How we handle AHU cleaning in Denmead

All the building’s air passes through the fan, so dust on its blades and housing ends up in the airstream. We clean the fan section along with the rest of the unit, once the unit has been shut down and isolated. Typical jobs include coils clogged with dust and debris and intake sections clogged with outdoor debris, across dampers and louvres, heating and cooling coils and internal panels.

For a building near Denmead, the visit is planned around how it’s used, and the journey is planned ahead. The method does not change: inspect first, clean, then record what was done.

Duct Doctor has been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we’re fully insured.

Aftercare tips

Think of this as the after-treatment advice, in brief:

  • Don’t store bins or materials near the intake
  • Report musty smells from the vents straight away
  • Keep filter changes on time and recorded
  • Make sure condensate is draining away

The report suggests a date for the next inspection or clean, based on what we found. TR19® Air is risk-based, so the interval depends on the unit and how the building is used.

Make sure access doors and panels on the unit open easily. If a section is hard to get into, it tends not to get checked.

Denmead buildings and their air

There are about 5 schools, colleges and universities and about 10 caring premises (care homes, nurseries and hospitals) on the FSA’s food hygiene register within about 1.5 miles of central Denmead. Many buildings of this kind have supply and extract ductwork that gathers dust and needs inspecting. For Denmead, the closest hospital is Queen Alexandra Hospital, roughly 3.5 miles south. If you run a surgery, clinic or care home, your ventilation deserves the same care as a hospital’s, on a smaller scale. Denmead, about 59 miles from central London, is within our usual area. Evening, overnight and weekend visits are all possible.

Queen Alexandra Hospital, about 3.5 miles south, is the nearest hospital to Denmead, and healthcare sites of every size need their supply air kept clean. School buildings such as Denmead Junior School are typically done in the holidays, so classrooms aren’t disturbed.

What affects the cost of AHU cleaning

The price is fixed before any work begins. It takes into account:

  • How many systems or sites are involved
  • Whether we need access equipment or extra panels
  • Working hours and out-of-hours timing
  • What state the system is in

The cost depends on how big the system is, what state it’s in and how easy it is to reach. You get a fixed price before we start, so you know where you stand.

Helping us quote

You don’t need the technical terms. It helps if you can send:

  • The times we could work without disrupting the site
  • Detail shots of panels, filters and grilles
  • The roof, plant room or outside wall the system runs to
  • Where the site is and what kind of site it is

Some systems can be priced from photos; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before any work starts.

Staff cleaning versus specialist work

Logging matters as much as cleaning. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, alongside our reports.

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. Leave those to us.

Denmead questions

Is Denmead within the area you cover?

Yes, Denmead is part of our area, however small the site. Photos of the system and directions to the site help us plan the visit.

Can you clean school ventilation in Denmead during the holidays?

Yes, out-of-term visits are normal for schools. Food Standards Agency records list about 5 schools, colleges and universities with registered kitchens within about a mile and a half of Denmead. Send us your term dates when you call 0345 646 2711, or email photos, and we’ll fit the work in.

Do you work with multi-site operators?

Yes. We work across South East England and London, so sites at different addresses can be planned together on one programme. Each site gets its own report and pictures.

Can you quote from photos?

Yes, if we can see what we need. Otherwise, we book a survey at a time that suits the site, then a fixed quote.

What’s included in an AHU clean?

We clean the filter section, heating and cooling coils, drain trays, fan and internal casing. What happens to the filters is agreed when we quote.

Can you set up regular visits?

Yes. Scheduled maintenance plans are part of what we do, set at the interval the system needs. Each report recommends when the next visit should be.

Does the AHU have to be shut down for cleaning?

Yes. Cleaning needs the unit off and isolated, and we time the work to suit the site.

What if parts of the system can’t be reached?

We record them on the report, with a note of where it is, and we explain what access is needed, such as extra access panels in ductwork.

Managing agents and facilities teams in Denmead

Where a tenant occupies the premises but the landlord owns the building, it’s worth checking the lease for who maintains the systems. We are happy to deal with either side and send the paperwork to whoever needs it.

From a single site to a large estate, the standard is the same: diagnosis, a fixed price, work booked around your hours and a written report with photos.

What a clean won’t put right

To be straight with you, there are a few things this work will not fix:

  • Building management system faults
  • Airflow problems caused by the system’s design
  • Breakdowns that need a mechanical engineer

If in doubt, call 0345 646 2711, or email photos and we will say what we think.

  • Internal panels
  • Drain trays

Why act early in Denmead

When the unit is clean, less dirt reaches the ducts, so the whole system stays cleaner for longer. That makes the next inspection of a building in Denmead simpler. A visit arranged in advance is far less disruptive than a callout on a busy day.

The price reflects the work, not guesswork. That’s why every job is surveyed first, and the price is agreed before we start.

Why book with us

  • Each visit written up, with photos
  • CHAS and SafeContractor accredited, with ISO 9001
  • Work around your opening hours, with 24/7 emergency cover
  • Fixed quotes from a survey or photos

How it works

We turn up at the time agreed with you, which is often after service, overnight or at a weekend. Anything that needs to be off for the work is switched off and left to cool before we start, and the area around the work is covered and protected. On site, it takes one overnight shift for many single units, with bigger plant phased. Your opening hours decide when we come to Denmead, not ours.

  1. We look at the unit and the plant area during the survey.
  2. We sheet the area and the unit is isolated.
  3. Dirt and debris are removed from each section.
  4. Coils and trays are cleaned and the condensate drain cleared.
  5. The unit is closed up and handed back, with a report to follow.

Before we arrive

  • Let us know how we reach the system, including roofs, risers and plant rooms
  • Mention any sign-in, permit or induction we need
  • Make sure someone can let us in and lock up afterwards
