Fire damper testing in Play Hatch

Fire damper testing in Play Hatch

Fire dampers sit inside ductwork where it passes through a fire-resisting wall or floor. Most are held open by a fusible link that melts at a set temperature, letting the blade drop and close the duct. Drop testing proves that this still happens, and we record the result for every damper we test. If you have fire dampers nobody can get to and dampers that stick or won’t close fully, we can put it right, from riser dampers, offices and schools and fusible link fire dampers onwards.

Somewhere as small as Play Hatch, fire dampers are typically found in a school, a care home, a hotel or a converted building, wherever there is one. Each damper still needs testing at least once a year.

Insurers, fire officers and environmental health officers all look at records. So every job comes with a written report and pictures, and grease extract cleans come with a TR19® certificate issued through the BESCA Vent Hygiene Elite portal.

How we price fire damper testing

The quote reflects the site in front of us. We take into account:

  • Working hours and out-of-hours timing
  • A single visit or a regular plan
  • Access, including roofs, risers and ceiling voids
  • Whether several sites go on one quote

Putting the work off seldom saves money. Problems in a system tend to grow, which can make the next visit longer. If you are not sure what’s needed, call us on 0345 646 2711 or use the quote form and we’ll give you an honest view and a fixed quote.

Helping us quote

Before you ask for a quote, gather:

  • Wide photos of the system and the area around it
  • Where the site is and what kind of site it is
  • How we’d reach plant on a roof or in a plant room
  • The paperwork from the last visit, if you have it

If you need fire damper testing in Play Hatch, give us a ring on 0345 646 2711, or email photos. Tell us what kind of premises it is and when it’s open, plus photos or the previous report if they’re to hand. A fixed quote usually follows within one working day.

In-house cleaning or a specialist?

When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that won’t come clean, they should report it rather than try to fix it. We will take a look and send you a fixed quote.

A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. That’s our job.

When it’s something else

Not every problem is solved by fire damper testing, and we will tell you before work begins. It won’t put right:

  • Missing dampers that a designer needs to specify
  • Designing the building’s fire compartments
  • Gaps in the wall or floor around the damper

If in doubt, ring 0345 646 2711 or email us and we’ll say what we think before booking.

Parts of the system we cover

  • Hospitals and care homes
  • Fusible link fire dampers
  • Motorised smoke dampers
  • Wall and floor dampers
  • Riser dampers
  • Offices and schools

Leave it or put it right?

Putting testing off does not change whether the dampers will close; it just means you don’t know. BESA guidance is to test at least annually, so a missed year leaves a gap in the record too. Equipment tucked in a roof space or outbuilding near Play Hatch rarely gets looked at unless someone books it.

Working hours, access and the scale of the site all affect the cost. We take each of them into account and give you a fixed price before any work starts.

How it works

Protection comes first: floors, worktops and anything near the work are covered. After that, the system is made safe and the work begins. It takes from an hour or two in a small building to several visits on a large estate, and the area is cleaned down before we leave. A quick note on how to find the site and where to park makes a visit to Play Hatch run smoothly.

  1. We go through the damper schedule and any previous faults.
  2. Each damper is found and checked for access.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Dampers that pass are reset, and failures are logged with what we found.
  5. We report the results and offer remedials on failed dampers.

Before we arrive

  • Let us know how we reach the system, including roofs, risers and plant rooms
  • Tell us about site rules, permits or sign-in
  • Arrange a key holder or contact on site

Ask for a quote

Every quote begins with a look at the system, from your pictures and details or, where that is not enough, a survey on site. Then we send a fixed price so you know the cost before any work starts.

Advice

Between visits

No system stays clean for ever, but care slows the build-up. Our tips:

  • Update the register when ductwork changes
  • Tell contractors where dampers are before they start work
  • Keep an eye out for damp around dampers
  • Don’t let hatches get painted shut or boarded over

Dampers we couldn’t reach are listed with the reason, such as no access panel or a blocked hatch. Access panels can be fitted so those dampers are tested on the next visit.

Where a damper sits in ductwork that collects dust or grease, keeping that ductwork clean helps. It makes sense to plan duct cleaning and damper testing together.

What fire damper testing looks like in Play Hatch

Food Standards Agency records list about 4 schools, colleges and universities and about 12 caring premises (care homes, nurseries and hospitals) registered as food businesses within roughly a mile and a half of the centre of Play Hatch. Larger buildings like these are often divided into fire compartments, with dampers where ducts pass between them. Play Hatch is covered by Royal Berkshire Fire and Rescue Service. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty. The nearest hospital to Play Hatch is Royal Berkshire Hospital, about 2.3 miles south-west. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital.

If you manage a historic building in the area (Mapledurham House is about 4.4 miles west), dampers fitted during conversions can be hard to reach and need recording. Royal Berkshire Hospital, about 2.3 miles south-west of Play Hatch, is the kind of building where dampers protect every compartment; smaller care sites need the same annual tests. Site managers at schools such as St Martin's Catholic Primary School usually find the summer break the easiest time for ceiling work like damper testing.

Play Hatch questions

Do you work overnight in Play Hatch?

Yes, evening, overnight and weekend work is normal for us. The site is handed back ready to open. Let us know the hours you’re closed and we will book within them.

Can a school’s dampers in Play Hatch be tested out of term time?

Yes, out-of-term visits are normal for schools. There are about 4 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Play Hatch. Booking early in the term gives the best choice of holiday dates.

What do you do to protect the area?

By covering it before any work starts. The work is kept contained and clean down when we finish.

What does TR19 mean?

TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.

Can you come out in an emergency?

Yes. There’s a 24/7 emergency line for anything that can’t wait until a planned visit. Ring any time and tell us what’s happened.

Can one contract cover all our sites?

Yes. We work across South East England and London, so we can schedule a run of sites on one programme. Every site has its own report.

Do we lose a day’s trading?

Not usually. Out-of-hours visits keep the disruption down. Bigger sites can be done in stages so parts stay in use.

Do you test smoke dampers as well?

Yes. We test smoke dampers through their control system, as they’re motor driven. Each one is checked for full travel and the result recorded.

What the work involves, part by part

Schools, hospitals and care homes

In schools and colleges, testing fits well into holidays and weekends, when ceilings can be opened without disturbing lessons.

Ceiling voids and risers

Many dampers sit above suspended ceilings. Ceiling tiles are lifted for access and replaced afterwards.
