Northend AHU cleaning
One call covers air handling unit cleaning in Northend, from survey to sign-off. CHAS and SafeContractor accredited, ISO 9001 and fully insured.
- Stale or musty smells from the ventilation
- Dirty fans and fan housings
- Units that have only ever had filter changes
When to call us in Northend
Planned maintenance often covers belts, motors and filters but not cleaning. So a unit can be well maintained and still dirty.
What we are most often called out for:
- Plant that needs cleaning after a refit
- Leaves and litter drawn into the unit
- Odours coming through the supply air
- Dirty filters cutting the airflow
Every job around Northend ends with a record of what was cleaned and what was found.

AHU cleaning in Northend, done properly
The fan pushes every bit of air in the system, so dirt on the impeller and housing gets spread around. Fan, housing and the surrounding panels are cleaned as part of the job, with the unit switched off and made safe first. We’re often asked to deal with drain trays holding standing water and leaves and litter drawn into the unit, across internal panels, filter sections and heating and cooling coils.
Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, which makes them easy to overlook.
Good records are part of the job. Each visit is written up with photos, listing what was done, anything we couldn’t reach and when the next visit is due. File it in your maintenance log so it’s ready for an insurer, fire officer or EHO.

Landlords, agents and facilities managers
For anyone managing more than one site, we can schedule visits across all of them on one quote. Each site gets its own report and pictures, so records stay tidy.
Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we can quote for the whole system.

Northend questions
Can you work in Northend outside opening hours?
Yes, out-of-hours work is a big part of what we do. That way a site in Northend doesn’t have to lose a day’s trading. Your opening times are the first thing we ask for.
Is AHU cleaning available in Northend?
Yes. We work across London and the South East, and Northend is part of that. Get in touch with the details and we’ll arrange a survey.
What information do you need?
Some pictures and a quick description of the system, with the address and opening hours. We’ll ask for anything else we need.
How much does AHU cleaning cost?
Every site is different, so each gets its own fixed quote. For a quote, give us a ring on 0345 646 2711, or email photos and tell us about the site and its opening hours.
Is a quote from pictures possible?
In many cases, yes. With good photos, the site type and your last report, we can price many jobs. Where we cannot see enough, we arrange a survey.
How long does an AHU clean take?
The work takes one overnight shift for many single units, with bigger plant phased. Bigger units can be phased, so call 0345 646 2711, or send details by email to talk it through.
Can you clean the ducts connected to the AHU?
Yes. Ventilation ductwork cleaning to TR19® Air is part of what we do. Cleaning the unit and ducts together often makes sense, and we can survey both on the same visit.
How far ahead should we book?
Book as early as you can for planned work, especially if the next clean or test is due soon. For emergencies, we take calls 24/7.

Between visits
To keep the system working properly between visits:
- Report water on the plant room floor
- Make sure the unit’s access doors open easily
- Check the drain tray is emptying during routine visits
- Clear leaves and litter away from the intake
Stick to the filter change schedule, because good filters protect everything downstream. Record each change in the maintenance log.
Regular filter changes are the best protection an AHU has. Once filters clog, dirt starts getting past them.

How the job changes from site to site
Drain trays
Standing water in a tray sits right where the air passes. We clean it and note if the slope or the drain needs attention.
Rooftop and plant room units
Rooftop units take the weather, and intakes can collect leaves and debris. We clean the intake and first stage of filters along with the rest.
The process
Everything the job needs comes with us, including protection sheets, the right tools and access kit. You only need to give us clear access and switch off what needs to be off. On site, the work takes a single shift for a typical unit, longer for large or heavily soiled ones. A quick note on how to find the site and where to park makes a visit to Northend run smoothly.
- We start with a survey of the unit and a fixed quote for the work.
- With your site team, the unit is switched off and isolated, then the area around it protected.
- Filters, coils, fan section and casing are cleaned in turn.
- We clean out the drain tray and make sure it drains.
- You get a TR19® certificate and a photo report.
Getting ready for the visit
- Plan for cooking equipment or plant to be off before we arrive
- Mention any parking or loading restrictions
- Let us know how we reach the system, including roofs, risers and plant rooms
Getting a quote
Some systems can be priced from pictures; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.

In-house cleaning or a specialist?
Staff cleaning and specialist work are not the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.
Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. Inside the ducts, risers and fan is specialist work, which is where we come in.
