AHU Cleaning in Horney Common
AHU cleaning across Horney Common and nearby, timed so the site keeps working and finished with a written report and photos.

Different parts, different methods
Internal casing and panels
Dust settles on every internal surface of the unit. Each section is cleaned from the intake through to the outlet.
Rooftop and plant room units
Many AHUs sit on roofs or in plant rooms with limited access. We plan safe access as part of the survey so the quote reflects it.
AHU cleaning in Horney Common
An air handling unit is the heart of a building’s ventilation: air is pulled in, filtered, conditioned and sent out through the ducts. Whatever builds up inside it travels with that air, which is why we clean the unit itself, not just the ducts. If you are dealing with drain trays holding standing water and units that have only ever had filter changes, we can put it right, from drain trays, supply and extract fans and filter sections onwards.
Work in a small place like Horney Common starts with agreeing access and timings.
Nothing is signed off by word of mouth: a dated report with pictures of the work, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. It shows what was done and what, if anything, couldn’t be reached.

Common questions in Horney Common
Can you do AHU cleaning in Horney Common?
Yes. Our area runs across London and the South East, Horney Common included. A fixed quote usually follows within one working day of the survey details.
Is Horney Common within the area you cover?
Yes, Horney Common is part of our area, however small the site. A survey first, from pictures or a visit, means we arrive with the right kit.
Which accreditations do you hold?
We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.
What does AHU cleaning cost?
It depends on the site, so we quote each one individually. To get one, give us a ring on 0345 646 2711 or use the quote form with the site type, opening hours and a few pictures.
When should our AHU next be cleaned?
TR19® Air takes a risk-based approach, so it depends on inspection rather than a fixed interval. We recommend a next date in each report.
What is TR19?
BESA’s ventilation hygiene specification, with two parts that matter most here: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It is not legislation, but it’s the standard people check against.
How do you keep the site clean during the work?
We start with protection: sheeting over floors, worktops and anything close to the work. We tidy up and take our waste away before we leave.
Which kinds of sites do you work on?
Restaurants and pubs, hotels, schools and colleges, hospitals and care homes, offices and retail, as well as food production and leisure sites.
Looking after it afterwards
Good habits slow the build-up between visits. A few tips:
- Report musty smells from the vents straight away
- File each AHU report in the maintenance log
- Check the drain tray is emptying during routine visits
- Report stiff or damaged access doors
The ducts served by the unit may need attention too. A clean unit feeding dirty ducts only solves half the problem, and we can quote for both.
Make sure access doors and panels on the unit open easily. Sections that are awkward to open are the ones that get skipped.
When to call us in Horney Common
Air handling units are normally tucked away on roofs, in plant rooms or above ceilings, so they’re easy to forget about. Months can pass without anyone looking inside.
The symptoms we are asked about most are:
- Units that have only ever had filter changes
- Dirty fans and fan housings
- Odours coming through the supply air
- Filters that are clogged or overdue
Hospitals such as Uckfield Community Hospital (about 3.5 miles south) show how much a building can rely on clean ventilation, and smaller healthcare sites near Horney Common are no different.
What to look for in a quote
- How they set the interval to the next visit
- Whether the work can be done while the site is closed
- Which accreditations they hold, and whether you can check them
- Exactly which parts of the system are covered
Honest limits
AHU cleaning cannot fix everything, and we will tell you before any work starts. It doesn’t solve:
- Mechanical faults with motors, belts or bearings
- Controls and BMS settings that run the unit
- A system that’s undersized for the building
Not sure which it is? You can call 0345 646 2711 or use the quote form and we’ll tell you honestly before you book.

How it works
On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Anything that needs to be off for the work is switched off and left to cool first, and floors and nearby surfaces are sheeted. On site, it takes a single shift for a typical unit, longer for large or heavily soiled ones. Visits to a village like Horney Common are booked in advance, at a time that suits whoever runs the site.
- First we agree when the unit can be switched off, including evenings or weekends.
- Before cleaning, each section is photographed.
- Filters, coils and internal surfaces are cleaned from intake to discharge.
- The fan and drain tray are cleaned and the drain checked.
- We take after photos and issue the certificate and report.
Getting ready for the visit
- Let us know about parking and loading
- Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
- Allow time for equipment near the work to be turned off and cool down
Ask for a quote
Quotes are quick. Send a few details and photos, and we normally reply with a fixed quote within one working day. Where a survey is needed, we arrange a time that suits the site.

Multi-site and managed buildings
From a single site to a large estate, the standard is the same: the system surveyed, the price fixed, the visit fitted around trading and everything written up afterwards.
Where a tenant occupies the premises but the landlord owns the building, it’s worth checking the lease for who maintains the systems. We’re happy to deal with either side and send the paperwork to whoever needs it.

What your team can do, and what needs us
Staff cleaning and specialist work are not the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.
If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, it’s best reported rather than tackled in-house. We will take a look and give you a fixed quote.
