Cooper Street buildings and their air

Cooper Street’s nearest hospital, Ramsgate General Hospital, is about 5.2 miles north-east. If you run a surgery, clinic or care home, your ventilation deserves the same care as a hospital’s, on a smaller scale.

If you manage a school such as Sir Roger Manwood's School, ventilation cleaning is best booked for the holidays.

AHU cleaning in Cooper Street, done properly

Units vary a lot in size, age and layout, from a small ceiling-mounted unit to a large rooftop plant. Every job starts with a survey, from pictures or on site, followed by a fixed quote, so you know where you stand. Typical jobs include dirty coils holding back the airflow and dirty fans and fan housings, across heating and cooling coils, drain trays and supply and extract fans.

Somewhere as small as Cooper Street, ducted ventilation is normally limited to a school, a care home, a surgery or a converted business building, wherever there is one, but those that do need it inspected and cleaned like any other.

It’s worth checking any contractor’s accreditations. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, and we are fully insured.

Cooper Street questions

Can the work in Cooper Street be done at night or at weekends?

Yes, evening, overnight and weekend work is normal for us. The site is handed back ready to open. When you ring 0345 646 2711 or email us, mention when the site is quiet.

Will you come out to Cooper Street?

Yes. Villages and rural sites across the South East are part of our work, Cooper Street included. A survey first, from pictures or a visit, means we arrive with the right kit.

What’s TR19?

It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It sets out inspection, cleaning and record keeping and expects a risk-based approach.

Is there a report after cleaning?

Yes. A TR19® certificate and photo report are sent after the clean, including anything we think needs attention.

Do you repair air handling units?

AHU cleaning is what we offer here, not mechanical repairs. If we spot a fault, we note it in the report so your maintenance contractor can deal with it.

Which kinds of sites do you work on?

All kinds of commercial and public premises: from restaurants, pubs and hotels to schools, hospitals, care homes, offices, shops and food production sites. Work is timed around how each site runs.

Do you have insurance?

Yes. Duct Doctor is fully insured, and we can share the details when you need them.

How much does AHU cleaning cost?

Size, condition, access and working hours all affect the cost. Call for a fixed quote and we will usually reply within one working day.

Why deal with it now?

Leave an AHU uncleaned and the dirt does not stay put. It’s carried through the ductwork and out of the grilles, which is why the unit and the ducts are best cleaned together. Out of sight is the usual reason a rural system goes too long without attention.

What you pay depends on how big the system is, the condition it’s in and access to every part of it. You get a fixed price before we start, so there are no surprises.

Managing agents and facilities teams in Cooper Street

When the building owner and the occupier are different, it’s worth checking the lease for who maintains the systems. We are happy to deal with either side, and the report can go to both.

Facilities teams in offices, schools and healthcare sites book us too across Kent. Larger estates can be phased building by building around the people who use them.

In-house cleaning or a specialist?

Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.

What AHU cleaning cannot fix

Not every problem is solved by AHU cleaning, and we’d rather say so up front. It won’t put right:

  • Ventilation that was badly designed in the first place
  • Faulty motors, drives or bearings
  • Leaking heating or cooling coils

If you are not sure, just phone us on 0345 646 2711 or use the quote form and we will give you a straight answer.

What the work covers

  • Internal panels
  • Supply and extract fans
  • Drain trays
  • Heating and cooling coils
  • Filter sections
  • Dampers and louvres

How the visit works

On the day, we arrive at the time agreed with you, which is often after service, overnight or at a weekend. Equipment that has to be off is switched off and allowed to cool before we start, and the area around the work is covered and protected. On site, it takes from a few hours for a compact unit to a day or more for a large one. Pictures of the system and its access let us plan the work in Cooper Street before we set off.

  1. We look at the unit and the plant area during the survey.
  2. The area is protected and the unit made safe.
  3. Each section is cleaned of dust, debris and slime.
  4. Coils and trays are cleaned and the condensate drain cleared.
  5. The unit is closed up and handed back, with a report to follow.

How to prepare

  • Find the previous report, if there is one
  • Tell us about site rules, permits or sign-in
  • Let us know how we reach the system, including roofs, risers and plant rooms

Common problems we fix in Cooper Street

Planned maintenance often covers belts, motors and filters but not cleaning. So a unit can be well maintained and still dirty.

Any of these means the system needs a check-up:

  • Stale or musty smells from the ventilation
  • Condensate trays that won’t empty
  • Fan sections that haven’t been cleaned in years
  • Air handling units never cleaned inside

If you run a surgery, dental practice or care home near Cooper Street, clean ventilation matters as much to you as to a hospital like Ramsgate General Hospital (about 5.2 miles north-east).

What to look for in a quote

  • What insurance they carry
  • Whether a written report and pictures are included
  • Whether the quote is based on a survey or photos
  • Whether the work can be done while the site is closed

How to choose an extract cleaning contractor

Part by part

Internal casing and panels

We open each section through its doors and close them securely when we are done, and check every one is shut.

Drain trays

Condensate from the coil drips into a tray beneath it. Standing water and slime are removed and the outlet is checked.
