Fire damper testing in Pitch Green

Fire damper testing in Pitch Green

The idea behind drop testing is straightforward: we release the blade, watch it close fully, then reset it. We test dampers for sites in Pitch Green and the rest of Buckinghamshire, keeping a log for each damper so there’s a history to look back on. Typical jobs include dampers flagged on a fire risk assessment and dust or grease build-up on damper blades, on wall and floor dampers, hospitals and care homes and motorised smoke dampers.

In rural areas, conversions, country hotels and care homes can have ductwork crossing fire-resisting walls, and the dampers in them are easily forgotten. A first test normally starts with finding them all.

A written report with pictures follows every visit, so you have a record of what was done and when. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

How we price fire damper testing

A fixed price needs a few facts first. We look at:

  • Access, including roofs, risers and ceiling voids
  • The number of sites or systems
  • Where the site is and how we reach it
  • Whether it’s a one-off visit or part of a schedule

Combining work into one visit or one programme can make for a more efficient booking. Tell us about everything you’d like looked at and we’ll price it together.

What to send for a quote

The more you tell us, the more accurate the quote. With your enquiry, please include:

  • The site address and the type of premises
  • Any symptoms, from odd noises to smells or leaks
  • Detail shots of panels, filters and grilles
  • Where the plant sits or the system leaves the building, such as a roof or outside wall

Getting a quote doesn’t take long. Send a few details and pictures, and we normally reply with a fixed quote within one working day. If we need to see the system first, we book a survey around your hours.

When something else is needed

A few issues sit outside what this work can do:

  • Fire alarm or control system faults behind a smoke damper
  • Ductwork crossing a fire wall with no damper fitted
  • Fire-stopping gaps around the duct where it passes through the wall

If you’re not sure, just phone us on 0345 646 2711, or send details by email and we’ll give you a straight answer.

Parts of the system we cover

  • Offices and schools
  • Fusible link fire dampers
  • Motorised smoke dampers
  • Riser dampers
  • Hospitals and care homes
  • Wall and floor dampers

The process

On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool first, and the area around the work is covered and protected. The work itself takes a morning or an afternoon for a small number of dampers, longer where there are many. If the van will struggle with a lane or gateway near Pitch Green, let us know and we’ll plan around it.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. We open up ceilings and hatches and take off each access panel.
  3. The blade is released and watched to make sure it closes fully.
  4. The damper is reset and its condition noted.
  5. Panels and tiles go back, and the results are written up.

Before we arrive

  • Plan for cooking equipment or plant to be off before we arrive
  • Arrange a key holder or contact on site
  • Mention any sign-in, permit or induction we need

Ask for a quote

Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, the quote is fixed before any work is booked.

Advice

Why deal with it now?

Leaving damper testing for another year does not make the dampers any more likely to work. BESA guidance is to test at least annually, so a missed year leaves a gap in the record too. Rural sites cannot always move to another kitchen or room when something fails.

The cost depends on how big the system is, what state it’s in and access to every part of it. We give you a fixed price before any work starts, so there are no surprises.

Why book with us

  • One number for every site across the South East and London
  • A written report with photos after each visit
  • Out-of-hours work and a 24/7 emergency line
  • Every job surveyed first

Pitch Green questions

Which fire and rescue service is responsible for Pitch Green?

Buckinghamshire Fire and Rescue Service is the fire and rescue service for Pitch Green. If a fire safety officer audits the building, they may ask for the latest damper test records.

Can you work in Pitch Green outside opening hours?

Yes, nights and weekends are routine for us. That way a site in Pitch Green doesn’t have to lose a day’s trading. Just ring 0345 646 2711 or drop us a line with your opening times and we will plan around them.

What’s TR19?

A BESA specification, with two parts that matter most here: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It is not legislation, but it’s the standard people check against.

What if a damper has no access panel?

We don’t leave it off the report; we note it as not reached. Once there’s a panel or a way through the ceiling, it can be tested.

How do you protect the area?

Protection goes down first: floor sheeting and covers over nearby surfaces and equipment. We tidy up and take our waste away before we leave.

Are you fully insured?

Yes. We carry full insurance, and we have been trading since 2009.

Who has the duty to keep fire dampers working?

The Regulatory Reform (Fire Safety) Order 2005 puts it on the responsible person. Annual testing by a competent person, with written records, is a practical way to show the duty is being met.

Do you certify fire dampers?

After testing, we provide a report covering each damper, with its location, its result and any faults. Keep it with your fire safety records.

In-house cleaning or a specialist?

Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. What they cannot safely do is clean inside the ductwork, the fan or the risers, which is where we come in.

Good housekeeping makes our visits easier, not unnecessary. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.

Food Standards Agency records list about 4 care, childcare and hospital premises registered as food businesses in Pitch Green and the streets around it, up to about 1.5 miles out. Many buildings of this kind have ductwork through fire-resisting walls and floors, and the dampers at those points need testing at least annually. Buckinghamshire Fire and Rescue Service covers Pitch Green. Pitch Green’s nearest hospital, Thame Community Hospital, is about 4.3 miles west. Healthcare buildings rely on fire compartments to protect people who cannot easily move, and dampers keep those compartments sealed.

What we are called out for in Pitch Green

Over time, dust builds up on the blade, the runners and the spring. Where the duct carries grease or cooking vapour, grease coats them too, and either can stop the blade dropping fully.

Common reasons sites call us include:

  • Dust or grease build-up on damper blades
  • Dampers overdue for their annual drop test
  • Blades that jam part-way when released
  • Dampers affected by leaks or condensation

If you manage a care home or clinic near Pitch Green, the testing that a hospital like Thame Community Hospital (about 4.3 miles west) relies on applies to your dampers too.
