How we handle AHU cleaning in Andwell
Drain trays under cooling coils are meant to empty. When the drain blocks, water sits there and the tray turns slimy, right in the path of the air going into the building. Cleaning and clearing it is a key part of the job. The work covers supply and extract fans, filter sections and internal panels, and common reasons people get in touch are dust built up on fan impellers and drain trays holding standing water.
For a building in or near Andwell, access is agreed in advance and the visit is planned around the journey.
Each visit ends with a written report and photos, so you have a record of what was done and when. Kitchen extract cleaning to TR19® Grease is certificated through the BESCA Vent Hygiene Elite portal.

AHU cleaning around Andwell
The FSA’s food hygiene register lists about 5 care, childcare and hospital premises with registered kitchens or food service in and around Andwell, up to about a mile and a half out. For Andwell, the closest hospital is Basingstoke and North Hampshire Hospital, roughly 4.2 miles west. Clean air matters most where people are unwell, and that is as true in a care home as in a hospital. Andwell, about 43 miles from central London, is within our usual area. How the job changes from site to site
Rooftop and plant room units
Units on roofs and in plant rooms can be awkward to reach. Access is planned during the survey so the quote reflects it.
Internal casing and panels
We open each section through its doors and close them securely when we are done before the unit is handed back.

In-house cleaning or a specialist?
Your own staff can handle the daily basics: wiping down canopy surfaces, cleaning filters and keeping a simple log. Inside the ducts, risers and fan is specialist work, and that’s where we come in.
Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they do not reach the grease that builds up further in. That part needs specialist access and equipment.
When something else is needed
We will always give you a straight diagnosis, so here’s what AHU cleaning will not do:
- Ventilation that was badly designed in the first place
- Faulty motors, drives or bearings
- The supply and extract ducts, quoted separately
If in doubt, phone us on 0345 646 2711 or drop us a line and we will say what we think.

- Heating and cooling coils
- Filter sections
- Internal panels

The process
We work around your opening hours, not the other way round. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. Once we are in, the area is sheeted and anything that has to be off is turned off and cooled, and the job takes one overnight shift for many single units, with bigger plant phased. We agree a date with you, plan the drive to Andwell and turn up when the site is quiet.
- First the unit is surveyed, from photos or a visit, and the scope agreed.
- The unit is shut down with your site team and the area protected.
- Filters, coils, fan section and casing are cleaned in turn.
- We clean out the drain tray and make sure it drains.
- A TR19® certificate and photo report follow the clean.
Getting ready for the visit
- Mention any sign-in, permit or induction we need
- Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
- Agree a time when the area can be out of use
Ask for a quote
There’s no standard price list, because every site is different. Instead, we look at your site first, from pictures or a survey, then send a fixed quote. To start, call us on 0345 646 2711 or send us an email.

Andwell questions
Do you cover Andwell for AHU cleaning?
Yes, Andwell is covered. Just ring 0345 646 2711 or email us with a few details of the site.
Do you work in villages like Andwell?
Yes. Andwell is within the area we cover across London and the South East. A survey first, from pictures or a visit, means we arrive with the right kit.
What does TR19 mean?
TR19® is the BESA specification for keeping ventilation systems clean. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
Can one contract cover all our sites?
Yes. Our area covers London and the South East, so sites at different addresses can be planned together as one programme. Every site has its own report.
Will you repair the fan or motor?
AHU cleaning is what we offer here, not mechanical repairs. If we spot a fault, we note it in the report so your maintenance contractor can deal with it.
What does AHU cleaning cost?
There’s no set price, as it depends on the job: the size of the system, its condition, access and when we can work. We fix the price before we start.
Can you price the work without visiting?
Typically, yes. Send a few wide photos plus close-ups of panels, filters or grilles, and we usually come back within one working day. Some sites still need a visit, and we will say so.
Which accreditations do you hold?
We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.
What affects the cost of AHU cleaning
Sites vary more than people expect. The main factors:
- The condition we find in the survey
- Whether it’s a one-off visit or part of a schedule
- How many systems or sites are involved
- The scale of the work
One small site or a whole estate, the quote is built the same way: what needs doing, how we get to it and when. You will have a fixed price before we start.
Asking for a quote
You do not need the technical terms. It helps if you can send:
- How we’d reach plant on a roof or in a plant room
- Close-ups of filters, grilles, hatches or access panels
- Photos showing the whole system and its surroundings
- The times we could work without disrupting the site
Want a quote for AHU cleaning? Please give us a ring on 0345 646 2711 or email us with a few details about the site. We’ll explain what we’d do and send a fixed quote before anything is booked.
Aftercare tips
Aftercare is simple, and it makes the next visit easier:
- Look at the condensate drain whenever the unit is serviced
- Store the TR19 paperwork where auditors can find it
- Keep inspection doors on the unit in good order
- Clear leaves and litter away from the intake
The report suggests a date for the next inspection or clean, based on what we found. Under TR19® Air the timing is set by inspection and risk, not a fixed calendar.
Check drain trays and condensate drains during routine maintenance. Catching a slow drain early stops standing water building up.
What we’re called out for in Andwell
Air handling units are usually tucked away on roofs, in plant rooms or above ceilings and are rarely seen by anyone but maintenance staff. Months can pass without anyone looking inside.
It’s time to book a visit if you see:
- Dirty filters cutting the airflow
- Air handling units never cleaned inside
- Dust-coated heating and cooling coils
- Condensate trays that will not empty
Hospitals such as Basingstoke and North Hampshire Hospital (about 4.2 miles west) show how much a building can rely on clean ventilation, and smaller healthcare sites near Andwell are no different.
What your quote should include
- Whether the quote shows VAT
- Whether a written report and pictures are included
- Whether they recommend a next date
- What happens if part of the system cannot be accessed
