AHU cleaning for kitchens and businesses in Mill Hill

An air handling unit is the heart of a building’s ventilation: it draws air in, filters it, heats or cools it and pushes it round the ductwork. Whatever builds up inside it travels with that air, which is why we clean the unit itself, not just the ducts. If you’re dealing with fan sections that haven’t been cleaned in years and dirty coils holding back the airflow, we can help.

Visits to a place like Mill Hill are fitted around opening hours. The method doesn’t change: inspect first, clean, then record what was done.

Insurers, fire officers and environmental health officers all look at records. So every job comes with a written report and pictures, and grease extract cleans come with a TR19® certificate issued through the BESCA Vent Hygiene Elite portal.

What AHU cleaning looks like in Mill Hill

Food Standards Agency records list about 12 schools, colleges and universities, about 15 care, childcare and hospital premises and about 4 hotels, B&Bs and guest houses registered as food businesses within about 1.5 miles of central Mill Hill. Buildings like these often rely on mechanical ventilation, which TR19® Air covers.

If you manage shops or offices close to Walmer station, a TR19® Air inspection shows whether the ductwork needs cleaning. Classrooms and halls at schools such as St Mary's Catholic Primary School are easiest to work in when pupils are away.

Your questions about AHU cleaning in Mill Hill

Do you cover smaller places like Mill Hill?

Yes, smaller places are covered as well as towns. Photos of the system and directions to the site help us plan the visit.

Can the work in Mill Hill be done at night or at weekends?

Yes. We work evenings, overnight and at weekends. The site is handed back ready to open. When you call us on 0345 646 2711 or send us an email, mention when the site is quiet.

Can we book visits on a schedule?

Yes. Plans on a 3, 6 or 12-monthly cycle are available, to suit the system and how it’s used.

Is there a survey before the work?

Yes. Every job is surveyed first, from your photos and details, or with a visit where needed. Then you get a fixed quote.

What types of premises do you cover?

Any site with a kitchen or a ventilation system to look after, from a small pub to a hospital. We work with hotels, schools, care homes, offices, retail and leisure sites.

Is there a report after cleaning?

Yes. You get a TR19® certificate plus before and after photos. Keep them in the maintenance log.

Can you look after several sites?

Yes. One number covers all your sites across London and the South East, and visits can be set on a regular cycle.

How often should an air handling unit be cleaned?

Inspection under TR19® Air decides it. A hard-working unit, or one serving a hospital or care home, may need cleaning more often.

Fixed quotes for AHU cleaning in Mill Hill

The survey tells us what the work involves. We look at:

  • The scale of the work
  • Whether we need access equipment or extra panels
  • Site rules, permits and inductions
  • Whether it’s a one-off visit or part of a schedule

What you pay reflects the actual work. That’s why we survey first, from pictures or on site, and the price is agreed before we start.

What to send for a quote

When you contact us, it’s useful to have:

  • Any access panels or hatches you can see
  • When the site is open and when it’s quiet
  • Wide photos of the system and the area around it
  • The site address and the type of premises

Some systems can be priced from pictures; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before work begins.

When something else is needed

Before booking, it helps to know what’s not included:

  • Mechanical faults with motors, belts or bearings
  • A system that’s undersized for the building
  • Building management system faults

If you are not sure, just call 0345 646 2711 or email us and we’ll give you a straight answer.

Where we work

  • Filter sections
  • Supply and extract fans
  • Internal panels
  • Dampers and louvres
  • Drain trays
  • Heating and cooling coils

How the visit works

The visit has three parts: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with pictures. The middle part takes longest, and that takes from a few hours for a compact unit to a day or more for a large one. For a place like Mill Hill, we load the van from the survey notes so the work can be done in one visit where possible.

  1. We agree a shutdown window that suits the building.
  2. We take before pictures of each section of the unit.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. We finish with the fan section and the drain tray.
  5. After pictures are taken and the certificate issued.

How to prepare

  • Let us know how we reach the system, including roofs, risers and plant rooms
  • Mention any parking or loading restrictions
  • Find the previous report, if there is one

Related advice

What the work involves, part by part

Internal casing and panels

The inside walls and floor of the casing collect dust and debris. We clean each section from intake to discharge.

Drain trays

Older trays can corrode and start leaking. We record their condition with pictures so repairs can be planned.

Between visits

Aftercare is simple, and it helps at the next visit:

  • Report stiff or damaged access doors
  • Keep the area around the fresh air intake clear
  • Plan the next inspection before the last report gets filed away
  • Watch for drips or damp patches near the plant

The report suggests a date for the next inspection or clean, based on what we found. Under TR19® Air the timing is set by inspection and risk, not a fixed calendar.

Make sure access doors and panels on the unit open easily. If a section is hard to get into, it tends not to get checked.

What staff can safely do

Staff cleaning and specialist work are not the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they don’t reach the grease that builds up further in. That part needs specialist access and equipment.

Staff cleaning does not replace a specialist visit; it supports it. Clean filters and tidy surfaces slow the build-up, but the parts you cannot see still need a specialist at the right interval.

What happens if it’s left?

Dirt left in an air handling unit doesn’t stay in the unit. It moves on into the ductwork and out into the rooms, so cleaning the ducts without the unit only goes so far. It’s easy to lose track of when the work was last done on a quieter site.

Combining work into one visit or one programme often makes better use of the time. Mention every system or site you need covered, and you will get one fixed quote.
