Ventilation duct cleaning across Southend

Staff cleaning versus specialist work

Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.

Staff cleaning and specialist work are not the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but they don’t reach the grease that builds up further in. That part needs specialist access and equipment.

Ventilation duct cleaning in Southend, done properly

We always start by inspecting. We look inside the ductwork at set points and record what’s there, then recommend cleaning where it’s needed. That keeps the work in proportion to the risk. Common call-outs are for ventilation full of debris from building work and extract ducts clogged with lint and dust, on grilles and diffusers, supply ductwork and toilet extract systems.

Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, which makes them easy to overlook.

Good records are part of the job. Each visit is written up with pictures, listing what was done, anything we couldn’t reach and when the next visit is due. File it in your maintenance log so it’s to hand when an insurer or inspector asks.

Managing agents and facilities teams in Southend

We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we’re happy to quote for all of it.

Facilities teams in offices, schools and healthcare sites book us too in Southend and across West Berkshire. Larger estates can be phased building by building around the people who use them.

Southend: your questions answered

Can you come to Southend after we close?

Yes, we can come after you close and finish before you open. The work in Southend can fit around your hours. Tell us your opening hours when you ask for a quote.

Is ventilation duct cleaning available in Southend?

Yes, we work in Southend and the places around it. Just call 0345 646 2711, or email photos with a few details of the site.

What do you do with what you remove?

We take it away when we go. During the work, it’s contained so the area stays clean.

Is there a survey before the work?

Yes. For many sites, pictures and a few details are enough, and larger or hidden systems get a visit.

How often should ventilation ductwork be cleaned?

Inspection should decide it, in line with TR19® Air. Busy or sensitive buildings may need it more often.

What types of premises do you cover?

Commercial premises of every kind: kitchens, offices, schools, healthcare, retail, leisure and food production. Work is timed around how each site runs.

Are you insured?

Yes. We carry full insurance and have been trading since 2009.

Is TR19 a legal requirement?

No, not in itself. TR19® is the benchmark insurers, fire officers and EHOs check against, and many insurance policies ask for proof of TR19® cleaning. The law behind it is the Fire Safety Order 2005 in England and Wales.

Fixed quotes for ventilation duct cleaning in Southend

The quote reflects the site in front of us. We consider:

  • How many systems or sites are involved
  • Parking and loading at the site
  • Site rules, permits and inductions
  • A single visit or a regular plan

One small site or a whole estate, we price it on the same basis: the work involved, the access and the timing. You’ll have a fixed price before we start.

What we need to know

The more you tell us, the more accurate the quote. When you get in touch, it helps to send:

  • Your opening hours and when the area is out of use
  • Detail shots of panels, filters and grilles
  • Where the site is and what kind of site it is
  • The roof, plant room or outside wall the system runs to

Some systems can be priced from pictures; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.

Honest limits

An honest diagnosis matters more to us than a booking, so here’s what ventilation duct cleaning will not do:

  • Design problems with the ductwork layout
  • Damp or mould problems coming from the building fabric
  • Damaged ductwork beyond cleaning

If you’re not sure, just give us a ring on 0345 646 2711 or send us an email and we’ll give you a straight answer.

Parts of the system we cover

  • Grilles and diffusers
  • Offices and schools
  • Supply ductwork
  • General extract ductwork
  • Toilet extract systems
  • Hospitals and care homes

Between visits

Good habits slow the build-up between visits. Our tips:

  • Keep grilles and diffusers dusted
  • Don’t run the ventilation while builders are sanding or cutting
  • Keep vents and grilles clear of shelving and stock
  • Book the next inspection on the date the report recommends

A TR19® certificate and photo report follow every clean. Keep them in the maintenance log, with the date, location and technician recorded.

Fix leaks and damp near the ductwork quickly, as wet dust is much harder to clean.

Leave it or put it right?

Dust in ducts doesn’t go away on its own. The longer it’s left, the more there is to remove, and the more gets blown back into the rooms. It’s worth booking a check, because nobody sees inside a duct day to day.

Kitchens, offices, schools and hospitals are all priced the same way: the size of the job, access, condition and working hours. Ask for a fixed quote and we’ll explain each part.

The process

We’re used to working while the site is closed. A lot of visits happen overnight or at weekends, so a kitchen or building can carry on as usual the next day. The visit itself takes anything from a single shift for a small office to a planned programme of nights for a large building. If the van will struggle with a lane or gateway near Southend, let us know and we’ll plan around it.

  1. First the system is surveyed, on site or from pictures and drawings.
  2. Inspection comes next, with photos of the inside of the ducts.
  3. Floors and furniture are covered and the ventilation turned off.
  4. Debris is cleared from the duct runs, then grilles and diffusers are cleaned.
  5. We issue a TR19® certificate and a photo report listing what was cleaned.

Getting ready for the visit

  • Dig out any earlier paperwork for the system
  • Mention any parking or loading restrictions
  • Agree a time when the area can be out of use
