  • Intake sections clogged with outdoor debris

AHU cleaning in Old Tree

AHU cleaning in Old Tree, done properly

Heating and cooling coils trap dust that gets past the filters. Dirt on the fins holds back air and makes the unit work harder to do the same job. Coils are cleaned carefully, with methods chosen so the fins are not flattened. We are often asked to deal with units needing a clean before a new tenant or handover and rooms that smell stuffy when the system runs, across dampers and louvres, internal panels and supply and extract fans.

Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, where filters and drain trays get forgotten.

The report is your system’s health record: dated, with pictures, and showing what was done. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal and sits alongside the report.

What affects the cost of AHU cleaning

A fixed price needs a few facts first. We look at:

  • The condition of the system
  • Whether we need access equipment or extra panels
  • Working hours and out-of-hours timing
  • Where the site is and how we reach it

Working hours, access and the scale of the site all affect the cost. We take each of them into account, and the price is fixed before any work starts.

What we need to know

Photos let us diagnose from a distance. Try to include:

  • How we’d reach plant on a roof or in a plant room
  • A few general shots of the system
  • The postcode and the type of business
  • Problems your staff have spotted

Every quote begins with a look at the system, either from pictures and details you send or from a site visit. Then we send a fixed price, before work begins.

Landlords, agents and facilities managers

Running several sites is easier with one contractor. We work across London and the South East, so visits at different addresses can be planned together and kept on a regular cycle.

Managing agents often deal with us directly. Send the address, what’s needed and how access works and we’ll come back with a fixed quote.

Different parts, different methods

Rooftop and plant room units

Rooftop units take the weather, and intakes can collect leaves and debris. We clean the intake and first stage of filters along with the rest.

Drain trays

Condensate from the coil drips into a tray beneath it. Standing water and slime are removed and the outlet is checked.

What happens on the day

Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. The visit itself takes half a day to a full day per unit, with large plant planned over several shifts. A few photos of the system help us make the most of a visit to a place like Old Tree.

  1. The survey covers the unit, its access and how it can be shut down.
  2. We sheet the area and the unit is isolated.
  3. Each section is cleaned of dust, debris and slime.
  4. Coils and trays are cleaned and the condensate drain cleared.
  5. The unit is closed up and handed back, with a report to follow.

Preparing for the visit

  • Let us know how we reach the system, including roofs, risers and plant rooms
  • Have your last certificate or report to hand
  • Agree a time when the area can be out of use

How to get a quote

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before any work starts.

Advice

Old Tree questions

Is Old Tree within the area you cover?

Yes, smaller places are covered as well as towns. Let us know about access, parking and anything unusual about getting there when you book.

Do you work overnight in Old Tree?

Yes, evening, overnight and weekend work is normal for us. Your customers, staff or residents in Old Tree needn’t be disturbed. Your opening times are the first thing we ask for.

How much does AHU cleaning cost?

There’s no set price, as it depends on the job: how big it is, what state it’s in, how we reach it and the working hours. You get a fixed price before we start.

What do you do to protect the area?

We start with protection: sheeting over floors, worktops and anything close to the work. We tidy up and take our waste away before we leave.

What happens to the waste?

It leaves the site with us at the end of the visit. While we work, it’s kept contained to keep the area clean.

Are you fully insured?

Yes, we are fully insured. CHAS and SafeContractor accreditation sit alongside it for clients who vet their contractors.

Can you fix a faulty AHU?

Mechanical repairs to the unit are for your HVAC maintenance contractor. We clean the unit and report anything we see that needs attention.

Are you accredited?

We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

In-house cleaning or a specialist?

For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.

Staff cleaning does not replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but the parts you cannot see still need a specialist at the right interval.

What we’re called out for in Old Tree

Cooling coils create condensation, and that water has to go somewhere. A blocked outlet or a badly sloped tray leaves standing water, and that’s where slime and odours start.

Keep an eye out for these warning signs:

  • Debris and leaves in the fresh air intake
  • Fan sections that haven’t been cleaned in years
  • Plant that needs cleaning after a refit
  • Dirty filters cutting the airflow

If you run a surgery, dental practice or care home near Old Tree, clean ventilation matters as much to you as to a hospital like St Martins Hospital (about 5.1 miles south-west).

Questions to ask before you book

  • Whether they’re fully insured
  • How areas they cannot reach will be recorded
  • When the next visit should be, and why
  • Whether VAT is included

Honest limits

To be straight with you, some problems need a different fix:

  • Coils that are corroded or leaking and need replacing
  • Dirty ducts beyond the unit itself
  • Airflow problems caused by the system’s design

Not sure which it is? You can call us on 0345 646 2711 or drop us a line and we’ll tell you honestly before you book.
