AHU cleaning for kitchens and businesses in Moss End
An air handling unit is the heart of a building’s ventilation: air is pulled in, filtered, conditioned and sent out through the ducts. Whatever builds up inside it travels with that air, which is why we clean the unit itself, not just the ducts. We are often asked to deal with intake sections clogged with outdoor debris and air handling units with blocked filters, across dampers and louvres, drain trays and filter sections.
For a building in or near Moss End, access is agreed in advance and the visit is planned around the journey, and the ventilation is inspected, cleaned and recorded the same as anywhere.
Accreditations are easy to claim and worth checking. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, and we’re fully insured.

For landlords and multi-site operators
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. Where responsibility is shared, records matter even more.
Keeping records across a portfolio is half the battle. Each visit produces a dated report with photos, so you can show an insurer or inspector what was done at each site.
What else we do in Moss End
Staff cleaning versus specialist work
Keep a record of what your team does. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, alongside our reports.
Day-to-day cleaning is something your team can do: wiping canopies, washing grease filters and recording it in a log. What they can’t safely do is clean inside the ductwork, the fan or the risers, which is where we come in.
Ventilation in Moss End buildings
Moss End, about 28 miles from central London, is within our usual area. A survey and a fixed quote come first, then the visit at a time that suits you. Moss End’s nearest hospital, Heatherwood Hospital, is about 3.7 miles south-east. Hospitals show how much a building can rely on its ventilation, and smaller healthcare sites rely on theirs too.
Hospitals such as Heatherwood Hospital (about 3.7 miles south-east) show how much a building can rely on clean ventilation, and smaller healthcare sites near Moss End are no different. If you manage a school such as Garth Hill College, ventilation cleaning is best booked for the holidays.

Around Moss End

What happens if it’s left?
A slimy drain tray only gets worse. Leave it and you risk overflows, leaks into the space below and odours carried round the building. Dealing with it early keeps the clean straightforward. Equipment tucked in a roof space or outbuilding near Moss End rarely gets looked at unless someone books it.
When the work has to happen, how we reach it and how big the site is all affect the cost. Each of those is built into the quote, and the price is fixed before any work starts.

Questions from Moss End
Do you cover smaller places like Moss End?
Yes. Villages and rural sites across the South East are part of our work, Moss End included. Let us know about access, parking and anything unusual about getting there when you book.
Is AHU cleaning available in Moss End?
Yes, Moss End is within the area we cover across London and the South East. A fixed quote typically follows within one working day of the survey details.
How often should an air handling unit be cleaned?
Under TR19® Air, cleaning is led by inspection and risk rather than a set calendar. Each report suggests when the unit should next be looked at.
Is a quote from photos possible?
Yes, if we can see what we need. If not, a site survey comes first, then a fixed quote.
Which kinds of sites do you work on?
Commercial premises of every kind: kitchens, offices, schools, healthcare, retail, leisure and food production. Work is timed around how each site runs.
Does the AHU have to be shut down for cleaning?
Yes. We cannot clean a running unit, so it’s switched off and made safe first. We agree the timing with your site team.
What’s included in an AHU clean?
The main parts are the filters, coils, drain tray, fan and inside of the casing. We confirm the scope after looking at the unit.
Can you clean without disrupting the building?
Yes. The clean is planned around when the unit can be switched off. Healthcare and care settings are planned with staff.
What the work involves, part by part
Heating and cooling coils
Heating and cooling coils have tightly packed fins that trap fine dust. We clean them with care so the fins are not damaged.
Internal casing and panels
Loose or damaged linings inside a unit can break up into the airstream. We note any we find in the report.
What affects the quote in Moss End
Before we fix a price, we need to know a few things. We look at:
- The scale of the work
- Site requirements such as sign-in and permits
- The times the site is available
- Whether it’s a one-off visit or part of a schedule
The cost depends on the size of the system, what state it’s in and how easy it is to reach. You get a fixed price before we start, so there are no surprises.
What to send for a quote
You don’t need the technical terms. Just send:
- How we’d reach plant on a roof or in a plant room
- Wide photos of the system and the area around it
- Close-ups of filters, grilles, hatches or access panels
- The paperwork from the last visit, if you have it
To get a fixed quote, phone us on 0345 646 2711 or email us and tell us the type of site, your opening hours and roughly what the system looks like. Photos and the last report, if you have one, make the quote quicker. You’ll typically have a quote within one working day.
What AHU cleaning cannot fix
Some problems need a different service or another trade:
- The supply and extract ducts, quoted separately
- Leaking heating or cooling coils
- Ventilation that was badly designed in the first place
Not sure which it is? You can call us on 0345 646 2711, or send details by email and we will tell you honestly before booking.
What the work covers
- Dampers and louvres
- Filter sections
- Supply and extract fans
- Internal panels
- Drain trays
- Heating and cooling coils
What happens on the day
We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Anything that needs to be off for the work is switched off and left to cool first, and floors and nearby surfaces are sheeted. On site, it takes anything from half a day for one small unit to several shifts for a plant room full of them. A few photos of the system help us make the most of a visit to a place like Moss End.
- We look at the unit and the plant area during the survey.
- The area is protected and the unit made safe.
- Dirt and debris are removed from each section.
- Coils and trays are cleaned and the condensate drain cleared.
- We close every panel, hand the unit back and send the report and certificate.
How to prepare
- Agree a time when the area can be out of use
- Make sure equipment near the work can be switched off and left to cool
- Let us know how we reach the system, including roofs, risers and plant rooms
Get a fixed quote
Quoting starts with a diagnosis, from your pictures and details or, where that isn’t enough, a survey on site. After that, you get a fixed price for the work so you know the cost before any work starts.
