How we handle AHU cleaning in Ashey
Heating and cooling coils trap dust that gets past the filters. Dirt on the fins holds back air and makes the unit work harder to do the same job. Coils are cleaned carefully, with methods chosen so the fins are not flattened. The work covers dampers and louvres, drain trays and heating and cooling coils, and common reasons people get in touch are condensate trays that won’t empty and coils clogged with dust and debris.
Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, which makes them easy to overlook.
The paperwork matters as much as the work. Each visit is written up with pictures, covering the work done, any areas we couldn’t access and a recommended next date. Keep it with your fire safety records so it’s to hand when an insurer or inspector asks.

Ashey: your questions answered
Can the work in Ashey be done at night or at weekends?
Yes, out-of-hours work is a big part of what we do. That way a site in Ashey does not have to lose a day’s trading. Your opening times are the first thing we ask for.
Is Ashey in your area for AHU cleaning?
Yes. Our area runs across London and the South East, Ashey included. A fixed quote usually follows within one working day of the survey details.
Do you repair air handling units?
The clean includes noting faults, but repairs sit with your maintenance contractor, with the details in the report.
When should our AHU next be cleaned?
There’s no single answer; it comes down to the building and the unit. Regular inspection shows when it’s due, and we will suggest an interval after the first clean.
What if parts of the system cannot be reached?
We record them on the report, with pictures where possible, and we tell you what would make it reachable, for example new access panels.
Do you have insurance?
Yes. Duct Doctor is fully insured, and we can share the details when you need them.
Can one contract cover all our sites?
Yes. Tell us the addresses and what each needs and you will get one fixed quote.
Do you give a certificate after the clean?
Yes. A TR19® certificate and photo report are sent after the clean, including anything we think needs attention.
For landlords and multi-site operators
We also work for facilities teams across offices, schools and healthcare across the Isle of Wight. Larger estates can be phased building by building around the people who use them.
For anyone managing more than one site, we can schedule visits across all of them on one quote. Every building has its own written report, so each one has its own record.
What a clean will not put right
We will always give you a straight diagnosis, so here’s what this work can’t put right:
- Leaking heating or cooling coils
- Building management system faults
- Mechanical faults with motors, belts or bearings
If you’re not sure, just call us on 0345 646 2711 or send us an email and we’ll give you a straight answer.
Where we work
- Heating and cooling coils
- Dampers and louvres
- Internal panels
- Filter sections
- Drain trays
- Supply and extract fans
What we do, step by step
Your trading hours come first. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. When the team arrives, the work area is protected and the relevant equipment is switched off to cool, and the job takes one overnight shift for many single units, with bigger plant phased. Visits to a village like Ashey are booked in advance, at a time that suits whoever runs the site.
- The survey covers the unit, its access and how it can be shut down.
- We sheet the area and the unit is isolated.
- Dirt and debris are removed from each section.
- Coils and trays are cleaned and the condensate drain cleared.
- We close every panel, hand the unit back and send the report and certificate.
Preparing for the visit
- Arrange a key holder or contact on site
- Clear loose items from the work area
- Plan for cooking equipment or plant to be off before we arrive
Get a fixed quote
Some systems can be priced from pictures; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before any work starts.

Ashey buildings and their air

Around Ashey
The nearest railway station is Smallbrook Junction station, about 1.5 miles north-east. A little further out are Sandown Castle (3.3 miles south-east) and Cothey Bottom Heritage Centre (2 miles north-east). The countryside around Ashey includes Briddlesford Nature Reserve and Brading Down.
Why deal with it now?
Leave an AHU uncleaned and the dirt doesn’t stay put. It moves on into the ductwork and out into the rooms, so cleaning the ducts without the unit only goes so far. Out of sight is the usual reason a rural system goes too long without attention.
Combining work into one visit or one programme often makes better use of the time. Mention every system or site you need covered and we’ll price it together.

In-house cleaning or a specialist?
A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. That is our job.
Day-to-day cleaning is something your team can do: wiping canopies, washing grease filters and recording it in a log. Inside the ducts, risers and fan is specialist work, and that’s where we come in.
Between visits
Good habits slow the build-up between visits. A few tips:
- Make sure the unit’s access doors open easily
- Don’t ignore odours coming through the grilles
- Check the drain tray is emptying during routine visits
- Stick to the filter change plan
Photos in the report cover the filters, coils, drain tray, fan and casing, along with anything we couldn’t reach. It also notes faults we spotted, such as damaged panels or a blocked drain.
Keep the area around the intake clear. What’s near the intake ends up in the unit.
