AHU cleaning in Bray

Where a building in Bray has had little more than filter changes, the coils, fan and casing can be carrying far more dirt than anyone has seen. A full clean deals with all of it. The work covers internal panels, filter sections and heating and cooling coils, and the jobs we see most are fan sections that haven’t been cleaned in years and dirty coils holding back the airflow.

Work in a small place like Bray starts with agreeing access and timings.

Nothing is signed off by word of mouth: a written report, dated and illustrated with photos, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. It shows what was done and what, if anything, couldn’t be reached.

Rooftop and plant room units

Units on roofs and in plant rooms can be awkward to reach. Access is planned during the survey, before we quote.

Internal casing and panels

The inside walls and floor of the casing collect dust and debris. Each section is cleaned from the intake through to the outlet.

In-house cleaning or a specialist?

Logging matters as much as cleaning. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.

Your own staff can handle the daily basics: wiping down canopy surfaces, cleaning filters and keeping a simple log. Inside the ducts, risers and fan is specialist work, which is where we come in.

Why act early in Bray

Facilities teams are often asked for evidence that the ventilation is looked after. A TR19® certificate and photo report give you that, for audits, tenants or your own peace of mind. In a small place like Bray, a system that fails can take a site out of use.

The price reflects the work, not guesswork. That is why we survey first, from pictures or on site, and the price is agreed before we start.

Why us?

Aftercare tips

Once we have finished, these simple steps help:

  • Clear leaves and litter away from the intake
  • Report musty smells from the vents straight away
  • Report water on the plant room floor
  • Make sure condensate is draining away

Restart the unit with your site team or maintenance contractor once we have finished. Keep an eye on the condensate drain over the next few days to make sure it stays clear.

Keep the unit’s doors and panels in working order. If a section is hard to get into, it tends not to get checked.

When something else is needed

Before booking, it helps to know what’s not included:

  • A system that is undersized for the building
  • Dirty ducts beyond the unit itself
  • Leaking heating or cooling coils

If in doubt, give us a ring on 0345 646 2711 or email us and we will say what we think.

What the work covers

  • Filter sections
  • Heating and cooling coils
  • Dampers and louvres
  • Internal panels
  • Supply and extract fans
  • Drain trays

What we do, step by step

The visit has three parts: getting the area ready, doing the work and signing it off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with pictures. The middle part takes longest, and that takes anything from half a day for one small unit to several shifts for a plant room full of them. Seeing the system in photos first means the trip to Bray can be planned properly.

  1. First the unit is surveyed, from photos or a visit, and the scope agreed.
  2. The unit is shut down with your site team and the area protected.
  3. We clean or change the filters as agreed, then clean the coils, fan and internal panels.
  4. Standing water and slime come out of the tray and the drain is checked.
  5. You get a TR19® certificate and a photo report.

Preparing for the visit

  • Dig out any earlier paperwork for the system
  • Tell us the best time to work, such as after service or at a weekend
  • Mention any parking or loading restrictions

How to get a quote

To get a fixed quote, ring 0345 646 2711 or email us with the site type, your trading hours and a short description of the system. A few pictures and your last certificate or report help a lot. We normally come back within one working day.

Advice

What we’re called out for in Bray

An overdue filter loads up with dirt, cutting airflow and sometimes letting dirty air bypass them altogether. After that, the coils and fan collect what the filter should have caught.

What we are most often called out for:

  • Dust built up on fan impellers
  • Air handling units due a clean after building work
  • Units that have only ever had filter changes
  • Filters that are clogged or overdue

School buildings such as Dorney School are normally done in the holidays, so classrooms are not disturbed.

Before booking anyone

  • Proof of accreditation you can verify
  • Whether the quote is based on a survey or pictures
  • How they set the interval to the next visit
  • Whether they’re fully insured

Bray: your questions answered

Do you clean school ventilation in Bray in the holidays?

Yes. The holidays are the usual time for school work. Food Standards Agency records list about 13 schools, colleges and universities with registered kitchens within about a mile and a half of Bray. Just ring 0345 646 2711 or use the quote form with your term dates and we’ll plan around them.

Can you work in Bray outside opening hours?

Yes. We work evenings, overnight and at weekends. The site is handed back ready to open. When you call 0345 646 2711 or email us, mention when the site is quiet.

Will the ventilation be off while you clean?

Yes. Cleaning needs the unit off and isolated, so we plan it for a time that suits the building.

Are you insured?

Yes. Duct Doctor is fully insured, and we can share the details when you need them.

How often do AHUs need cleaning?

There’s no single answer; it comes down to the building and the unit. Inspection tells you when cleaning is needed, and the report recommends a next date.

What about areas you can’t get to?

Anything we cannot reach goes on the report, with photos where possible, and we tell you what would make it reachable, such as extra access panels in ductwork.

What types of premises do you cover?

All kinds of commercial and public premises: from restaurants, pubs and hotels to schools, hospitals, care homes, offices, shops and food production sites. We fit the work around how the site operates.

What do you do to protect the area?

We cover floors and nearby surfaces with sheeting before we start, and anything we remove is contained. At the end, the area is cleaned down.
