Delly End AHU cleaning
AHU cleaning for commercial sites in Delly End and across Oxfordshire. CHAS, SafeContractor and ISO 9001, and fully insured.
- Units that have only ever had filter changes
- Dirty coils holding back the airflow
- Condensate trays that will not empty
What AHU cleaning can’t fix
In fairness, some problems need a different fix:
- Damaged coils beyond cleaning
- Ventilation that was badly designed in the first place
- Ductwork downstream of the unit, which is a separate clean

AHU cleaning for kitchens and businesses in Delly End
We clean the parts of the unit where dirt and moisture gather: the filter section, heating and cooling coils, drain trays, fan and casing. You get a TR19® certificate and a photo report showing the unit before and after. Common call-outs are for plant that has been serviced but not cleaned and dirty coils holding back the airflow, across supply and extract fans, filter sections and heating and cooling coils.
Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, where filters and drain trays get forgotten.
We’ve been trading since 2009, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we are fully insured.

For landlords and multi-site operators
Running several sites is easier with one contractor. We work across London and the South East, so visits at different addresses can be planned together and kept to a regular schedule.
When the building owner and the occupier are different, the lease normally sets out who maintains what. We’re happy to deal with either side and send the paperwork to whoever needs it.
In-house cleaning or a specialist?
Keep a record of what your team does. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.
If your staff spot something between visits, like drips, unusual noise, smells or damaged filters, they should report it rather than try to fix it. We can diagnose it and quote.
Part by part
Drain trays
The drain tray collects water from the cooling coil. We clear standing water, clean out slime and check the outlet is draining.
Rooftop and plant room units
Rooftop units take the weather, and intakes can collect leaves and debris. The intake section gets particular attention.
Delly End: your questions answered
Can a school’s ventilation in Delly End be done out of term time?
Yes. The holidays are the usual time for school work. With about 2 schools and colleges on the FSA’s register within roughly a mile and a half of Delly End, it pays to plan holiday dates ahead. Booking early in the term gives the best choice of holiday dates.
Can you get to a site in Delly End?
Yes. Villages and rural sites across the South East are part of our work, Delly End included. Let us know about access, parking and anything unusual about getting there when you book.
How much does AHU cleaning cost?
We don’t publish prices, because the cost depends on the job: the size of the system, its condition, access and when we can work. You get a fixed price before we start.
Can you clean the AHU out of hours?
Yes, wherever it helps the building. Tell us when the unit can go off and we’ll work to that.
What’s TR19?
TR19® is the BESA specification for keeping ventilation systems clean. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.
What do you do to protect the area?
By covering it before any work starts. We keep the work contained and clean down when we finish.
What’s included in an AHU clean?
Every section that collects dirt: filters, coils, tray, fan and panels. The survey confirms what’s in your unit before we quote.
What accreditations do you have?
We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.
Keeping the system healthy
Think of this as the after-treatment advice, short and simple:
- Note any water around the unit or leaks below it
- Check the drain tray is emptying during routine visits
- Keep the area around the fresh air intake clear
- Do not ignore odours coming through the grilles
When we’ve closed the unit up, it can be restarted with your site team. Keep an eye on the condensate drain over the next few days to confirm water is draining away.
Regular filter changes are the best protection an AHU has. Once filters clog, dirt starts getting past them.

What happens on the day
At the end of the visit, someone from your team can look over the work with us. Anything we couldn’t reach or that needs attention is pointed out there and then, and it goes on the report too. All told, the work takes anything from half a day for one small unit to several shifts for a plant room full of them. If the van will struggle with a lane or gateway near Delly End, let us know and we will plan around it.
- First we agree when the unit can be switched off, including evenings or weekends.
- Before cleaning, each section is photographed.
- Filters, coils and internal surfaces are cleaned from intake to discharge.
- We finish with the fan section and the drain tray.
- We take after pictures and issue the certificate and report.
Before we arrive
- Clear the space around the work
- Let us know how we reach the system, including roofs, risers and plant rooms
- Name a contact who can let us in at the agreed time

Advice
AHU cleaning in Delly End: local notes
The FSA’s food hygiene register lists about 3 caring premises (care homes, nurseries and hospitals) with registered kitchens or food service within roughly a mile and a half of the centre of Delly End. Classrooms, bedrooms and care spaces are often served by ducted air, and that ductwork collects dust over time.
School buildings such as Hailey Church of England Primary School are typically done in the holidays, so classrooms are not disturbed. In Delly End, we look inside the system before deciding what needs cleaning.
Delly End is about 2 miles north of Witney, in Oxfordshire. Sites in Delly End get the same service as everywhere we cover: diagnosis first, a fixed price, out-of-hours working where needed and a written report with photos. We cover 443 places across Oxfordshire, from busy centres to quieter spots. There’s also a page for Oxford, about 12 miles away.
Here we cover the OX29 postcode area for AHU cleaning. Local streets include Delly Close, Whitings Lane and Wood Lane, and we cover them all for AHU cleaning. If your site is just outside Delly End, we cover Hailey (1 mile south-west), Poffley End (1 mile south-east), Ramsden (1 mile north), New Yatt (1 mile east) and Finstock (2 miles north). Within a short drive, we also cover Oxford (12 miles south-east), Bicester (15 miles east), Abingdon-on-Thames (13 miles south-east), Carterton (6 miles south-west), Grove (15 miles south) and Faringdon (12 miles south).
Local landmarks in Delly End
Typical jobs here are in premises near The King's School, The Lamb And Flag Public House and Wood Green School, among other places. Delly End’s nearest station is Finstock station, about 2.6 miles north. Other landmarks nearby include Cogges Manor Farm Museum (2.3 miles south). Green spaces nearby include Blenheim Farm.
Why deal with it now?
Standing water in a drain tray does not clear itself. Leave it and you risk overflows, leaks into the space below and odours carried round the building. Clearing it now is a much smaller job. A planned visit to Delly End is easier to arrange than an emergency callout.
What you pay reflects the actual work. That is why we survey first, from pictures or on site, and why the quote is fixed before work begins.
