Between visits

Looking after the system between visits is straightforward, and it makes the next visit easier:

  • Check the drain tray is emptying during routine visits
  • Keep filter changes on time and recorded
  • Don’t store bins or materials near the intake
  • Report musty smells from the vents right away

Stick to the filter change schedule, because good filters protect everything downstream. Log every change so it’s easy to see when the next is due.

Keep the area around the intake clear. Anything around the intake is likely to be drawn in.

How we handle AHU cleaning in Cross End

Drain trays under cooling coils are meant to empty. When the drain blocks, water sits there and the tray turns slimy, right in the path of the air going into the building. Cleaning and clearing it is a key part of the job. If you have air handling units never cleaned inside and fan sections that haven’t been cleaned in years, we can put it right, from internal panels, dampers and louvres and drain trays onwards.

In rural areas, ventilation units are often in roof voids or outbuildings, which makes them easy to overlook.

We have been trading since 2009, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

How the job changes from site to site

Filters

Filter condition tells you a lot about the rest of the unit. They’re photographed before and after for your records.

Rooftop and plant room units

Units on roofs and in plant rooms can be awkward to reach. We plan safe access as part of the survey so the quote reflects it.

Landlords, agents and facilities managers

We regularly work with managing agents. Tell us the site, the work and the access arrangements, and we’ll send a fixed quote.

We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we’re happy to quote for all of it.

Leave it or put it right?

Tenants, auditors and owners may want proof that the air handling plant is kept clean. A TR19® certificate and photo report give you that, ready to show anyone who asks. Out of sight is the usual reason a rural system goes too long without attention.

Whatever the type of site, the quote works the same way: the size of the job, access, condition and working hours. Call for a fixed quote and we will go through it with you.

What we do, step by step

Each visit runs to the same pattern: protect the area, isolate whatever needs isolating, do the work, clear away and leave you the report. The visit itself takes a single shift for a typical unit, longer for large or heavily soiled ones. Somewhere as small as Cross End, the date and timings are agreed with you well before the day.

  1. First the unit is surveyed, from pictures or a visit, and the scope agreed.
  2. The unit is shut down with your site team and the area protected.
  3. Filters are dealt with as agreed, and the coils, fan and casing cleaned.
  4. We clean out the drain tray and make sure it drains.
  5. We close up the unit and send the certificate and before and after photos.

Before we arrive

  • Name a contact who can let us in at the agreed time
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
  • Make sure equipment near the work can be switched off and left to cool

How to get a quote

Quotes are quick. Call or email with a few details and you will normally have a fixed price within one working day. Where a survey is needed, we arrange a time that suits the site.

Advice

What AHU cleaning can’t fix

An honest diagnosis matters more to us than a booking, so here’s what this work can’t put right:

  • Faulty motors, drives or bearings
  • Building management system faults
  • Ventilation that was badly designed in the first place

Not sure which it is? You can ring 0345 646 2711 or drop us a line and we will tell you honestly.

What we work on in Cross End

  • Filter sections
  • Drain trays
  • Internal panels
  • Heating and cooling coils
  • Supply and extract fans
  • Dampers and louvres

What affects the quote in Cross End

There’s no set price list, because sites vary so much. The quote depends on:

  • A single visit or a regular plan
  • Working hours and out-of-hours timing
  • How easy every part is to reach
  • Parking and loading at the site

When the work has to happen, how we reach it and how big the site is all affect the cost. We take each of them into account, and the price is fixed before any work starts.

What we need to know

Many jobs can be priced from photos and some basics. Useful things to send:

  • How we’d reach plant on a roof or in a plant room
  • A few general shots of the system
  • Problems your staff have spotted
  • Close-ups of filters, grilles, hatches or access panels

If you need AHU cleaning in Cross End, call us on 0345 646 2711 or send us an email. Tell us what kind of premises it is and when it’s open, plus pictures or the previous report if they’re to hand. We usually send a fixed quote within one working day.
