Kitchen extract cleaning in PO35: how it works
We have been trading since 2009, cleaning kitchen extracts across the South East and London. As a BESCA Vent Hygiene Elite member, we clean to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001 and are fully insured. Common call-outs are for grease smells coming from the extract and fat running down the canopy edge, across horizontal duct runs, discharge points and vertical risers.
Your staff don’t need to do much on the day. A contact on site lets us in at the agreed time and points us to the system, and we take it from there. Afterwards, the area is left tidy and the written report follows.
- We start with a survey, so we know every part of the system before we quote.
- Set points are tested for grease thickness and the quote is fixed before we start.
- On the day, cooking equipment is switched off and left to cool, and everything nearby is sheeted.
- The whole route is cleaned, from the canopy through the ductwork to the fan and the discharge.
- We test again, photograph the result and issue your TR19 certificate and photo report.
What you’ll pay
No two sites are the same, so we price each one individually. Size, access, the condition of the system and when we can work all play a part.

Kitchen extract cleaning across PO35: local notes
In PO35, a busy kitchen in a place such as Bembridge, Foreland Fields and Hillway and a quiet village kitchen need very different cleaning intervals. The right interval comes from hours of use and grease readings.
From central London kitchens to coastal hotels and country pubs, London and the South East have every kind of site. The same TR19® standard applies to all of them, in PO35 and beyond. Along the coast in PO35, many hotels, pubs and cafés are at their busiest in the summer, so cleaning is often best booked before or after the peak season.
Bembridge: A hospital like Arthur Webster Memorial Hospital for Children, about 5.5 miles south-west, is the kind of site where a kitchen may cook for patients, staff and visitors all day. For schools such as Bembridge Church of England Primary School, kitchen extract cleaning is normally booked for the holidays, when the canteen is closed.
What the work involves, part by part
Schools, hospitals and care homes
Institutional kitchens tend to cook to set hours, so cleans can be booked when the kitchen is closed. The certificate goes straight into the site’s maintenance records.
Ductwork and risers
Risers take the extract up through floors to roof level, and grease runs down their walls and pools at the base. They’re cleaned through access points along their height.
What happens if it’s left?
Grease that is left only gets thicker. Under BESA guidance, grease shouldn’t exceed a mean of 200 microns between cleans, and 500 microns or more at any point needs immediate spot cleaning. The longer it’s left, the bigger the job becomes.

In-house cleaning or a specialist?
Keep a record of what your team does. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, alongside our reports.
Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but the parts you cannot see still need a specialist at the right interval.
Between visits
Looking after the system between visits is straightforward, and it helps at the next visit:
- Refit filters properly after cleaning
- Wash or exchange the filters often
- Book the next clean before the date on the report
- Tell us when the extract starts to drip or smell
Any section without access is marked on the report. A TR19 report should record what wasn’t cleaned as well as what was, and new access panels can be fitted so the next clean covers it.
Regular filter cleaning is the simplest thing a kitchen can do. A filter that’s clean and seated properly stops more grease getting into the plenum, which slows build-up further down the system.
Landlords, agents and facilities managers
Facilities teams in offices, schools and healthcare sites book us too across the Isle of Wight. Larger estates can be phased building by building to keep disruption down.
Running several sites is easier with one contractor. We work across London and the South East, so a run of sites can go into one programme and kept to a regular schedule.
FAQs for PO35
What if parts of the system can’t be reached?
We record them on the report, with photos where possible, and we tell you what would make it reachable, for example new access panels.
Do you survey before quoting?
Yes. We always survey first, from your photos and details, or with a visit where necessary. Then you get a fixed quote.
Do insurers need proof of extract cleaning?
Many insurers ask for proof of regular cleaning to TR19, and many policies require it. Without proof, a claim can be refused or reduced, so it’s worth checking your policy wording.
What happens to the waste?
It leaves the site with us when we go. While we work, it’s kept contained to keep the area clean.
Can one contract cover all our sites?
Yes. Our area covers London and the South East, so we can schedule a run of sites on one programme. Every site has its own report.
Can you come out in an emergency?
Yes, day and night, every day of the year. Office hours are Monday to Friday, 8am to 6pm, with the emergency line covering every other hour.
How long will the clean take?
That depends on the size of the system, the amount of grease and the number of access points. As a guide, it takes one visit for most kitchens, while large or complex systems may need more than one.
