Need kitchen extract cleaning in Acton?

TR19 kitchen extract cleaning in Acton

We treat an extract system much as a doctor treats a patient: survey first, clean second, sign-off last. The sign-off is a TR19 certificate with a photo report, issued through the BESCA Vent Hygiene Elite portal. We are often asked to deal with a system with no record of a TR19 clean and an inspection that picked up a dirty extract, on extract fans, plenums and filters and vertical risers. Some call it canopy cleaning, others extract cleaning or duct cleaning, but in Acton, as everywhere, the insurer wants the full system cleaned, not just the hood.

What can be cleaned depends on what can be reached. Where a duct run has no panels, we say so on the report and can fit new ones.

For a kitchen in or near Acton, the visit is planned around opening hours and the journey, and the clean covers the whole system, as it would anywhere: canopy to discharge, then a TR19® certificate and a photo report.

Nothing is signed off by word of mouth: a dated report with pictures of the work, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. Any parts we couldn’t reach are recorded on it too.

What affects the cost of kitchen extract cleaning

Your quote is based on your site. We consider:

  • The times the site is available
  • How easy every part is to reach
  • How big the system is
  • Travel, parking and unloading

You won’t find a price list here, because the cost depends on the site in front of us. For a fixed quote, ring 0345 646 2711, or email photos, and we will explain what it covers.

What to send for a quote

We can often survey from pictures. The most useful are:

  • The paperwork from the last visit, if you have it
  • Any access panels or hatches you can see
  • Any symptoms, from odd noises to smells or leaks
  • How we’d reach plant on a roof or in a plant room

Some systems can be priced from photos; others need a survey. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, the quote is fixed before any work is booked.

Why act early in Acton

Grease that is left only gets thicker. Under BESA guidance, grease shouldn’t exceed a mean of 200 microns between cleans, and 500 microns or more at any point needs immediate spot cleaning. Heavy build-up takes longer to remove than regular cleans. A fault that closes a site in a village like Acton affects everyone who depends on it.

Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Call for a fixed quote and we’ll explain each part.

Why us?

  • A written report with photos after each visit
  • Fixed quotes from a survey or photos
  • One number for every site across the South East and London

What we do, step by step

Your trading hours come first. We book the visit for a time the area is closed, whether that is an evening, overnight or a weekend. When the team arrives, the work area is protected and the relevant equipment is switched off to cool, and the job takes anything from a few hours to a full night, depending on the size of the system. Pictures of the system and its access let us plan the work in Acton before we set off.

  1. First comes a survey of the whole system, by photos or a visit.
  2. We measure the grease at set points along the system, then give you a fixed price.
  3. On the day, cooking equipment is switched off and left to cool, and everything nearby is sheeted.
  4. We clean the canopy, plenum, filters, ducts, risers, fan and discharge.
  5. Finally the system is re-tested and photographed, and the certificate and report follow.

Preparing for the visit

  • Tell us about site rules, permits or sign-in
  • Have your last certificate or report to hand
  • Let us know about parking and loading

Advice

Acton questions

Which fire authority looks after Acton?

It’s Kent Fire and Rescue Service, which covers Acton. If a fire safety officer visits a commercial kitchen, they may ask about the fire risk assessment and how the extract is kept clean.

Do you work in villages like Acton?

Yes, Acton is part of our area, however small the site. Just mention lanes, gates or anything else about the site when you book.

How much notice do you need?

It depends on the time you need and how big the job is. Tell us your preferred dates when you ask for a quote, and if it’s an emergency, call us any time.

Does the law say I must clean to TR19?

TR19 is not written into law, but the responsible person still has a legal duty under the Fire Safety Order 2005. TR19 is the standard insurers and fire officers expect, and many policies require it.

Is a quote from photos possible?

In many cases, yes. With good pictures, the site type and your last report, we can price many jobs. Larger or hidden systems need a survey on site first.

What does kitchen extract cleaning cost?

Size, condition, access and working hours all affect the cost. Ask us for a fixed quote and we’ll usually reply within one working day.

Do insurers need proof of extract cleaning?

Grease in an extract is a known fire risk, which is why many insurers require TR19 cleaning. Each clean gives you a certificate and photo report to show them.

What should I send you?

Where the site is, what it is and when it’s open, along with a few pictures and any previous report.

When to call us in Acton

How fast grease builds up depends mostly on how long the kitchen cooks each day. Under BESA guidance, heavy use of 12 to 16 hours a day means a clean at least every 3 months, moderate use every 6 months and light use every 12. Those are minimums, and grease readings can show a kitchen needs cleaning sooner.

Signs it’s time to call us include:

  • Grease dripping from the canopy or filters
  • Years of baked-on grease in the ducts
  • An extract that has never been cleaned to TR19
  • Proof of cleaning requested by an insurer

Bursars and site managers at schools such as Wittersham Church of England Primary School tend to book extract cleaning for when the kitchen is empty.

What your quote should include

  • Whether a written report and pictures are included
  • How areas they can’t reach will be recorded
  • How VAT is shown on the quote
  • What hours they’ll be on site

Questions to ask before booking

Aftercare tips

How long the results last depends on use and care. Here’s what we suggest:

  • Clean grease off the canopy surfaces regularly
  • Keep the cleaning records where you can find them
  • Empty any grease troughs or cups on the canopy
  • Wash or exchange the filters often

The certificate records when the clean was done, where and by whom. File it with the fire risk assessment and the maintenance log so it’s ready when anyone asks to see it.

Run the extract whenever the kitchen is cooking. Cooking with the extract off lets grease and heat settle in the canopy, and the next clean has more to do.

How the job changes from site to site

Schools, hospitals and care homes

Even a kitchen that cooks only a few hours a day needs cleaning at least every 12 months under BESA guidance. Holidays make it simple to schedule.

Grease filters

Baffle filters are cleaned as part of every TR19 clean, and refitted so they sit properly in the housing. Damaged ones are noted on the report.

Staff cleaning versus specialist work

Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. That’s our job.

If your staff spot something between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We can diagnose it and quote.

Grease, kitchens and Acton

Acton is about 48 miles from central London, well within the area we cover across London and the South East. Evening, overnight and weekend visits are all possible. The fire and rescue service for Acton is Kent Fire and Rescue Service. Grease in a kitchen extract is a recognised fire risk, and the fire authority enforces the law on managing it in most commercial premises.

If you run catering at a historic house or estate in the area (Smallhythe Place is about 1.5 miles north-west), event kitchens in older buildings often have awkward duct runs that need planning.
