AHU cleaning near London Beach

About our AHU cleaning in London Beach

Think of an AHU clean as a full check-up for the ventilation. Every section is opened, cleaned and photographed, so the report shows exactly what was done. The work covers filter sections, internal panels and heating and cooling coils, and the jobs we see most are leaves and litter drawn into the unit and dirty filters cutting the airflow.

In rural areas, ventilation units are often in roof voids or outbuildings, which makes them easy to overlook.

Good records are part of the job. You get a written report with pictures after each visit, listing what was done, anything we couldn’t reach and when the next visit is due. File it in your maintenance log so it’s ready for an insurer, fire officer or EHO.

The process

The first job on site is protection: floors, worktops and anything near the work are covered. After that, the system is made safe and the work begins. The work on site takes from a few hours for a compact unit to a day or more for a large one, and the area is cleaned down before we leave. If you can send pictures, we can arrive in London Beach knowing what to expect.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. We take before photos of each section of the unit.
  3. We work through the unit from the intake to the outlet.
  4. We finish with the fan section and the drain tray.
  5. After photos are taken and the certificate issued.

Preparing for the visit

  • Find the previous report, if there is one
  • Make sure equipment near the work can be switched off and left to cool
  • Let us know how we reach the system, including roofs, risers and plant rooms

Ask for a quote

The quickest way to a quote is to send photos: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and we can price many jobs without a visit.

When something else is needed

In fairness, some problems need a different fix:

  • Ventilation that was badly designed in the first place
  • Ductwork downstream of the unit, which is a separate clean
  • Leaking heating or cooling coils

If in doubt, call us on 0345 646 2711 or use the quote form and we’ll say what we think before you book.

Parts of the system we cover

  • Heating and cooling coils
  • Drain trays
  • Dampers and louvres
  • Filter sections
  • Supply and extract fans
  • Internal panels

Managing agents and facilities teams in London Beach

For anyone managing more than one site, we can plan visits across the whole estate and price them together. Each site gets its own report and pictures, so each one has its own record.

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. Where responsibility is shared, records matter even more.

London Beach: your questions answered

Is London Beach in your area for AHU cleaning?

Yes. We work across London and the South East, and London Beach is part of that. To start, phone us on 0345 646 2711 or email us with a few photos of the system.

Do you work overnight in London Beach?

Yes, out-of-hours work is a big part of what we do. It means the site in London Beach keeps running as normal. Your opening times are the first thing we ask for.

What does AHU cleaning cost?

It depends on the site, so we quote each one individually. For a quote, give us a ring on 0345 646 2711 or use the quote form with the site type, opening hours and a few photos.

Which kinds of sites do you work on?

Commercial premises of every kind: kitchens, offices, schools, healthcare, retail, leisure and food production. Work is timed around how each site runs.

Are you accredited?

Duct Doctor is a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

Will we get paperwork for the AHU clean?

Yes. You receive a certificate and a report showing each section before and after, with any faults we noticed.

Can you come out in an emergency?

Yes, 24/7. Our office is open from 8am to 6pm on weekdays, with the emergency line covering every other hour.

Do you do ventilation duct cleaning too?

Yes. We clean supply and extract ductwork to TR19® Air as well. It’s often worth doing both at once, and we can survey both on the same visit.

How the job changes from site to site

Internal casing and panels

Damaged internal linings or loose panels can shed material into the air. Anything like that is recorded with pictures.

Drain trays

Condensate from the coil drips into a tray beneath it. Standing water and slime are removed and the outlet is checked.

Fixed quotes for AHU cleaning in London Beach

The survey tells us what the work involves. The main factors are:

  • The times the site is available
  • The number of sites or systems
  • The size of the system
  • A single visit or a regular plan

Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Call for a fixed quote and we’ll go through it with you.

What to send for a quote

A few details help us quote accurately. With your enquiry, please include:

  • Problems your staff have spotted
  • The postcode and the type of business
  • Your opening hours and when the area is out of use
  • Any previous report or certificate

There’s no standard price list, because no two systems are the same. We look at your system first, from photos or on a visit, then send a fixed quote. To get going, give us a ring on 0345 646 2711 or email us.

Aftercare tips

Simple habits between visits make a real difference. Our advice:

  • Watch for drips or damp patches near the plant
  • Look at the condensate drain whenever the unit is serviced
  • Keep the area around the fresh air intake clear
  • Flag stale or damp smells in the supply air

The ducts served by the unit may need attention too. Cleaning the unit and ducts together gives the best result, and we can quote for both.

Have the unit inspected regularly, in line with the risk-based approach of TR19® Air instead of leaving it to guesswork.
