FAQs for Sarratt

Do you test dampers in schools in Sarratt during the holidays?

Yes. Half-terms and the summer break are the natural time for school work. Food Standards Agency records list about 3 schools, colleges and universities with registered kitchens within about a mile and a half of Sarratt. Booking early in the term gives the best choice of holiday dates.

Can you work in Sarratt outside opening hours?

Yes, nights and weekends are routine for us. The work in Sarratt can fit around your hours. Your opening times are the first thing we ask for.

What do you need from me for a quote?

Just the basics: the address, the site type, your opening hours and how we reach the system. Photos and any previous paperwork make it quicker. After that, simply phone us on 0345 646 2711 or email us.

How much notice do you need?

Earlier is better, particularly for night and weekend visits. Quotes usually come back within one working day, and emergencies are covered by our 24/7 line.

How often should fire dampers be tested?

At least once a year, under BESA guidance, plus a test when the damper is first installed. Some sites choose to test more often where the risk is higher.

What happens if you can’t reach some of it?

They’re listed in the report, never skipped quietly. You will know exactly which parts weren’t reached and why, along with a quote to put access in.

Are you accredited?

Our accreditations are CHAS, SafeContractor and ISO 9001, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.

How much does fire damper testing cost?

Every site is different, so each gets its own fixed quote. For a quote, give us a ring on 0345 646 2711 or use the quote form with the site type, opening hours and a few photos.

How we handle fire damper testing in Sarratt

Some dampers haven’t been tested since the day they went in. Ceilings have gone up, access panels have been covered or lost, and the records have gone missing. We find what we can, test what we can reach and list anything we can’t get to, so you know where the gaps are. If you have corroded dampers in damp risers and plant rooms and gaps in the fire damper test log, we can put it right, from fusible link fire dampers, motorised smoke dampers and riser dampers onwards.

Somewhere as small as Sarratt, fire dampers are normally found in a school, a care home, a hotel or a converted building, wherever there is one. Wherever there are dampers, each one needs testing at least annually.

Good records are part of the job. You get a written report with photos after each visit, listing what was done, anything we couldn’t reach and when the next visit is due. Keep it with your fire safety records so it’s to hand when an insurer or inspector asks.

How we price fire damper testing

The survey tells us what the work involves. We look at:

  • Working hours and out-of-hours timing
  • Parking and loading at the site
  • A single visit or a regular plan
  • Site rules, permits and inductions

You will not find a price list here, because the cost depends on the site in front of us. For a fixed quote, call 0345 646 2711, or send details by email, and we’ll explain what it covers.

What we need to know

Before you ask for a quote, gather:

  • The site address and the type of premises
  • Your last certificate, test record or report
  • How we’d reach plant on a roof or in a plant room
  • Problems your staff have spotted

Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and we can price many jobs without a visit.

What happens on the day

The visit has three parts: getting the area ready, doing the work and signing it off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with photos. Most of the time goes on the work itself, which takes a morning or an afternoon for a small number of dampers, longer where there are many. Somewhere as small as Sarratt, the date and timings are agreed with you well before the day.

  1. We plan access and timing with you first, including any out-of-hours work.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. We release each blade and check it shuts all the way.
  4. We reset it and record any dirt, corrosion or damage.
  5. Panels and tiles go back, and the results are written up.

Before we arrive

  • Move anything stored near the system
  • Allow time for equipment near the work to be turned off and cool down
  • Agree a time when the area can be out of use

How the job changes from site to site

Access panels

A damper can only be tested if it can be reached. That usually means an access panel in the duct, plus a way through the ceiling or wall.

Schools, hospitals and care homes

Schools are often easiest to test during the holidays, when ceilings can be opened without disturbing lessons.

When something else is needed

It’s worth knowing the limits before booking:

  • Control wiring problems outside the damper itself
  • Sign-off of the whole building’s fire safety
  • Gaps in the wall or floor around the damper

Not sure which it is? You can call us on 0345 646 2711, or send details by email and we’ll tell you honestly before booking.

Staff cleaning versus specialist work

When your team notices a problem between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We can diagnose it and quote.

Staff cleaning does not replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but the parts you can’t see still need a specialist at the right interval.

Why it’s worth doing now in Sarratt

Leaving damper testing for another year doesn’t make the dampers any more likely to work. The guidance from BESA is at least once a year, so a missed year leaves a gap in the record too. Rural sites can’t always move to another kitchen or room when something fails.

A single site or a whole portfolio, we price it on the same basis: the work involved, the access and the timing. You’ll have a fixed price before any work starts.

Landlords, agents and facilities managers

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.

Records are where multi-site compliance often slips. Each visit produces a dated report with pictures, so you can show an insurer or inspector what was done at each site.
