Fire damper testing near Way

When to call us in Way

Corrosion is another common cause of failure. Water leaks, condensation and damp plant areas attack the casing, blade and spring, and the damper can seize quietly where no one sees it.

It’s time to book a visit if you see:

  • Dust or grease build-up on damper blades
  • Rusted damper blades and springs
  • Dampers hidden with no access panel or hatch
  • Fire damper items raised by an assessor

Quex Park, about 2 miles north, is one of the historic houses near Way, and older buildings converted to new uses often have ventilation added later.

What to look for in a quote

  • What records you’ll receive afterwards
  • Whether the work can be done while the site is closed
  • How areas they can’t reach will be recorded
  • Proof of insurance

About our fire damper testing in Way

A drop test is simple in principle: we release the blade, watch it close fully, then reset it. We do this for buildings in Way and across Kent, keeping a log for each damper so there’s a history to look back on. We are often asked to deal with dampers affected by leaks or condensation and dampers flagged on a fire risk assessment, on riser dampers, wall and floor dampers and fusible link fire dampers.

In rural areas, conversions, country hotels and care homes can have ductwork crossing fire-resisting walls, where the dampers are easy to overlook. The first visit starts by locating each damper.

Nothing is signed off by word of mouth: a written report, dated and illustrated with photos, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. It shows what was done and what, if anything, couldn’t be reached.

Between visits

Good habits slow the build-up between visits. A few tips:

  • Update the register when ductwork changes
  • Keep to at least yearly testing
  • Never wedge or tie a damper open
  • Keep damper test reports with the fire safety log

Dampers we couldn’t reach are listed with the reason, for example a missing panel or a covered hatch. We can fit access panels so they can be tested next time.

A simple register of every damper helps a great deal: where each damper is, what kind it is and when it was last tested. It stops dampers getting lost as the building changes.

In-house cleaning or a specialist?

Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.

Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. Inside the ducts, risers and fan is specialist work, and that is where we come in.

Honest limits

We’d rather tell you now than book work that won’t help, so these are the things it won’t cover:

  • Sign-off of the whole building’s fire safety
  • Gaps in the wall or floor around the damper
  • Deciding where dampers should be fitted

Not sure which it is? You can call 0345 646 2711, or send details by email and we will tell you honestly before booking.

What the work covers

  • Motorised smoke dampers
  • Wall and floor dampers
  • Riser dampers
  • Fusible link fire dampers
  • Offices and schools
  • Hospitals and care homes

Questions from Way

Is fire damper testing any different in a coastal place like Way?

It can. Way is within about 3 miles of the coast, and salt air speeds up corrosion. We pay particular attention to dampers near louvres and intakes, where salt air reaches.

Can the work in Way be done at night or at weekends?

Yes, out-of-hours work is a big part of what we do. The work in Way can fit around your hours. When you call us on 0345 646 2711, or send details by email, mention when the site is quiet.

How long will damper testing take?

As a guide, it takes a few hours for a single floor, with bigger buildings phased over more than one visit. The number of dampers and how they’re reached decide the rest.

What’s TR19?

It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It sets out inspection, cleaning and record keeping, and it takes a risk-based approach.

What information do you need?

Where the site is, what it is and when it’s open, along with a few pictures and any previous report.

What happens to dampers you cannot get to?

It’s noted as inaccessible rather than skipped. Once there’s a panel or a way through the ceiling, it can be tested.

Can you look after several sites?

Yes. Tell us the addresses and what each needs and we will quote them together.

How do you keep the site clean during the work?

We start with protection: sheeting over floors, worktops and anything close to the work. The area is left tidy, with our waste taken away.

Way buildings and fire safety

At about 3 miles from the coast, Way is close enough for sea air to matter. Near the sea, we look closely for rust on dampers serving intakes and louvres. About 3.5 miles east of Way is Ramsgate General Hospital, the nearest hospital. Healthcare buildings rely on fire compartments to protect people who cannot easily move, and dampers keep those compartments sealed. Fire safety in Way falls to Kent Fire and Rescue Service. Its fire safety officers enforce the Fire Safety Order in most non-domestic buildings, and that covers fire safety systems such as dampers.

If you manage a school site such as Minster Church of England Primary School, any fire dampers can be tested in the holidays. If you manage offices, shops or flats near Minster station, the ductwork in them may pass through fire-resisting walls and floors, and any dampers need testing at least once a year.

Way is about 3 miles west of Ramsgate, in Kent. Whether your site is in the middle of Way or further out, we cover fire damper testing for every kind of premises, from small sites to large estates. Our area takes in 922 places across Kent, large and small. You can also see our page for Maidstone, about 35 miles away.

What we do, step by step

Your trading hours come first. We book the visit for a time the area is closed, whether that is an evening, overnight or a weekend. When the team arrives, the work area is protected and the relevant equipment is switched off to cool, and the work takes from an hour or two in a small building to several visits on a large estate. For a village or hamlet like Way, tell us about narrow lanes, gates and parking when you book.

  1. We plan access and timing with you first, including any out-of-hours work.
  2. We open up ceilings and hatches and take off each access panel.
  3. We release each blade and check it shuts all the way.
  4. We reset it and record any dirt, corrosion or damage.
  5. We close everything up and send the results in a report.

Getting ready for the visit

  • Mention any sign-in, permit or induction we need
  • Plan for cooking equipment or plant to be off before we arrive
  • Mention any locked doors, roof access or ceiling voids

How to get a quote

For landlords and multi-site operators

Multi-site operators often want one contractor and one number. We work across London and the South East, so visits at different addresses can be planned together and kept to a regular schedule.

Managing agents often deal with us directly. Tell us the site, the work and the access arrangements and we will come back with a fixed quote.

How we price fire damper testing

The quote reflects the site in front of us. We consider:

  • Site rules, permits and inductions
  • What state the system is in
  • How many systems or sites are involved
  • The times the site is available

Working hours, access and the scale of the site all affect the cost. We take each of them into account and give you a fixed price before work begins.

Helping us quote

The more you tell us, the more accurate the quote. With your enquiry, please include:

  • The postcode and the type of business
  • How we’d reach plant on a roof or in a plant room
  • Wide pictures of the system and the area around it
  • Detail shots of panels, filters and grilles

Getting a quote doesn’t take long. Send a few details and photos, and we typically reply with a fixed quote within one working day. Where a survey is needed, we arrange a time that suits the site.
