AHU cleaning in Hook Park Estate
All the building’s air passes through the fan, so dust on its blades and housing ends up in the airstream. We clean the fan section along with the rest of the unit, once the unit has been shut down and isolated. The work covers drain trays, filter sections and internal panels, and the jobs we see most are dirty filters cutting the airflow and plant that needs cleaning after a refit.
For a building in or near Hook Park Estate, access is agreed in advance and the visit is planned around the journey, and the ventilation is inspected, cleaned and recorded the same as anywhere.
Our accreditations include CHAS, SafeContractor and ISO 9001, and we’re fully insured. On top of that, we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

What affects the quote in Hook Park Estate
Your quote is based on your site. We consider:
- One-off work versus a regular cycle
- What state the system is in
- The scale of the work
- The times the site is available
One small site or a whole estate, we price it on the same basis: the work involved, the access and the timing. The price is fixed before we start.
What we need to know
A few details help us quote accurately. With your enquiry, please include:
- Any access panels or hatches you can see
- Anything you’ve noticed, such as smells, noise, drips or poor airflow
- When the site is open and when it’s quiet
- How we’d reach plant on a roof or in a plant room
Getting a quote doesn’t take long. Send a few details and pictures, and we usually reply with a fixed quote within one working day. Where a survey is needed, we arrange a time that suits the site.
What happens if it’s left?
A clean unit feeds cleaner air into the ductwork, so the whole system stays cleaner for longer. It also means the next inspection has less to find. Rural sites cannot always move to another kitchen or room when something fails.
When the work has to happen, how we reach it and how big the site is can all change the price. We take each of them into account and give you a fixed price before any work starts.

What staff can safely do
Day-to-day cleaning is something your team can do: wiping canopies, washing grease filters and recording it in a log. What they cannot safely do is clean inside the ductwork, the fan or the risers, and that’s where we come in.
In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they do not reach the grease that builds up further in. That part needs specialist access and equipment.
How it works
A visit follows the same order every time: protect the area, make the system safe, carry out the AHU cleaning, clear away and hand over the paperwork. On site, the work takes half a day to a full day per unit, with large plant planned over several shifts. Somewhere as small as Hook Park Estate, the date and timings are agreed with you well before the day.
- We start with a survey of the unit and a fixed quote for the work.
- The unit is shut down with your site team and the area protected.
- Filters, coils, fan section and casing are cleaned in turn.
- We clean out the drain tray and make sure it drains.
- A TR19® certificate and photo report follow the clean.
How to prepare
- Let us know when the site is closed or quiet
- Make sure equipment near the work can be switched off and left to cool
- Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
Ask for a quote
Every quote begins with a look at the system, from your pictures and details or, where that is not enough, a survey on site. Then we send a fixed price so you know the cost before work begins.

Part by part
Filters
Every AHU relies on its filters to catch dust before it reaches the coils. We check them, and clean or change them as agreed in the quote, and clean the filter housing.
Fans and fan sections
The fan section is cleaned with the unit switched off and isolated with your site team.
Common problems we fix in Hook Park Estate
Mechanical servicing keeps a unit running, but it does not always include cleaning the inside. So a unit can be well maintained and still dirty.
Keep an eye out for these warning signs:
- Units needing a clean before a new tenant or handover
- Air handling units with blocked filters
- Stale or musty smells from the ventilation
- Leaves and litter drawn into the unit
If you manage a school such as Hook-With-Warsash Church of England Academy, ventilation cleaning is best booked for the holidays.
Questions to ask before you book
- Whether the price is fixed
- Whether inaccessible sections are listed on the report
- Whether the quote shows VAT
- Exactly which parts of the system are covered

- A system that is undersized for the building
- The supply and extract ducts, quoted separately
- Problems with the unit’s controls or sensors

Questions from Hook Park Estate
Can you get to a site in Hook Park Estate?
Yes, smaller places are covered as well as towns. Photos of the system and directions to the site help us plan the visit.
Can you come to Hook Park Estate after we close?
Yes, out-of-hours work is a big part of what we do. The site is handed back ready to open. Let us know the hours you are closed and we will book within them.
Will we get paperwork for the AHU clean?
Yes. Every clean comes with a TR19® certificate and a photo report. They’re worth keeping with the plant records.
How much does AHU cleaning cost?
The cost depends on the size of the system, its condition, access and timing. Call for a fixed quote and we’ll typically reply within one working day.
Can you fix a faulty AHU?
Mechanical repairs to the unit are for your HVAC maintenance contractor. We’ll flag anything we notice during the clean.
How do you keep the site clean during the work?
Protection goes down first: floor sheeting and covers over nearby surfaces and equipment. The area is left tidy, with our waste taken away.
Can you clean the ducts connected to the AHU?
Yes, supply and extract ducts, grilles and diffusers. The survey shows whether the ducts need cleaning now.
When should our AHU next be cleaned?
Inspection under TR19® Air decides it. A hard-working unit, or one serving a hospital or care home, may need cleaning more often.
