Managing agents and facilities teams in Bearsted

If you look after several sites, we can plan visits across the whole estate and price them together. Each site gets its own report and photos, so records stay tidy.

Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We are happy to deal with either side and send the paperwork to whoever needs it.

Grease filter exchange in Bearsted

Whether your canopy has baffle or mesh filters, they load up with grease. Once they’re clogged, airflow drops and the fan has to work harder. A steady cycle of clean filters keeps extraction strong. The work covers wall canopies, mesh filters and school and hospital kitchens, and people most often call us about grease left in baffles after washing and drips falling from the filters onto equipment.

Kitchens around a place like Bearsted are often in older buildings or single-storey extensions, where the duct may cross a roof void or climb an outside wall. Long horizontal runs like that hold grease and need access panels to reach.

Accreditations are easy to claim and worth checking. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, and we are fully insured.

Questions from Bearsted

Do you work in villages like Bearsted?

Yes. Villages and rural sites across the South East are part of our work, Bearsted included. Let us know about access, parking and anything unusual about getting there when you book.

Can you clean school kitchen extracts in Bearsted during the holidays?

Yes. Half-terms and the summer break are the natural time for school work. Food Standards Agency records list about 15 schools, colleges and universities with registered kitchens within about a mile and a half of Bearsted. You can give us a ring on 0345 646 2711 or drop us a line with the dates the site is empty.

Can you clean our existing filters instead?

We can. Cleaning your existing filters is an option while others want an exchange. Either way, the canopy isn’t left without filters during service.

Will you tell us when the next visit is due?

Yes. Every report includes a recommended date for the next visit, based on what we found and how the system is used.

Which kinds of sites do you work on?

We work for restaurants, pubs, hotels, schools, colleges, hospitals, care homes, offices and shops, as well as food production and leisure sites.

How long will you be on site?

That depends on the amount of work, but for many sites it takes a short visit, depending on how many filters the canopies hold. We’ll give you a better idea when we quote.

Do you handle baffle and mesh filters?

The common types of grease filter: baffle and mesh. Mention how many canopies you have when you get in touch and we’ll confirm it on site.

What is TR19?

TR19® is BESA’s specification for ventilation hygiene. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.

When to call us in Bearsted

Wherever you are, Bearsted included, filter washing is the job that gets skipped when the kitchen is busy. It only takes a couple of missed weeks for a filter bank to clog.

These are the problems we see most often:

  • Grease filters clogged with grease
  • Grease collecting in the filter channels
  • Drips falling from the filters onto equipment
  • Hand-washed filters that still look greasy

A hospital like KIMS hospital, about 1.2 miles north-west, is the kind of site where a kitchen may cook for patients, staff and visitors all day.

  • Whether inaccessible sections are listed on the report

Our hiring checklist

Keeping the system healthy

After the visit, a few habits help the work last:

  • Keep filter exchange and TR19 cleaning on the same plan
  • Don’t refit a filter that’s bent
  • Watch for grease drips between visits
  • Wipe the outside of the canopy as part of daily cleaning

The next exchange is already in the diary. If the kitchen gets busier, the interval can be shortened to keep up.

If filters are already dripping, they’re overdue. Changing them now reduces the fuel above the cooking and the plenum may need a clean as well.

What happens if it’s left?

Some kitchens in Bearsted wash filters themselves to save the cost of a service, and it works when it’s done well and never skipped. Where it slips, an exchange service takes the job off staff. It’s easy to lose track of when the work was last done on a quieter site.

The price reflects the work, not guesswork. That is why every job is surveyed first, and the price is agreed before we start.

How the visit works

The visit has three parts: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, while signing off means the written report and photos. Most of the time goes on the work itself, and that takes anything from a few minutes to an hour or so, depending on the number of filters. A site near Bearsted normally has room to park, so the questions are about access to the system and your hours.

  1. We look at the canopies and the condition of the filters.
  2. Any damaged or missing filters are noted.
  3. We exchange the dirty filters for a clean set.
  4. The filters are checked for fit before we go.
  5. We tell you if the plenum or canopy needs a clean.

How to prepare

  • Mention any sign-in, permit or induction we need
  • Allow time for equipment near the work to be turned off and cool down
  • Let us know about parking and loading

Getting a quote

The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and many jobs can be priced from that alone.

Advice

In-house cleaning or a specialist?

Day-to-day cleaning is something your team can do: wiping canopies, washing grease filters and recording it in a log. Inside the ducts, risers and fan is specialist work, and that’s where we come in.

Good housekeeping makes our visits easier, not unnecessary. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.

Kitchen extracts in Bearsted

There are about 22 restaurants, cafés and works canteens and about 6 takeaways in Bearsted and the streets around it, up to about 1.5 miles out, according to the Food Standards Agency’s register. Each canopy among them has filters that load with grease and need swapping or cleaning. Food hygiene inspections in Bearsted are the job of Maidstone council’s environmental health team. They look at how clean the premises and equipment are, and the kitchen extract is part of that. Keeping each certificate and photo report on file helps show the extract is looked after. Fire safety in Bearsted falls to Kent Fire and Rescue Service. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and in a kitchen that fire risk includes the grease in the extract.

A hall kitchen that only cooks for events, whether near Holy Cross Church or elsewhere in Bearsted, still needs its extract cleaned, just less often. For schools such as Thurnham Church of England Infant School, kitchen extract cleaning is usually booked for the holidays, when the canteen is closed.

Different parts, different methods

Baffle filters

Baffle filters are robust and widely used in commercial canopies. They do not clean themselves, because the grease they collect builds up.

The plenum

The plenum is the space behind the filters. It collects whatever grease the filters miss.
