How we handle AHU cleaning in Lane End
Where a building in Lane End has had little more than filter changes, there may be dirt on the coils, fan and casing that nobody has looked at. A full AHU clean takes in the whole unit. The work covers heating and cooling coils, supply and extract fans and filter sections, and people most often call us about units that have only ever had filter changes and odours coming through the supply air.
For a building in or near Lane End, access is agreed in advance and the visit is planned around the journey.
A written report with pictures follows each visit, so there’s a dated record of the work. Kitchen extract cleaning to TR19® Grease is certificated through the BESCA Vent Hygiene Elite portal.

Lane End: your questions answered
Do you cover smaller places like Lane End?
Yes, Lane End is part of our area, however small the site. Let us know about access, parking and anything unusual about getting there when you book.
Is AHU cleaning available in Lane End?
Yes. Our area runs across London and the South East, Lane End included. You can give us a ring on 0345 646 2711, or email photos and tell us what needs doing.
Do you survey before quoting?
Yes. For many sites, photos and a few details are enough, while bigger or harder-to-see systems are surveyed on site.
What is TR19?
TR19® is the BESA specification for keeping ventilation systems clean. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
Can you look after several sites?
Yes. You deal with one contact for every site in our area, and visits can be set on a regular cycle.
Do you have a 24/7 line?
Yes, 24/7. Our office is open from 8am to 6pm on weekdays, and the emergency line covers the rest.
Can we book visits on a schedule?
Yes. Regular plans can run on 3, 6 or 12-monthly cycles, to suit the system and how it’s used.
Where does the waste go?
Waste is contained during the work and removed when we leave, from grease and debris to used cleaning water. We don’t leave it behind.
Multi-site and managed buildings
Whether it’s one building or many, you get the same standard: diagnosis, a fixed price, work booked around your hours and a written report with photos.
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.
What the work involves, part by part
Heating and cooling coils
Heating and cooling coils have tightly packed fins that trap fine dust. We clean them with care so the fins aren’t damaged.
Filters
Every AHU relies on its filters to catch dust before it reaches the coils. We check them, and clean or change them as agreed in the quote, and clean the filter housing.
What happens if it’s left?
Standing water in a drain tray doesn’t clear itself. Left alone, it can overflow, leak into the plant area or ceiling below and spread smells through the system. Clearing it now is a much smaller job. Rural sites cannot always move to another kitchen or room when something fails.
Leaving it longer rarely makes the work cheaper. Build-up, wear and faults tend to get worse, not better, and a neglected system can mean more work. If you’re unsure, ring 0345 646 2711 or email us and we’ll give you an honest view and a fixed quote.

What affects the cost of AHU cleaning
A fixed price needs a few facts first. We check:
- One-off work versus a regular cycle
- Whether we need access equipment or extra panels
- The condition we find in the survey
- Where the site is and how we reach it
Every site is different, so we price each one individually. Size, access, the condition of the system and when we can work all make a difference.
Helping us quote
To speed up the quote, please include:
- Detail shots of panels, filters and grilles
- Any symptoms, from odd noises to smells or leaks
- Your opening hours and when the area is out of use
- Any previous report or certificate
Quotes are quick. Call or email with a few details and you will typically have a fixed price within one working day. If we need to see the system first, we book a survey around your hours.
When it’s something else
We won’t sell you work that does not address the problem, so these are the things it won’t cover:
- Mechanical faults with motors, belts or bearings
- The supply and extract ducts, quoted separately
- Airflow problems caused by the system’s design
Not sure which it is? You can call 0345 646 2711 or drop us a line and we’ll tell you honestly before booking.
Where we work
- Filter sections
- Supply and extract fans
- Dampers and louvres
- Heating and cooling coils
- Drain trays
- Internal panels
What your team can do, and what needs us
Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. What they cannot safely do is clean inside the ductwork, the fan or the risers, and that is where we come in.
Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. Leave those to us.
How it works
There are three stages on the day: getting the area ready, doing the work and signing it off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with pictures. The middle part takes longest, which takes anything from half a day for one small unit to several shifts for a plant room full of them. If the van will struggle with a lane or gateway near Lane End, let us know and we’ll plan around it.
- First we agree when the unit can be switched off, including evenings or weekends.
- Before cleaning, each section is photographed.
- We work through the unit from the intake to the outlet.
- We finish with the fan section and the drain tray.
- After pictures are taken and the certificate issued.
Getting ready for the visit
- Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
- Clear loose items from the work area
- Tell us the best time to work, such as after service or at a weekend
