South Down ventilation duct cleaning
One call covers ventilation duct cleaning in South Down: survey, fixed quote, work and sign-off. Fully insured, with CHAS, SafeContractor and ISO 9001.
- Dusty supply ductwork that hasn’t been cleaned in years
- Dirty diffusers dropping dust into rooms
- Musty smells from the ventilation
How we handle ventilation duct cleaning in South Down
When the work is finished, you get a TR19® certificate and before and after pictures. The report lists what we cleaned, any sections not reached and a recommended next inspection, giving the ventilation a clean bill of health on paper. Typical jobs include ductwork that hasn’t been inspected and grilles and diffusers streaked with dirt, on general extract ductwork, grilles and diffusers and offices and schools.
Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, where filters and drain trays get forgotten.
The sign-off is always in writing: a written report, dated and illustrated with photos, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. It shows what was done and what, if anything, couldn’t be reached.

When it’s something else
Not every problem is solved by ventilation duct cleaning, and we’d rather say so up front. It won’t put right:
- Damp or mould problems coming from the building fabric
- Grease in kitchen extract systems, cleaned to TR19® Grease instead
- Ventilation that’s undersized for the building
If in doubt, phone us on 0345 646 2711, or email photos and we will say what we think.

The process
On the day, we arrive at the time agreed with you, which is often after service, overnight or at a weekend. Anything that needs to be off for the work is switched off and left to cool before any work starts, and the area around the work is covered and protected. On site, it takes a day or less for a small system and a series of visits for a large one. Somewhere as small as South Down, the date and timings are agreed with you well before the day.
- We start by looking at the layout of the ductwork and how it can be reached.
- Ducts are inspected at access points and the condition recorded.
- The area below is protected and the system switched off.
- Dust and debris are removed from ducts, grilles and diffusers.
- A certificate and before and after pictures follow, with anything not reached recorded.
Preparing for the visit
- Tell us about site rules, permits or sign-in
- Make sure equipment near the work can be switched off and left to cool
- Clear loose items from the work area
Ask for a quote
Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Tell us what kind of site it is and when it’s open, and we can price many jobs without a visit.

South Down questions
Do you cover smaller places like South Down?
Yes, we work in villages as well as towns, and South Down is covered. Let us know about access, parking and anything unusual about getting there when you book.
Can ventilation in schools around South Down be cleaned out of term?
Yes, and it’s the easiest time to do it. Around South Down, the Food Standards Agency lists about 2 schools and colleges with registered kitchens within a mile and a half or so. Tell us your holiday dates and we will book the visit for when the site is empty.
Does the law say we must follow TR19?
Not in itself. Insurers, fire officers and EHOs look to TR19® as the benchmark, and many insurers ask for proof of cleaning to it. The law behind it is the Fire Safety Order 2005, which applies in England and Wales.
How do you keep the site clean during the work?
We cover floors and nearby surfaces with sheeting before any work starts, and waste is contained as we go. At the end, the area is cleaned down.
How does TR19 Air differ from TR19 Grease?
TR19® Air is the part of BESA’s TR19® that covers general supply and extract ventilation, beyond the kitchen. It’s risk-based and led by inspection, while TR19® Grease covers kitchen extract systems.
Do you survey the system first?
Yes. We always survey first, on site or from pictures and drawings, then we send you a fixed quote.
Do you work evenings and weekends?
Yes, whenever daytime working isn’t practical. Tell us when the system can be switched off and we will plan to that.
What happens if you cannot reach some of it?
The report shows them clearly. In ductwork, new access panels are often the answer, which we can install.
Common problems we fix in South Down
Damp ducts hold onto dirt. Where there’s condensation or a leak, dust clings and builds faster, which is harder to shift later.
If you notice any of these, it’s worth a diagnosis:
- Grilles and diffusers streaked with dirt
- Systems with no record of inspection or cleaning
- Systems missing access panels
- Rooms that feel airless when the system runs
Wherever a school like Twyford St Mary's Church of England Primary School has ducted ventilation, a half-term visit keeps the work out of lesson time.
What to look for in a quote
- Whether the price is fixed
- Whether the whole system is included, or only the parts that are easy to reach
- What paperwork you get at the end
- How VAT is shown on the quote

Landlords, agents and facilities managers
We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we’re happy to quote for all of it.
We also work for facilities teams across offices, schools and healthcare across Hampshire. Larger estates can be phased building by building to keep disruption down.
What ventilation duct cleaning looks like in South Down
The FSA’s food hygiene register lists about 7 care, childcare and hospital premises with registered kitchens or food service within about 1.5 miles of central South Down. Busy, occupied buildings like these are where clean supply air matters most. South Down’s nearest hospital, Royal Hampshire County Hospital, is about 3.2 miles north. Healthcare buildings depend on clean supply and extract ventilation, and the same applies to surgeries, clinics and care homes.
If you run a surgery, dental practice or care home near South Down, clean ventilation matters as much to you as to a hospital like Royal Hampshire County Hospital (about 3.2 miles north). If you manage shops or offices close to Shawford station, a TR19® Air inspection shows whether the ductwork needs cleaning.

Staff cleaning versus specialist work
Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.
Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.
Aftercare tips
Results last longer with the right care. Here’s what we suggest:
- Stick to the filter change schedule
- Protect the system from construction dust
- Watch for water stains around grilles
- Keep to the inspection interval in your report
If there’s building work planned, protect the ventilation. Switch it off or cover the grilles while dusty work goes on.
Make sure there are enough access panels to inspect and clean the ducts. The worst build-up tends to be where no one can look.
