About our ventilation duct cleaning in Sandgate

Toilet, washroom and general extract ducts gather dust, fluff and debris. Supply ducts carry anything the filters miss. We clean both, keeping the work tidy and the building protected. If you have musty smells from the ventilation and blocked general extract ductwork, we can put it right, from grilles and diffusers, supply ductwork and general extract ductwork onwards.

In a village or hamlet like Sandgate, few buildings have mechanical ventilation, but where it’s fitted, it needs the same inspection and cleaning as anywhere.

We’ve been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we’re fully insured.

Between visits

After the visit, a few habits help the work last:

  • Report leaks or damp near ceilings and risers
  • Flag any dust coming out of the vents
  • Wipe grilles and diffusers during routine cleaning
  • Switch the ventilation off or cover grilles during dusty building work

The report lists the sections we cleaned and any we couldn’t reach, backed up by before and after photos. We’ll suggest where new access panels would help.

Don’t let construction dust into the ventilation by switching it off or covering the grilles.

Staff cleaning versus specialist work

Day-to-day cleaning is something your team can do: wiping canopies, washing grease filters and recording it in a log. What they cannot safely do is clean inside the ductwork, the fan or the risers, and that’s where we come in.

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. Leave those to us.

Why deal with it now?

Clean ducts let the air move as designed, which puts less load on the fans. Dirty ducts make the whole system work harder. Out of sight is the usual reason a rural system goes too long without attention.

Working hours, access and the scale of the site all affect the cost. Each of those is built into the quote, and the price is fixed before work begins.

Why us?

  • Ventilation hygiene specialists since 2009
  • Fully insured
  • Fixed quotes from a survey or pictures
  • One number for every site across the South East and London

Part by part

Schools and colleges

We plan the work around the school calendar and agree access with the site team.

Offices and retail

Shared systems in multi-let buildings need access to several areas. We plan access with the managing agent.

For landlords and multi-site operators

Keeping records across a portfolio is half the battle. Each visit produces a dated report with photos, so you can show an insurer or inspector what was done at each site.

We work for landlords, managing agents and facilities managers as well as the people running the site. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we are happy to quote for all of it.

Common problems we fix in Sandgate

Even good filters let some dust through, so fine dust settles in supply ductwork over the years. Extract ducts pick up dust, fibres and fluff from the rooms they serve.

Clients usually contact us when they notice one of these:

  • Dust marks around grilles and ceiling diffusers
  • Dusty supply ductwork that hasn’t been cleaned in years
  • Poor airflow from the vents
  • Ventilation that needs a TR19® Air inspection

If you run a surgery, dental practice or care home near Sandgate, clean ventilation matters as much to you as to a hospital like Royal Victoria Hospital (about 1.4 miles north-east).

What your quote should include

  • Proof of insurance
  • Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
  • What happens if part of the system can’t be accessed
  • When the next visit should be, and why

Common questions in Sandgate

Can you get to a site in Sandgate?

Yes, we work in villages as well as towns, and Sandgate is covered. Photos of the system and directions to the site help us plan the visit.

Can you work in Sandgate outside opening hours?

Yes, we can come after you close and finish before you open. Your customers, staff or residents in Sandgate needn’t be disturbed. Just call 0345 646 2711 or email us with your opening times and we will plan around them.

What about areas you can’t get to?

Anything we can’t reach goes on the report, with a note of where it is, and we tell you what would make it reachable, such as extra access panels in ductwork.

Which accreditations do you hold?

We hold CHAS, SafeContractor and ISO 9001, alongside BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.

What do you need from me for a quote?

Only a few details: the address, the site type, your opening hours and how we reach the system. Photos and the last report help too. After that, simply ring 0345 646 2711 or drop us a line.

Can you price the work without visiting?

Yes, where the photos show enough. If not, a site survey comes first, then a fixed quote.

Are you fully insured?

Yes. Full insurance covers our work and have been trading since 2009.

How does TR19 Air differ from TR19 Grease?

TR19® Air applies to the general ventilation in buildings like offices, schools and hospitals. Kitchen extract is covered separately, by TR19® Grease.

The process

Protection comes first: sheeting goes over floors and surfaces close to the work. Then we make the system safe and start. The work on site takes a weekend for a modest system, with large buildings phased floor by floor, and we clear up before we go. Rural roads and tight entrances are worth telling us about before a visit to Sandgate.

  1. We start by looking at the layout of the ductwork and how it can be reached.
  2. Ducts are inspected at access points and the condition recorded.
  3. We protect the rooms beneath and switch the system off.
  4. Debris is cleared from the duct runs, then grilles and diffusers are cleaned.
  5. A certificate and before and after photos follow, with anything not reached recorded.

Before we arrive

  • Plan for cooking equipment or plant to be off before we arrive
  • Let us know about parking and loading
  • Find the previous report, if there is one

How to get a quote

Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and we can price many jobs without a visit.
