How the visit works
The first job on site is protection: sheeting goes over floors and surfaces close to the work. After that, the system is made safe and the work begins. It takes from a few hours for a compact unit to a day or more for a large one, and we clear up before we go. Pictures of the system and its access let us plan the work in Hudnall Corner before we set off.
- First we agree when the unit can be switched off, including evenings or weekends.
- Before cleaning, each section is photographed.
- We work through the unit from the intake to the outlet.
- We finish with the fan section and the drain tray.
- We take after pictures and issue the certificate and report.
How to prepare
- Tell us about site rules, permits or sign-in
- Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas

About our AHU cleaning in Hudnall Corner
A cooling coil drips condensate into a tray that should drain away. When the drain blocks, water sits there and the tray turns slimy, right in the path of the air going into the building. Cleaning and clearing it is a key part of the job. Common call-outs are for units needing a clean before a new tenant or handover and rooms that smell stuffy when the system runs, on supply and extract fans, drain trays and dampers and louvres.
For a building in or near Hudnall Corner, access is agreed in advance and the visit is planned around the journey.
The report is your system’s health record: dated, with photos, and showing what was done. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal, ready for your insurer.

Fans and fan sections
Build-up on fan blades can upset the balance and add wear. A clean fan runs more smoothly.
Rooftop and plant room units
Rooftop units take the weather, and intakes can collect leaves and debris. We clean the intake and first stage of filters along with the rest.

What staff can safely do
Good housekeeping makes our visits easier, not unnecessary. Clean filters and tidy surfaces slow the build-up, but the parts you cannot see still need a specialist at the right interval.
For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.
Landlords, agents and facilities managers
Multi-site operators often want one contractor and one number. We work across London and the South East, so visits at different addresses can be planned together and kept to a regular schedule.
From a single site to a large estate, the standard is the same: diagnosis, a fixed price, work booked around your hours and a written report with pictures.
When something else is needed
An honest diagnosis matters more to us than a booking, so here’s what AHU cleaning won’t do:
- Faulty motors, drives or bearings
- Building management system faults
- Ventilation that was badly designed in the first place
Not sure which it is? You can ring 0345 646 2711 or email us and we will tell you honestly.
Where we work

When to call us in Hudnall Corner
Air handling units are usually tucked away on roofs, in plant rooms or above ceilings, so they’re easy to forget about. It’s easy for a long time to go by without anyone opening the panels.
If you notice any of these, it’s worth a diagnosis:
- Intake sections clogged with outdoor debris
- Rooms that smell stuffy when the system runs
- Drain trays holding standing water
- Dirty coils holding back the airflow
In Hudnall Corner, we look inside the system before deciding what needs cleaning.
What your quote should include
- Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
- How areas they cannot reach will be recorded
- Whether the work can be done while the site is closed
- Whether they recommend a next date
