How the job changes from site to site

Grease filters

Baffle filters are cleaned as part of every TR19 clean, and refitted so they sit properly in the housing. Damaged ones are noted on the report.

Extract fan and discharge

Some systems have attenuators to cut noise, and they hold grease. Where they can be cleaned, they are, and the report notes anything that can’t.

Kitchen extract cleaning for kitchens and businesses in Great Oakley

We’ve been trading since 2009, cleaning kitchen extracts across the South East and London. As a BESCA Vent Hygiene Elite member, we clean to BESA TR19® Grease, and we’re fully insured, with CHAS, SafeContractor and ISO 9001. If you are dealing with years of baked-on grease in the ducts and an extract that no longer clears the smoke, we can put it right, from extract fans, discharge points and horizontal duct runs onwards. Hood cleaning is where most enquiries from Great Oakley start: a clean that goes past the canopy into the duct and fan, backed by a certificate.

A kitchen running fryers and chargrills all day builds up grease much faster than one that mostly steams and boils, so we look at the menu as well as the opening hours when we suggest the next date.

Rural kitchens often have long, low duct runs through a roof space or along an outside wall, where grease settles in the flat sections. Access, parking and timings are agreed before the day.

The sign-off is always in writing: a written report, dated and illustrated with pictures, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. Any parts we couldn’t reach are recorded on it too.

How we price kitchen extract cleaning

A fixed price needs a few facts first. We look at:

  • The scale of the work
  • One-off work versus a regular cycle
  • Whether we need access equipment or extra panels
  • When the work can happen, such as evenings, overnight or weekends

No two sites are the same, so we price each one individually. Size, access, the condition of the system and when we can work all play a part.

Helping us quote

Photos and a few facts are often enough to price the work. Useful things to send:

  • Photos showing the whole system and its surroundings
  • The roof, plant room or outside wall the system runs to
  • When the site is open and when it’s quiet
  • Any symptoms, from odd noises to smells or leaks

Your questions about kitchen extract cleaning in Great Oakley

Do you work in villages like Great Oakley?

Yes. Villages and rural sites across the South East are part of our work, Great Oakley included. A survey first, from photos or a visit, means we arrive with the right kit.

Which fire and rescue service is responsible for Great Oakley?

That’s Essex County Fire and Rescue Service. If a fire safety officer visits a commercial kitchen, they may ask about the fire risk assessment and how the extract is kept clean.

Which sectors do you work in?

Commercial premises of every kind: from restaurants, pubs and hotels to schools, hospitals, care homes, offices, shops and food production sites. Work is timed around how each site runs.

How much does kitchen extract cleaning cost?

It depends on the site, so we quote each one individually. For a quote, ring 0345 646 2711 or email us with the site type, opening hours and a few pictures.

How long will the clean take?

Short systems are done in a few hours, but large systems may be spread over more than one visit. We will tell you how long when we quote.

What information do you need?

Where the site is, what it is and when it’s open, along with a few pictures and any previous report.

How often does a kitchen extract system need cleaning?

Under BESA guidance, the minimum depends on how long you cook each day: every 3 months for 12 to 16 hours, 6 months for 6 to 12 hours and 12 months for 2 to 6 hours. Measured grease levels set the real interval.

What about areas you can’t get to?

We never leave them off the paperwork. You will know exactly which parts weren’t reached and why, along with a quote to put access in.

What kitchen extract cleaning looks like in Great Oakley

Great Oakley lies within about 2 miles of the sea. Salt air speeds up corrosion of roof-level fans, discharge cowls and their fixings. Great Oakley is covered by Essex County Fire and Rescue Service. In most workplaces, including commercial kitchens, it’s the fire and rescue authority that enforces the Fire Safety Order. Kitchens in Great Oakley get their food hygiene inspections from Tendring council. An officer looking round a kitchen will see the canopy, and grease there is hard to miss. A TR19® certificate and photo report after each clean gives you a record to show an inspector.

If you run catering at a historic house or estate in the area (Thorpe Hall is about 3.5 miles south), event kitchens in older buildings often have awkward duct runs that need planning.

Great Oakley is about 4 miles south-west of Harwich, in Essex. Every kind of commercial site in Great Oakley, we can take on kitchen extract cleaning. Visits can be booked for evenings, overnight or weekends so trading is not interrupted. 644 places in Essex are on our list, from busy centres to quieter spots. Common problems we fix in Great Oakley

Grease in an extract starts as vapour. Once it cools inside the ductwork, it condenses onto every surface it touches, and the layer grows a little with every meal cooked. The grease filters stop some, never all of it.

Most sites get in touch after spotting one of these:

  • Ductwork thick with old, hardened grease
  • A smoky, hot kitchen with weak extraction
  • An inspection that picked up a dirty extract
  • Grease smells coming from the extract

If you run a church or community hall kitchen, near Parish Church of All Saints or elsewhere in Great Oakley, its extract still collects grease from every lunch and event.

Before booking anyone

  • If the quote is a fixed price or an estimate
  • If they look at the system before pricing
  • Whether the work can be done while the site is closed
  • What happens if part of the system cannot be accessed

How to choose an extract cleaning contractor

Leave it or put it right?

Grease that’s left only gets thicker. Under BESA guidance, grease shouldn’t exceed a mean of 200 microns between cleans, and 500 microns or more at any point needs immediate spot cleaning. The longer it’s left, the bigger the job becomes. If the system at a site near Great Oakley fails, there may be nowhere nearby to move to.

Leaving it longer rarely makes the work cheaper. Problems in a system tend to grow, which can make the next visit longer. If you’re unsure, call us on 0345 646 2711, or send details by email for straight advice and a fixed quote.

What we do, step by step

We are used to working while the site is closed. Evenings, nights and weekends are when much of our work happens, so the site can open as normal afterwards. On site, the work takes anything from a few hours to a full night, depending on the size of the system. Visits to a village like Great Oakley are booked in advance, at a time that suits whoever runs the site.

  1. You send photos or we visit, and the system is surveyed from canopy to discharge.
  2. We take grease readings at set points and give you a fixed quote.
  3. The kitchen is closed, the equipment cooled and everything nearby protected.
  4. Filters, canopy and plenum are cleaned, then the ducts, risers, fan and discharge.
  5. We re-test, photograph and send your certificate and photo report.

When something else is needed

It’s worth knowing the limits before booking:

  • Blocked drains from a neglected grease trap (a separate service)
  • A broken extract fan that will not run
  • A damper that sticks or has a damaged link

If you are not sure, just give us a ring on 0345 646 2711 or email us and we’ll give you a straight answer.

Where we work

  • Horizontal duct runs
  • Plenums and filters
  • Extract fans
  • Canopies and hoods
  • Discharge points
  • Vertical risers

Aftercare tips

So the system stays in good health:

  • Tell us when the extract starts to drip or smell
  • Never cook with filters missing or out of place
  • Diarise the next clean as soon as you get the certificate
  • Keep the baffle filters clean

Every clean ends with a photo report. Before and after pictures show each part of the system, alongside a list of what was cleaned, anything out of reach and the recommended next clean date.

Report drips, smells or a noisy fan early. Grease dripping from the canopy, a burning smell or a fan that sounds rough are all signs of build-up, and a grease thickness test can confirm it.
