and extract fans
- Heating and cooling coils
Why deal with it now?
Dirt left in an air handling unit does not stay in the unit. It’s carried through the ductwork and out of the grilles, which is why the unit and the ducts are best cleaned together. It’s worth booking a check, because nobody sees inside a duct day to day.
The cost depends on how big the system is, what state it’s in and how easy it is to reach. We give you a fixed price before work begins, so there are no surprises.

Common problems we fix in Pimlico
Cooling coils create condensation, and that water has to go somewhere. A blocked outlet or a badly sloped tray leaves standing water, and that is where slime and odours start.
Clients usually contact us when they notice one of these:
- Blocked condensate drains and slimy trays
- Fan sections that haven’t been cleaned in years
- Dirty coils holding back the airflow
- Leaves and litter drawn into the unit
If you run a surgery, dental practice or care home near Pimlico, clean ventilation matters as much to you as to a hospital like Leavesden Hospital (about 1.9 miles south).

What affects the cost of AHU cleaning
Every site gets its own quote. This is what makes a difference:
- Whether several sites go on one quote
- Site rules, permits and inductions
- Access, including roofs, risers and ceiling voids
- Travel, parking and unloading
Several systems or sites on one quote often makes better use of the time. Mention every system or site you need covered, and you’ll get one fixed quote.
What to send for a quote
You do not need the technical terms. It helps if you can send:
- The postcode and the type of business
- How we’d reach plant on a roof or in a plant room
- Close-ups of filters, grilles, hatches or access panels
- Any previous report or certificate
Want a quote for AHU cleaning? Please ring 0345 646 2711, or email photos and tell us about the site. We will explain what we’d do and send a fixed quote before you commit to anything.
The process
The first job on site is protection: floors, worktops and anything near the work are covered. After that, the system is made safe and the work begins. The work on site takes anything from half a day for one small unit to several shifts for a plant room full of them, and the area is cleaned down before we leave. Seeing the system in pictures first means the trip to Pimlico can be planned properly.
- The survey covers the unit, its access and how it can be shut down.
- The area is protected and the unit made safe.
- Each section is cleaned of dust, debris and slime.
- Coils and trays are cleaned and the condensate drain cleared.
- We close every panel, hand the unit back and send the report and certificate.
Getting ready for the visit
- Mention any locked doors, roof access or ceiling voids
- Name a contact who can let us in at the agreed time
- Move anything stored near the system
