AHU cleaning near Maxton

AHU cleaning in Maxton, done properly

We clean the parts of the unit where dirt and moisture gather: the filter section, heating and cooling coils, drain trays, fan and casing. You get a TR19® certificate and a photo report showing the unit before and after. Typical jobs include stale or musty smells from the ventilation and coils clogged with dust and debris, across filter sections, drain trays and heating and cooling coils.

In rural areas, ventilation units are often in roof voids or outbuildings, which makes them easy to overlook.

We are CHAS and SafeContractor accredited, we hold ISO 9001 and we’re fully insured. We’re also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

Aftercare tips

Good habits slow the build-up between visits. A few tips:

  • Watch for drips or damp patches near the plant
  • Diary the inspection date recommended in the report
  • Make sure condensate is draining away
  • Flag stale or damp smells in the supply air

The report shows each section of the unit before and after, and note any part we couldn’t get to. It also notes faults we spotted, such as damaged panels or a blocked drain.

Check drain trays and condensate drains during routine maintenance. A drain that is cleared early never gets to the slime stage.

What we’re called out for in Maxton

Filters catch most of the dust, but not all of it. What gets through settles on coils, fans and the inside of the casing, building up layer by layer.

Most sites get in touch when they notice one of these:

  • Dust built up on fan impellers
  • Coils clogged with dust and debris
  • Filters that are clogged or overdue
  • Plant that has been serviced but not cleaned

If you run an office near Dover Priory station, its supply ductwork can gather dust for years before anyone looks inside.

What to look for in a quote

  • Whether the quote is based on a survey or photos
  • Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
  • What happens if part of the system cannot be accessed
  • Whether the figure could change on the day

Questions to ask before you book

Landlords, agents and facilities managers

When the building owner and the occupier are different, it’s worth checking the lease for who maintains the systems. We’re happy to deal with either side and send the paperwork to whoever needs it.

If you look after several sites, we can plan visits across the whole estate and price them together. Each site gets its own report and photos, so records stay tidy.

Maxton buildings and their air

There are about 7 schools, colleges and universities, about 18 caring premises (care homes, nurseries and hospitals) and about 8 hotels, B&Bs and guest houses on the FSA’s food hygiene register within roughly a mile and a half of the centre of Maxton. Classrooms, bedrooms and care spaces are often served by ducted air, and that ductwork collects dust over time. For Maxton, the closest hospital is Buckland Hospital, roughly 0.8 miles north. Hospitals show how much a building can rely on its ventilation, and smaller healthcare sites rely on theirs too.

If you manage a school such as St Martin's School, ventilation cleaning is best booked for the holidays. Buckland Hospital, about 0.8 miles north, is the nearest hospital to Maxton, and healthcare sites of every size need their supply air kept clean.

What affects the quote in Maxton

Before we fix a price, we need to know a few things. We look at:

  • Working hours and out-of-hours timing
  • Site rules, permits and inductions
  • Access, including roofs, risers and ceiling voids
  • The scale of the work

Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we’ll go through it with you.

Helping us quote

When you contact us, these details help:

  • When the site is open and when it’s quiet
  • Photos showing the whole system and its surroundings
  • Problems your staff have spotted
  • The site address and the type of premises

Want a quote for AHU cleaning? Please give us a ring on 0345 646 2711 or send us an email with a few details about the site. We’ll talk you through the work and give you a fixed quote before you commit to anything.

In-house cleaning or a specialist?

Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but hidden parts of the system still need specialist attention.

Keep a record of what your team does. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, alongside our reports.

FAQs for Maxton

Do you do school ventilation cleaning in Maxton in the summer holidays?

Yes, holiday work suits schools best. Food Standards Agency records list about 7 schools, colleges and universities with registered kitchens within about a mile and a half of Maxton. Just phone us on 0345 646 2711 or send us an email with your term dates and we will plan around them.

Do you work in villages like Maxton?

Yes, Maxton is part of our area, however small the site. A survey first, from pictures or a visit, means we arrive with the right kit.

Do you clean the ductwork as well?

Yes. We reach the ducts through access panels, and any sections we cannot reach are noted in the report, with new panels fitted where necessary.

Will the ventilation be off while you clean?

Yes. The unit has to be shut down and isolated before it’s opened. We agree the timing with your site team.

Can you quote from pictures?

Yes, if we can see what we need. Otherwise, we book a survey at a time that suits the site, then a fixed quote.

Do you offer emergency callouts?

Yes, any time. If something urgent happens, like a fan failing or damage after a fire, call our 24/7 line and we will talk you through the next steps.

How do you keep the site clean during the work?

We start with protection: floor sheeting and covers over nearby surfaces and equipment. The area is left tidy, with our waste taken away.

What do you do with what you remove?

It’s contained and taken away. We collect grease, debris and waste water as we go rather than letting it spread.

What we do, step by step

Before we leave, we walk the area with whoever is on site. Anything we couldn’t reach or that needs attention is pointed out there and then, and it goes on the report too. The visit takes anything from half a day for one small unit to several shifts for a plant room full of them. A few photos of the system help us make the most of a visit to a place like Maxton.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. Before cleaning, each section is photographed.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. We finish with the fan section and the drain tray.
  5. After pictures are taken and the certificate issued.

Before we arrive

  • Clear loose items from the work area
  • Tell us the best time to work, such as after service or at a weekend
  • Tell us about site rules, permits or sign-in

How to get a quote

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before work begins.
