What AHU cleaning can’t fix

In fairness, there are a few things this work won’t fix:

  • Mechanical faults with motors, belts or bearings
  • A system that is undersized for the building
  • Controls and BMS settings that run the unit

If you’re not sure, just give us a ring on 0345 646 2711 or send us an email and we’ll give you a straight answer before you book.

What the work covers

  • Heating and cooling coils
  • Internal panels
  • Supply and extract fans
  • Filter sections
  • Drain trays
  • Dampers and louvres

AHU cleaning for kitchens and businesses in Eversley Centre

If the units serving a building in Eversley Centre have only had filter changes for years, the coils, fan and casing can be carrying far more dirt than anyone has seen. A full clean deals with all of it. The work covers dampers and louvres, filter sections and drain trays, and the jobs we see most are stale or musty smells from the ventilation and units that have only ever had filter changes.

For a building in or near Eversley Centre, access is agreed in advance and the visit is planned around the journey, and the ventilation is inspected, cleaned and recorded the same as anywhere.

Nothing is signed off by word of mouth: a dated report with pictures of the work, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. Any parts we couldn’t reach are recorded on it too.

What we are called out for in Eversley Centre

Mechanical servicing keeps a unit running, but it doesn’t always include cleaning the inside. So a unit can be well maintained and still dirty.

Any of these means the system needs a check-up:

  • Blocked condensate drains and slimy trays
  • Coils clogged with dust and debris
  • Units that have only ever had filter changes
  • Units needing a clean before a new tenant or handover

Pinewood Hospital, about 4.1 miles north-east, is the nearest hospital to Eversley Centre, and healthcare sites of every size need their supply air kept clean.

Before booking anyone

  • How areas they can’t reach will be recorded
  • What records you’ll receive afterwards
  • If the quote is a fixed price or an estimate
  • Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor

Whatever the type of site, the quote works the same way: the size of the job, access, condition and working hours. Call for a fixed quote and we’ll go through it with you.

What affects the cost of AHU cleaning

We don’t publish a price list, because no two systems are the same. What we look at:

  • The number of sites or systems
  • What state the system is in
  • The scale of the work
  • Site requirements such as sign-in and permits

You will not find a price list here, because the cost depends on the site in front of us. Call for a fixed quote, and we will explain what it covers.

Asking for a quote

Photos let us diagnose from a distance. The most useful are:

  • The times we could work without disrupting the site
  • How we’d reach plant on a roof or in a plant room
  • Detail shots of panels, filters and grilles
  • Where the site is and what kind of site it is

The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and many jobs can be priced from that alone.

Looking after it afterwards

A little care between visits keeps the system in better shape. Our advice:

  • Do not store bins or materials near the intake
  • Report water on the plant room floor
  • Change filters on schedule and log each change
  • Store the TR19 paperwork where auditors can find it

Photos in the report cover the filters, coils, drain tray, fan and casing, and note any part we couldn’t get to. It also notes faults we spotted, such as damaged panels or a blocked drain.

Keep the area around the intake clear. Anything around the intake is likely to be drawn in.

How the visit works

There are three stages on the day: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with pictures. The middle part takes longest, and that takes anything from half a day for one small unit to several shifts for a plant room full of them. Seeing the system in photos first means the trip to Eversley Centre can be planned properly.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. We take before pictures of each section of the unit.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. We finish with the fan section and the drain tray.
  5. After pictures are taken and the certificate issued.

Before we arrive

  • Move anything stored near the system
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
  • Mention any sign-in, permit or induction we need

Getting a quote

Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, you get a fixed price before work begins.

For landlords and multi-site operators

Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We can quote either party and send the paperwork to whoever needs it.

We also work for facilities teams across offices, schools and healthcare across Hampshire. Work can be phased by floor, building or site around the people who use them.

FAQs for Eversley Centre

Do you work overnight in Eversley Centre?

Yes, evening, overnight and weekend work is normal for us. That way a site in Eversley Centre doesn’t have to lose a day’s trading. Tell us your opening hours when you ask for a quote.

Can ventilation in schools around Eversley Centre be cleaned out of term?

Yes, out-of-term visits are normal for schools. With about 5 schools and colleges on the FSA’s register within roughly a mile and a half of Eversley Centre, it pays to plan holiday dates ahead. Booking early in the term gives the best choice of holiday dates.

Is a quote from photos possible?

Usually, yes. Send a few wide photos plus close-ups of panels, filters or grilles, and a fixed quote usually follows within one working day. Some sites still need a visit, and we’ll say so.

What’s TR19?

BESA’s ventilation hygiene specification in two main parts: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It is not law, but it’s the benchmark.

Can you fix a faulty AHU?

The clean includes noting faults, but repairs sit with your maintenance contractor, with pictures where it helps.

What do you need from me for a quote?

Some pictures and a quick description of the system plus the address and your hours. If we need more, we’ll ask.

Is there a survey before the work?

Yes. Photos often do the job, while bigger or harder-to-see systems are surveyed on site.

How much does AHU cleaning cost in Eversley Centre?

There’s no set price, as it depends on the job: how big it is, what state it’s in, how we reach it and the working hours. You get a fixed price before we start.
