Need AHU cleaning in Marley?

Marley questions

Is Marley within the area you cover?

Yes. Villages and rural sites across the South East are part of our work, Marley included. Let us know about access, parking and anything unusual about getting there when you book.

Can you come to Marley after we close?

Yes, evening, overnight and weekend work is normal for us. It means the site in Marley keeps running as normal. When you phone us on 0345 646 2711 or send us an email, mention when the site is quiet.

What types of premises do you cover?

Any commercial site with kitchens or ventilation, from a single café to a large school. We work with hotels, schools, care homes, offices, retail and leisure sites.

How do you protect the area?

By covering it before any work starts. The work is kept contained and leave the area clean.

What does TR19 mean?

It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It covers how systems are inspected, cleaned and checked, and it takes a risk-based approach.

Do you do ventilation duct cleaning too?

Yes. We reach the ducts through access panels, and any sections we cannot reach are noted in the report, with new panels fitted where necessary.

Do you repair air handling units?

Our AHU work is cleaning rather than mechanical repair. If we spot a fault, we note it in the report so your maintenance contractor can deal with it.

Will we get paperwork for the AHU clean?

Yes, a TR19® certificate and a photo report. The report also suggests when the unit should next be inspected.

AHU cleaning for kitchens and businesses in Marley

Think of an AHU clean as a full check-up for the ventilation. We look inside each section, clean what we find and record it with pictures, so you can see the unit’s condition for yourself. If you are dealing with rooms that smell stuffy when the system runs and units that have only ever had filter changes, we can help, from drain trays, heating and cooling coils and supply and extract fans onwards.

In rural areas, ventilation units are often in roof voids or outbuildings, where filters and drain trays get forgotten.

The paperwork matters as much as the work. Each visit is written up with photos, listing what was done, anything we couldn’t reach and when the next visit is due. Keep it with your fire safety records so it’s ready for an insurer, fire officer or EHO.

In-house cleaning or a specialist?

Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but the parts you can’t see still need a specialist at the right interval.

Keep a record of what your team does. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, alongside our reports.

Keeping the system healthy

Think of this as the after-treatment advice, in brief:

  • Do not store bins or materials near the intake
  • Check the drain tray is emptying during routine visits
  • Keep filter changes on time and recorded
  • Flag stale or damp smells in the supply air

Restart the unit with your site team or maintenance contractor once we’ve finished. Keep an eye on the condensate drain over the next few days to make sure it stays clear.

Check drain trays and condensate drains during routine maintenance. Catching a slow drain early stops standing water building up.

Why act early in Marley

A light clean now is simpler than a heavy one later. Leave it for years and dirt bakes onto coils and casings, especially where there’s been moisture. If the system at a site near Marley fails, there may be nowhere nearby to move to.

When the work has to happen, how we reach it and how big the site is all affect the cost. We take each of them into account, and the price is fixed before work begins.

Why book with us

  • A written report with photos after each visit
  • Out-of-hours work and a 24/7 emergency line
  • Fixed quotes from a survey or pictures
  • One contact for all your sites in London and the South East

Read what affects the cost or how to check a contractor.

How we price AHU cleaning

We quote each job individually. These are the things that affect it:

  • Site rules, permits and inductions
  • The scale of the work
  • Whether it’s a one-off visit or part of a schedule
  • When the work can happen, such as evenings, overnight or weekends

Kitchens, offices, schools and hospitals are all priced the same way: the size of the job, access, condition and working hours. Ask for a fixed quote and we will go through it with you.

Asking for a quote

To help us quote quickly, send us:

  • Wide photos of the system and the area around it
  • The site address and the type of premises
  • The times we could work without disrupting the site
  • Close-ups of filters, grilles, hatches or access panels

Need a price for AHU cleaning? Please call 0345 646 2711, or send details by email with a few details about the site. We’ll explain what we’d do and send a fixed quote before anything is booked.

What happens on the day

Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so the site can open as normal afterwards. The visit itself takes half a day to a full day per unit, with large plant planned over several shifts. Somewhere like Marley, lanes, gates and parking are worth mentioning in advance.

  1. We survey the unit from photos or on site and agree what’s included.
  2. With your site team, the unit is switched off and isolated, then the area around it protected.
  3. Filters, coils, fan section and casing are cleaned in turn.
  4. Standing water and slime come out of the tray and the drain is checked.
  5. We close up the unit and send the certificate and before and after photos.

Preparing for the visit

  • Have your last certificate or report to hand
  • Move anything stored near the system
  • Tell us where we can park and unload

How to get a quote

For a fixed quote, ring 0345 646 2711 or use the quote form and tell us the type of site, your opening hours and roughly what the system looks like. A few pictures and your last certificate or report help a lot. We normally come back within one working day.

Advice

When something else is needed

In fairness, some problems need a different fix:

  • Leaking heating or cooling coils
  • Airflow problems caused by the system’s design
  • Controls and BMS settings that run the unit

If you’re not sure, just call us on 0345 646 2711, or send details by email and we will give you a straight answer before you book.

Landlords, agents and facilities managers

We also work for facilities teams across offices, schools and healthcare in Marley and across Kent. Work can be phased by floor, building or site to keep disruption down.

Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We can quote either party and send the paperwork to whoever needs it.

Ventilation in Marley buildings

Going by the FSA’s register, there are about 3 caring premises (care homes, nurseries and hospitals) serving food across Marley and its immediate surroundings (about a mile and a half). Where buildings like these have air handling units, filters, coils and drain trays need regular attention.

Wherever a school like Northbourne Church of England Primary School has ducted ventilation, a half-term visit keeps the work out of lesson time. Ventilation work in and around Marley is risk-based: inspect, then clean what needs it.
